Keep in mind the easiest way to communicate with us is via VRBO messaging system; please use this message system, and we will respond promptly. Our goal is to keep our cabin well maintained and secure for all of our Guests. We want you to enjoy your visit; hopefully, these house rules will help you enjoy and understand our property. As a guest, I agree to the following terms and conditions:

TERMS AND CONDITIONS

1. Pet fee $150.
-No dogs left alone in unit. Please do not book if your dog can not be left in a crate.
-Absolutely no pets allowed on furniture especially the bed.
-Extra cleaning fee of fifty dollars per hour will be charged.
-No aggressive dogs allowed.
-Must be potty trained.
-Guests traveling with their pets are responsible for their pets and must keep them well behaved.
-No constant barking allowed.
-Dogs must be on a leash while outside unless approved by the owner.

2. The premises are to be used only as a private vacation residence for registered Guest (s). The Guest (s) will provide the Owner with a complete list of all occupants of the premises. The Tenant will not allow occupancy in the condo more than that agreed upon in the reservation. No Parties or group gatherings, other than registered Guest (s), shall occur. The maximum number of Guest (s) is four (4) persons.

3. The person booking the reservation must be over the age of 25 and be an occupant of the unit during the entire reserved period.

4. The river can be extremely dangerous, especially during high water in the springtime. Enjoy responsibly at your own risk.

5. There is a campfire down by the river that guests can use when legal. Again, use at your own risk. SMALL CAMPFIRES ONLY!

6. Smoking: 100% Smoke-Free premises. Guests (s) or Guest (s) of Guests cannot smoke anywhere on the property grounds, either inside our condo or outside. Please do not rent if you are a smoker even if you plan on smoking off the property. Any sign of smoking will result in an extra $500 cleaning fee.

7. Guests to maintain a clean environment outside. Food items should be kept inside to prevent attraction of bears. Please keep all cabin doors and vehicle doors locked at night to prevent any possibility of bear intrusions.

8. Check-­In/Check-­Out: Check-in instructions will be provided to you before your arrival. Check-in is at 4 PM MST. Check-out time is 11AM. MST. If you check out later than 11am, you must arrange with the manager or you will be charged an additional day. Early check-­in and late check­-out requests are available for an additional fee and may be added based upon availability. These requests must be made 24 hours in advance. Please message in writing.

9. If the cabin is left excessively dirty, we will charge an added check-out cleaning fee.

10. Any issues with the cabin need to be brought to our attention right away during your stay so that we can make it right.

11. Lost and Found Items: We are not responsible for lost items or damaged items. In addition to shipping and handling charges to return items left behind, we charge a $25 fee to look for and retrieve lost items.

12. Cancellations: Our cancellation policy follows VRBO's strict cancellation policy please refer to VRBO site in addition to this policy; we do not provide refunds for unforeseen developments of weather including rain or snow storms. We strongly suggest that you purchase private travel insurance.

13. No Daily Maid Service: We provide bed linens and towels. There is no daily housekeeping. For reservations 14 days or greater a mid-­stay clean is required for $150.

14. Guests Liability: Guests agree to accept liability for any damages caused to the property by guests or Guest's guests, including but not limited to landscaping, misuse of appliances, and equipment furnished. If damages are more than the damage waiver, the Guest agrees to reimburse owners for costs incurred to repair/replace damaged items. The rental is equipped for housekeeping with dishes, cookware, silverware, and glasses. Please do not remove any furnishings, equipment, or items from the unit, including any linen, dishes or other items from the unit.

15. Guest understands that there is no guaranty that properties adjacent to the cabin will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic, or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

16. Illegal and or Disruptive Activity: We reserve the right to remove any individual from the premises for any illegal or disruptive behavior on the premises. We reserve sole discretion in determining if a guest should be removed from the premises for illegal and or disruptive behavior. No arrest or conviction is necessary for us to remove an individual from the property. If an individual is removed from the property for such activity, no refund will be issued for money paid. Quiet hours are from 9:00 PM to 8:00 AM. We ask that everyone respect each other's privacy and quiet enjoyment by keeping music, televisions, etc. at a moderate level at all times.

17. Hold Harmless: Owners do not assume any liability for any loss, damage, or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. We will use our best efforts to ensure that all equipment within the unit is in good working order, although neither Manager nor Owner guarantees that any equipment will not break down during your stay. In the event of a breakdown, we will use commercially reasonable efforts to remedy the situation as soon as possible after notification of the breakdown. Additionally, such a breakdown does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments for any such mechanical failure. Nor will we accept liability for any loss or damage caused by weather conditions, natural disasters, or other reasons beyond our control.

