Entrance hall: attractive entrance hall with a sofa, dresser with games and DVDs and a double-sided wood burner.

Kitchen: a superb hand-built kitchen with granite work tops and a Belfast sink and exposed beams. Very well-equipped by its owners for their own private use, including an electric range cooker with a halogen hob, microwave, Nespresso coffee machine, dishwasher and a Smeg fridge/freezer. There is a good-sized dining table with six chairs.

Utility Room: with a Belfast sink, additional cupboards, washer/dryer, iron and ironing board and door to the cloakroom.

Cloakroom: WC and hand basin.

Sitting area: a light and airy room, with exposed beams, overlooking the garden with double-sided wood burner. Comfortably furnished with two sofas and two chairs, digital freeview HD TV and a DVD player.

First Floor

The stairs are not steep and there is a hand rail.

Bedroom 1: spacious room with a king-size iron bed, bedside tables and lamps, sofa, wardrobe, chest of drawers and a tallboy.

En-suite bathroom: fabulous large room with a free-standing slipper bath, separate shower cubicle, hand basin and WC.

Bedroom 2: spacious room which has two full-size single beds, bedside tables and lamps, a wardrobe and a desk with chair.

Bedroom 3: twin room overlooking the back garden with glimpses of the sea. There are two full-size single beds, bedside trunk with two lamps, chest of drawers, a small TV and a wardrobe.

Bathroom: contains a bath with shower over, hand basin, WC and shaver point.

Please Note; duvets and pillows are feather and synthetic. Starter pack of logs and kindling provided between mid October and March. There is an electric fan for your use should you need one, normally stored in a bedroom cupboard.

Outside

To the front of the property is a brick paved driveway with a garage where there is off-street parking space for two cars (in front of the garage and immediately in front of the house).

Guests may use the garage for the parking of one small car and the storage of bicycles.

The rear garden is fully enclosed with high fencing on all sides. There is a paved area with outside table and chairs, a charcoal barbecue and a lawned area. There is a chimenera available for use (stored in the garage).

The beautiful coast at Brancaster, the much acclaimed Royal West Norfolk golf club and The Ship Hotel are all within walking distance and there is the advantage of a children's playground only 2 mins walk away.
