This cozy cottage, with it's rustic charm will instantly make you feel like you have taken a step back in time to a simpler, quieter pace of life.

The cottage is attached to a multi family home. The two main apartments are vacant. The entire property will be private to you and your guests. Please note there is no access to the main home, you will only have access to the cottage.

The cottage has two private entrances (one in the bedroom) and plenty of parking. The BEST part is the gorgeous waterfall just outside and the breathtaking views of Cayuga Lake, Cornell, and the parks below.

The cottage has a master bedroom (three stairs up from living room) with a queen-size bed and a big window overlooking your very own waterfall! You can open the window to hear the beautiful sounds of the waterfall as you sleep!
**Please note: for very tall persons (6ft+) the ceiling in the bedroom is lower than most.**

The front door of the cottage enters (about five steps up) into the living room with plenty of natural light and scenery. Two futons can become full-size beds, perfect for additional guests or children.

The dining nook can seat up to 6. Extra chairs are located in the large closet in the living room. The cottage comes with a full kitchen with all needed dishes, including pots and pans. We have a Ninja drip style coffee pot, toaster, tea kettle, microwave, and all essentials needed for cooking. Coffee, sugar, and creamer is provided.

Guest have a nice yard space right next to the backyard waterfall with a fire pit and outdoor table and chairs. We have lanterns for light and mosquito repellent.

We do allow pets, up to two dogs and we do not have any breed or size limits. We do have a modest $15 per night pet fee. We do ask that you clean up after your pets outside.

Full self check in is our standard which is very easy, the lock box code will be sent in your booking details. Our check-in letter includes lots of information for your stay so please take a look. If you will be coming in after dark, we will be happy to leave the porch light on for you.

Plenty of space all around! Located at the end of a quiet cul-de-sac, only a mile from downtown, yet secluded alongside 50 acres of woods overlooking Cayuga Lake.

Other things to note:

**The driveway is a bit steep. Please use caution when entering, stay close to the mailbox side when entering and exiting for the smoothest possible experience.

Our only expectations for guests are to take out garbage and recycling upon check-out, dishes washed, and gather dirty towels and place in a single spot on the floor.

No need to make the bed before you check out as we will be stripping it anyway. However if you would prefer to strip the bed please go ahead!

Plenty of parking available, there is a spot just outside the entrance of the cottage for one vehicle. Additional parking is to the right of the cottage facing the lake. Please do not park on the grass when parking near the entrance. Stay in the gravel to prevent damage to the lawn.

House manual:

There are 50 acres of woods a short walk from the cottage with a path down to the Black Diamond Trail, that guest are welcome to explore (directions are on the fridge inside.)

Regarding the interior of the cottage there is a large storage closet off the living room in which you will find extra dining room chairs, a mattress topper for the futons, a pack-n-play, booster seat, fan, and plenty of extra bedding.

In the bedroom closet, you will find plenty of extra bedding for the futons or bed. On the upper shelf of the closet, you will find lots of extra pillows.

    This property is pretty run down. Very musty/moldy smell greets you at the door. You can't open many windows, due to only two of them having screens (many bugs to keep out). There is not a decent chair to use...only two uncomfortable futons that are supposed to pass for couches. A/C unit in the living room doesn't do much for the bedroom. Decent bed and bathroom.

    This place was very nice. Loving waterfalls it was wonderful to have one in the yard. Unfortunately, the weather wasn't the best which made it difficult to enjoy time in the yard. On Saturday we attempted to do the walk described on the fridge, but the water was running so hard we were unable to cross the water. We did drive to a few very nice waterfall hikes and several wineries which we enjoyed very much. Everything was clean and we had all we needed as far as kitchen utensils, etc. We would love to stay here again if we are ever in the area again.

    We chose this property because the location near the gorge and Ithaca Falls looked beautiful in the listing, and the natural setting really is stunning. The waterfall and wooded area behind the house are genuinely lovely.One important clarification for future guests: the listing describes this as a “cottage,” but it is not a standalone cottage. It is actually a small apartment attached to a much larger house with other units.The home itself was built in 1955, and it’s clear that at one time it must have been a well-cared-for property. Given the beautiful location and character of the structure, it’s honestly sad to see the condition it is now in.From what we could see, it appears that very little—if anything—has been updated since the home was purchased. The windows, cabinetry, and many of the finishes all appear to date back to the original construction period in the 1950s.The main house and upstairs unit appear to be in significant disrepair. Looking through the windows of the other units, we could see extensive dark mold growth covering large areas of the walls and ceilings, and sections of flooring appear to have been removed. The exterior of the building also shows clear signs of long-term deterioration.Inside the apartment we rented there was a persistent mold smell, and some of the ceiling tiles show spotting consistent with moisture damage or mold growth. Given the visible condition of the rest of the structure, it made us uncomfortable about the air quality

    Host was amazing and super great at communication! Loved how cozy it was and in a great location. The waterfall rocks and really enjoyed seeing it while it was snowing. Also really appreciate the soft lighting from the lamps. I am not a big light fan so it was so nice with the electric fireplace going.

