The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 7 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

22 miles to Charleston Airport.
This property is located near Downtown Folly Beach, close to all of the restaurants and nightlife. Normally quiet hours start at 10pm, but are extended to 11pm on weekends.

    The rental management group were very helpful. Dishwasher, laundry , dish and hand soap supplies were perfect for our long stay. Unfortunately, when we arrived the Television didn't have any reception and the shower/ tub wasn't draining. They brought in people to fix the cable and clear the tub. This is a perfect location on Folly and is a comfortable unit. There are plenty of towels and the beds are comfortable.Sadly the unit needs TLC. The drapes don't close nor open, bedroom carpets need cleaning, doorbell doesn't work, and I took several hands full of sand and lint out of dryer vent slot to speed drying. We were there in January the island and the building were wonderfully quiet.

    Condo had everything you would need for a week at the beach, however the freezer door would open slightly everytime the refrigerator closed so all of our freezer items spoiled. With 3 kids it was hard to keep an eye on. The bed in the master bedroom is terrible. Not sure how old it is but definitely time to be replaced. The condo stayed between 76 and 79 the entire week. We kept it on 72 as directed but it was so hot in there and did not cool off. We have stayed in a number of different condos in Pavillion Watch and this one was definitly one that needs the most updates. Check in was super easy and location is great.

    We couldn’t have asked for a better stay. The apartment was lovely! It was very clean, spacious and perfectly located. We enjoyed drinking coffee each morning on the balcony, overlooking the ocean, and watching the sunset from the living room or balcony. The kitchen was well stocked with dishes and pans.It’s steps from the beach, along with many restaurants, bars, shops and ice cream. The unit came with convenient parking so we never once had to worry about finding parking for the beach or town.

    Overall condo was good but was very musty smelling. The grout in the hall bath is crumbling and there were several areas that need paint and updated. Porch furniture was very rusted. Location was amazing and the view great.

    Perfect condo for your family or friends. Ocean view even though its across the street. My only complaint is in the pictures it shows a hot tub near the pool which i was looking forward to since i have back pain. The condo is fully stocked and ill be staying her again and again.

    We had a small get together with some of our closest friends for a bachelorette get together and it was WONDERFUL! perfectly comfortable for 7 people and just a street away from the beach. great dining and shopping places only a walk away, it could’ve have been better!

    Highly recommended! Parking for 2 cars. No need to drive anywhere unless you want to. One block from the main st in town. One block to ocean. One block to pier. Very clean. Ocean view large deck/porch. Well maintained pool. Jacuzzi tub. Full size washer and dryer. Only thing I’d change would be more storage for bunk bed room. There was a closet but couldn’t be used due to stuff stored in it. Sheets included with beds made. 2 towels per person. Elevators available. Far exceeded our expectations. Communication with rental agency prompt and helpful.

    We were supposed to stay here but the air conditioner broke. We were informed 1 week ahead of our arrival date and they were going to upgrade us to another beach front condo which was fine with us. On the day of arrival, we were informed the air conditioner that was supposed to be fixed in the original condo (Pavilion Watch) was still not working and they had given away the upgrade condo. Now all they had left was a large 2 family house across the street from the beach with no views and no pool. Needless to say we were very disappointed! We were allowed to use the pool at Pavilion Watch but we were more than 3 long blocks from town and had to rent a golf cart to get there. My husband is handicapped and can’t walk long distance. Just VERY DISAPPOINTED!

    We loved this condo! It was super roomy and the kitchen was extremely well stocked! The pool was great and just walk across the street to the beach. We were blessed with great weather. I never even got in the car all week, as everything was walkable. Would highly recommend!!

    Our family enjoyed our stay for a quick weekend trip. The property itself was very clean and had everything we needed. Location is perfect to the beach and all the restaurants/bars. Would recommend and we will be back.
