The townhome is about 35 minutes from the Orlando International Airport and is surrounded by great restaurants and shopping malls. Other Things to Note:

Pool & BBQ

- Pool heating is available (Winter only)  for $50/day and must cover your full length of stay — just request it at least 7 days before check-in. A BBQ grill is also available for an additional fee; please request it at least 48 hours before arrival.  It takes at least 24 hours for the water to reach a comfortable temperature, and the weather conditions might affect the maximum temperature.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- This is a two-story home, so please keep in mind there are stairs to reach the upper level.

- We kindly ask that you avoid moving furniture.



Pets

- This is a pet-friendly home. Pets are welcome with prior approval and a fee of $290 per pet, with a maximum of 2 pets ($580 total). Dogs must be kept on a leash within community grounds.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.

    Everything was great except the cleanliness of the home. The carpet needs cleaning and more likely replacing, the entire house needs repainting. The pool deck had weeds growing through the pavers. Ice machine was not working and no ceiling fans in any room of house. The management was very good, communication was clear and the response was nearly immediate. I would definitely recommend this to family and friends.

    The location and size of the house were excellent. There were some issues with small and large appliances. Also, the carpet is pretty dirty…I had a crawling baby. Otherwise it fit our family well

    Great size and location close to Disney. Reasonably clean and kitchen has everything you need to cook at home. Some of the properties maintenance seams to be lacking. Washer in unit did not work. I contacted the management team several times. I was told that someone was being sent to fix the machine. Bottom line was no working washing machine and I had to go purchase clothing for my family so they would have clean clothes to wear for two days. I communicated that I expected some sort of refund for this and none was offered. The lower bedroom and bathroom circuit breaker tripped several times, and this was under a normal load. I also communicated this with the property manager/ host. Additional heads up, there is a grill shown in the listing. However if you would like to use it they will ask for additional payment. The same is true if you would like the pool to be heated.

    We were very pleased with out spring break home. It was convenient to everything we wanted to go to ( escape room, universal studios, international drive). Angel our host was great, responded quickly to any questions I had. Would definitely recommend to anyone!!

    The home is very nice, just like the pictures. I have stayed in many resorts and typically I don’t have any issues so this was a first for me. 1) The entry code was left off of my instruction sheet but was retrieved in a timely manner. 2) TV in downstairs master bedroom did not work and was not fixed until 2 days later which was fine but my family lost 2 days at the parks because we had to be home for someone to fix it. 3) I prepaid for a propane tank that I did not find out was empty until we were exhausted and in the midst of making dinner. I was refunded my expense. Angel was very responsive on all issues so that is why I am giving 4 stars.