    A beautiful view. The host was very kind and there was stuff to get us through the first day (shampoo, conditioner, toilet paper, etc.) There is currently no dishwasher or laundry machines so you should pack with that in mind, or there's laundry mat in town. It's a very quaint space that's perfect for 2 people and maybe a pet if you have one.

    The property is older and the interior was extremely clean and well cared for. It is located minutes from downtown Ithaca which is very convenient. The check in and checkout process was extremely simple The host was very quick to respond to all text/email.

    Although nothing fancy, and at the time we went the waterfall was barely a dribble (as were a lot of falls in the area), this was the perfect home base for exploring other falls that were in the area (including many right in Ithaca!), the Cayuga Wine Trail, Watkins Glen and the beautiful finger lakes. We would stay here again!

    We had a great stay. Everything we as it was shown VERY NICE PLACE Unfortunately there had not been any rain for weeks before we got there so the waterfall we only a trickle. It rained the last last night we were there so we did see what it could look like.

    Did not expect palace, and inside mostly clean and comfortable. We did expect a waterfall. Searched and found it beyond thick vegetation. We came for the waterfall and only that. Went to town and bought loppers. If it’s against the rules, so is misrepresentation.

    The cabin was perfect very clean and cozy. We loved the waterfall in the backyeard it was beautiful. So relaxing to sit out at fire at night with the sound of the waterfall. Very private area we loved everything about it. Tia answered any questions we had very quickly. We will definitely be back. The only thing i could say that was wrong was the one airconditioner did not cool the whole cabin maybe one in the bedroom as well would help but not a big deal i loved it.

    This home is what we expected. Great little attached home with one bedroom. Everything was clean and kitchen was stocked well with utensils and other cooking needs. No well water which is big! Great side yard for a dog with a great view of the lake and an amazing waterfall right behind the house. Thank you for saving our vacation from another VRBO up the road who doesn’t understand what professionalism is all about.

    what a great little property within all the comforts. Obv the waterfall is the star, but the little piece of property to relax shouldnt be overlooked.. morning coffee walking from the waterfall view over to the look out over the lake was perfectly relaxing.. The place itself was exactly as described, from the cozy fireplace to the funny little ceilings in the bedroom. Def will be back for a stay next time we take in a show at the State Theater.

    Having a panoramic view of the city of Ithaca, Cayuga lake and a waterfall makes this property heaven for any nature lover. Our dogs had a wonderful time as well. The cabin is very close to great restaurants and other waterfalls and trails, which is an added value. Tia was a wonderful host, super responsive, caring, and kind. The cabin was rustic and cozy, which was perfect for us. We can't wait to go back!

    I think this must be a great property in the summer. I do think it should either not be rented in the winter or more actively maintained for winter conditions. I will definitely recommend to anyone but personally won’t stay here again for what might seem a minor reason- no curtains closed completely and I felt Very vulnerable and was woken up so early.

    This property is exactly as described. Small and cozy. Older property but clean with sort of a Maine camp vibe. Allows dogs. And yes there is a waterfall/gorge right next to it. Nice lake view too. Plenty of parking and safe neighborhood. Easy check in and check out. We enjoyed our stay.

    …. Well, not exactly in “woods” but a very private setting , and for this “nature lover” traveler it was a great find. The private waterfall was amazing and I could hear it with windows opened and to see the Lake from my perch out the bedroom door was awesome also. It is cabin-like and not modernized - almost like it is stuck in time - but it was a warm and cozy place to come back to after day time site seeing - visiting Cornell, Ithaca, tons of parks and waterfalls - lots to do and see in the area. The “cabin” is up against a house that is vacant and mostly dark - but I was grateful actually for the darkness because I could see the stars and appreciate the evenings without light pollution or annoying lights that I couldn’t turn off or dim. There is one bright light on the front but luckily it wasn’t distracting and probably there for safety. The yard is expansive and private. Lots of wildlife: deer, birds, etc. I appreciated that the yard was a bit overgrown because it attracted lots of songbirds and afforded privacy. Loves the trees !!!! Pay attention to the mailbox to find your way back at night …Drive is easy to miss and actually the main road is not too easy to pull into or out of because traffic on the main road moves fast. But the privacy and quiet of the house and then the ability to be on a main road quickly was fantastic. Communication with the host was excellent.

    We really enjoyed our stay at this property. The outdoor space was great with views of a waterfall, the river and the city in the distance. The space was just the right size for a couple to stay with extra room for local family to visit for meals and hangout time. I wish we had more time to explore the trail around the property. The property was close enough to Cornell without being near the party areas of campus and it felt very private despite having more than one unit. The host was great at communicating and had plenty of instructions and even offered to share any entertainment ideas should we need them.

    I thought it odd that we had to make our own beds. A 1st for me using VRBO The vegetation could be trimmed to better enjoy the beautiful backyard waterfall/same for the lakeview Saw four wild turkeys while looking out of our picture window each morning Bed was comfortable. Had restful sleep. Close to town but far enough away to enjoy peaceful setting

    We had a nice relaxing stay, very quiet and peaceful area. Only small problem was the coffee maker wasn't clean, had to spend about 30 minutes cleaning it before using it. Not a huge deal and nice of them to provide filters/coffee.
