Stayed Dec 28, 2025The only positive about this place in my opinion, is its location. The view looking AWAY from the house are wonderful. The house and property are old, dilapidated and not at all maintained. I did not expect it to be a perfect venue, but the photos posted by the property owner DO NOT represent the conditions in and around the house. Not only is in poor repair, it is not kept clean either. There was no trash can or trash bags inside. The trash can on the porch was full of garbage when we arrived. Other than hand soap, 3 towels, dish soap and very old and questionable kitchen utensils and dishes, there are no “frills”. We stayed in the winter and heat was provided by a window unit and a space heater. The microwave was unplugged, but we feared plugging it in to the provided power strip might trip the circuit. (Why would a microwave be unplugged anyway?)The yard had some outdoor equipment and lawn furniture. Most was well past its prime and some looked unsafe. There was trash around the property as well.The property “manager” does not return calls, texts or messages posted through the Vrbo site. We left a day early because of the abysmal conditions. There are many nice places to stay on the Northern Neck. This is NOT one of them!

Stayed Oct 11, 2025The property is a quaint cottage that sits right on the Chesapeake Bay. The amenities are simple but adequate and comfortable (don't expect high-end luxury, though). The owner and property manager were very attentive and a pleasure to work with. The only issue we had was unrelated to the house; a big Nor'Easter resulted in storm surge that caused the Chesapeake to overflow the seawall and flood the waterfront neighborhood, including the property. Absent that, it would have been the perfect getaway weekend.

Stayed Aug 28, 2025We stayed at this cottage for a weekend trip, and overall it was a beautiful, quirky spot with a lot of character. The property itself is gorgeous, and you can tell the home has been loved for many years. Personally, I found the imperfections charming, but I wouldn’t recommend it for someone who needs everything to be in perfect working order. There’s definitely some structural wear (think things held together with duct tape and love), the bathroom door doesn’t fully close or lock, and the foundation isn’t exactly flat.That said, if you’re a group of 20-somethings like us looking for a cozy place to lounge around, read, and spend time in the backyard, it’s perfect. Just be aware of a few important details: there is no direct beach access on the property itself, you’ll need to walk a few houses down to a designated spot. We also weren’t told until after check-in that dogs aren’t allowed on that beach, which was frustrating. And while dogs are welcome in the backyard of the house, they are not welcome by the surrounding neighbors or community, so this is not the most dog-friendly environment overall.It was also pretty difficult to get in contact with the property manager, as it took two days to get a reply to a question we had during our stay.Overall, the cottage could use some TLC, but for the right group, especially those who don’t mind a little rustic charm, it offers plenty of character and a beautiful setting.

Stayed Aug 1, 2025The house is quirky and fun. The view is incredible and we all felt at peace just hanging out in the backyard, feet from the crashing waves. We will definitely return!

Stayed Jul 20, 2025The pillars on the back porch are wrapped in white duct tape due to them rotting. All windows have paint on them that has not been cleaned up. The cupboards are packed with random plates and dishes, so there is no room to store any food you bring. The gardens and edges of the property are over grown with weeds. There are rotting bags of mulch. Along the edge of the yard are piles of shingles, and furniture. The house has a sinking floor and is old, which is fine, but the look of all the work being done is just poor workmanship and was very disappointing. We expected a cute, old cottage on the water. Instead it looks as if no one cares about the house, and it is jammed with picturea, pillows, and dishes.

Stayed Jun 22, 2025It was a nice get away for our wedding anniversary. We were able to bring our dogs and use the private strip of beach a couple of cottages away. This was a great quiet trip. The only thing that could have been better is the AC in the cottage. A window unit is provided but with 90 temps it couldn’t keep up.

Stayed Jun 20, 2025The property pictures do not match the experience. My wife and I checked in and the front yard has several pieces of old furniture around the driveway ( chair and glass table) also the grass was very tall. Not a welcoming experience. The back patio was soaked by the condensation from the AC unit ( you will have to empty the bucket under it). This is the primary way to get the keys. The floors in the house are very uneven and makes the house feel unstable. Several places the wall does not touch the floor(door way master bedroom). The smoke detector batteries were low and I had to pull it down and disable it. There were no back up batteries available. We started to cook dinner. trash bags and dish soap are not provided. The trash can is out side and not continent for cooking. We also didn’t know if the water was drinkable. Make sure to ask, I never got an answer . There is a brita water filter but no filters. There is no place to plug in the coffee maker without moving the microwave. The one ac unit was not able to cool the house in the 3 hours we stayed. It was going to be too hot to sleep. The next morning when the onsite manager got back to me, she offered some additional fans. If the on site property manager does not answer make sure to call the off site property managers. I contacted the first number at 6pm and didn’t get a response back until 8am.I would have liked to have better contact with the property manager and a partial refund.

Stayed May 17, 2025Pics must be 10-15 yrs old. House is not cared for well at all. Structural and safety issues throughout. Host did not respond until Monday after 3rd attempt to contact. Still trying to get money back. Family rented 4 VRBO's total for a wedding. The other 3 were perfect this one should not be marketed.

Stayed Jun 6, 2025The outside porch overhang has separated from the roof and the columns have disintegrated and are taped to keep them together. The center point of the pergola overhang is about to collapse. There was a severe lack of storage-a narrow shelf behind the bedroom door and some hooks on the bedroom door and in the bathroom. The small dresser in the bedroom had random items in the drawers, dog hair and dust. There were dead bugs under the TV dresser in the living room. We found using a coffee maker set on top of a tall dresser very inconvenient. We were forced to set the coffee machine on chair so the cord would reach the plug. The kitchen definitely needs some TLC- packed with more dishes and worn out Teflon pans than a family could ever use.

Stayed May 24, 2025The interior of the property looked like the listing but the exterior of the property could use some upkeep. The owner of the property was very responsive and helpful with any questions we had during our stay. The place was quaint and the view was breathtaking. It had everything we need for a simple and relaxing weekend away. The fire pit was perfect for making s'mores and staying warm on the cool nights.

Stayed Apr 11, 2025We absolutely loved the view from this home. It is close to downtown Kilmarnok which is such a fun little town- great boutiques and restaurants (even a popcorn place which was amazing). We used the firepit in the back yard and spent hours watching the bay- there is a set of binoculars in the house which was fun.The house is eclectic- it is the old style cinderblock beach house that you see in OBX and other beach towns. There is a lot of things to see inside the house- not a space was left without something. I was still seeing new things up to the last day.The nature of being a house from the 50's means there are some things that are just... different.But did I mention the views? That really made it worth it.

Stayed Sep 5, 2024Drove up to property that had junk on it, along with very uneven grounds.. Trip hazards. Not enough lighting at night outside. And then inside, first thing we encountered was nats. Also ants all over kitchen sink. We love the view.
