Condo Las Terrazas P11, Punta de Mita

Good location inside the gates. Walkable to Pacifico beach club and town with many good restaurants.

I recently stayed at this property with my family. The condo is wonderful, as are the concierge and the property manager. The unit is beautiful and well equipped. We cooked many meals in and also enjoyed dining in town and at the beach clubs. This property gives you access to the beach clubs, which is a fabulous benefit. We look forward to returning to this wonderful property.

Beautiful condo with all the amenities! Highly enjoyed our stay. Concierge was extremely helpful and prompt with responding to our needs. The beach clubs were amazing and loved that we were able to walk to town if we wanted to instead of use a golf cart. Communication before our stay was easy and helpful. Concierge was always attentive. Maid service was very good. Condo had no view at all - website led u to believe a golf course view with pool. Door latch was broken. We were locked out. Toilet in bedroom did not flush. Repairman fixed both both problems continued. Issues with hot water, oven (didn’t know u had to light oven with a match, )terrible Wi-Fi - couldn’t watch anything more than a minute w/breakdown. Beds were comfortable

We honestly loved our recent stay here with our family of 5! We had read a negative review of this property on VRBO but after reading reviews on other sites, we felt really comfortable booking this property, and we weren't disappointed! The location is so convenient, and Eduardo, the concierge, was incredibly helpful! We really didn't make any meals other than easy breakfasts so can't comment on the kitchen amenities. However, everything else was great - condo was very clean, beds were comfortable, and it had everything we needed. The best part of this property is having access to the beach clubs. They were all amazing! We definitely recommend renting a golf cart, and Eduardo made it so easy to do by having it delivered and picked up. We will be back to Punta Mita and wouldn't hesitate staying here again!

I've stayed at a lot of vacation rentals. I expect a certain level of creativity in how a property is described / displayed vs how it is in reality. I have never come across anything like this. I have never felt an inclination to ask to leave after a day at a rental. In this case I felt compelled to do so. 1) The locks on the sliding patio doors to the back do not function. So you basically are living in an unlocked apartment. Yes, you're in Punta Mita, which is ridiculously safe. But if you have small kids or for other reasons this is non-negotiable for you, look elsewhere. 2) There is a TON of road noise at the back from a service road, and the windows offer no sound insulation. Quiet in the middle of the night. Otherwise expect tons of truck noise (I presume all the construction vehicles come through this road?), moped noise, etc. If you're not hard of hearing consider looking elsewhere. 3) The condo is very run-down. I don't need a super fancy place. But this unit is in serious need of repairs. One trivial but glaring thing -- they (badly) photoshopped a wooden deck to smudge out the holes in the deck where it had rotted away. Just lots and lots of small things where maintenance is needed (stained toilet seats, dishwasher falling apart, stained comforter on the bed, etc., etc.), and presumably because the unit is for sale as-is they don't want to bother putting money into fixes. This is probably the cheapest rental in Punta Mita. The pool is great, the access to beach clubs is perfect, the people who get you settled are very nice. But -- it is simply not as advertised, and has significant flaws (doors that don't lock, crazy road noise). We reached out to the management company the morning after we arrived asking to be let out of our reservation. I hadn't heard back after a few hours, I texted them again, when I didn't hear back I called VRBO an initiated a dispute process. An hour or two later (maybe because I called VRBO, maybe just because the owner had to provide approval and they took some time to be reached) they agreed to let us leave early, and refunded the remainder of our stay. In retrospect the lack of reviews should have kept me from renting the unit. Lesson learned.