18. Internet: We do not guarantee internet and cable connectivity. If there happens to be an issue with the service it often will be due to the provider and a tower being down and they promptly repair. The guest may contact the manager or owner to notify them of any issues. Guest understands that no refunds will be given for Internet connectivity issues or lack of service.

19. Walkways: The Guest is fully aware that the walkways can be dangerous, that they can be slippery when wet, and that injury is likely to occur to anyone not using caution. Guests should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of walkways and stairs into the cabin.

20. Additional Terms and Conditions: The Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges actual Owners from any and all claims, demands, and causes of action by reason of injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold actual Owners free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this Agreement, their Principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

21. Natural Disaster Policy: We do not offer refunds or reschedule bookings due to any natural disaster activity. If you are concerned about the possible interruption, cancelation or delayed travel due to natural activates out of our control, you are strongly encouraged to purchase travel insurance at the time of booking. Without travel insurance, no refunds will be given for storms, wildfire evacuations, or natural disaster. We are not liable for events that may interfere with your scheduled occupancy, including but not limited to natural disasters, acts of government agencies, fire, strikes or terrorism, and war.

22. Guest(s) expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Guest (s), and that they should purchase their own travel insurance if desired.


23. Again the Pet fee is $100. Guest(s) traveling with pets are responsible for their pets and must keep them well behaved. ABSOLUTLY NO DOGS ON BED. Pet hair is very time consuming to remove from blankets. They are to be on LEASH at all times while outside unless otherwise approved by the owner. There is wildlife and other distractions that could cause the pet to wander. They may never bother or approach wildlife. If there is any damage due to the pet the guest(s) are responsible for the cost to fix the damage. NO AGGRESSIVE dog is welcome on our property. THE ANIMAL MUST BE POTTY TRAINED TO BE ALLOWED.

    This was a wonderful place to stay. We were right by the river and the property is a really special place. We will definitely be staying there again when we come to Glenwood Springs.

    This was one of the nicest VRBOs we've ever stayed at. The cabin was perfect for the two of us, and the grounds are absolutely beautiful. There are ponds and man-made streams throughout. The view from the wall of windows inside the cabin is spectacular. The best part was meeting Richie and Garrett, the father/son team that owns, lives on, and manages the property. Garrett greeted us on our arrival and helped carry our luggage in. There was a welcome card and very nice bottle of wine in the cabin. We had some minor issues with the TV and refrigerator, and Garrett took care of them right away. He also started a fire for us on our last night. It was a pleasure to meet Richie and hear about his art and how he acquired and worked on the property. That being said, if we needed something, they were on top of it; but otherwise we felt like we had complete privacy. Even though their homes are on either side of the cabin, the grounds are so spacious that we wouldn't have known they were there. The hot tub was wonderful, and they provide fluffy robes to use. Before checking out, I asked what their checkout instructions were, and their answer was, Don't worry about it, we'll take care of everything. That's unheard of, at least in our experience, and just added to our overall love of this place. I would give them 100 stars if I could, and we will definitely be back!

    We loved our stay at the Riverfront. Owners were very courteous and hospitable. Property was just right for the two of us and our yellow lab. Outside area is beautifully whimsical, lots of great seating and views; the wild iris patch inspired me to get out my sketchbook and paint. Gardens are relaxing with little walkways built across a mountain brook that runs through the property. Creative, peaceful energy all around. Kitchen is set up nicely with everything you need to cook or heat up leftovers from local restaurants and great views from the main living area. Owners had a bowl of fruit, welcome note and bottle of wine set out on the counter so we could celebrate my husband's birthday. When we return to this area, this is where we'll stay. BRAVO to Richie and Garrett!

    Spectacular property tucked away along the roaring fork river. This cabin is fabulous. Start off by the amazing river feet from your private cabin with hot tub including after a great soak nestle up to a cozy fire all while enjoying the sounds of the river going by. Mornings could get any better with a hot cup of coffee and the sun shining on the river. The owners, father and son are friendly and helpful with all the amenities in the cabin. The paintings inside are all done by Rich the owner. Close enough to the hot springs but far enough away for the feeling of an escape of the city. We love and value privacy and the getaway of the river front is exactly what we enjoy. Parking was roomy and easy to pull in and out. Don't miss out on this great property. We will always come and stay and visit Rich and Garrett at the river front.
