♥Please note that our 2nd bedroom is the upstairs open loft area that looks out over our great room. The loft/bedroom has two twins, and a full bathroom! Lower level main bedroom has a queen bed and full bathroom.

GUEST ACCESS
Our home is approximately 1400 sq ft and includes 1 main level bedroom plus loft, sleeping more like a 2 bedroom cabin. We have Xfinity High Speed Internet @ 400mbps, 2 Roku TVs, indoor wood burning fireplace, outdoor propane firepit, granite bonfire area, and brand new hot tub! Smart technology and safety first elements throughout. Booking guest will have access to washer/dryer in our unfinished basement.

LATE ARRIVAL
If it is dark, please note that we have dusk/dawn security lights on our parking/driveway. The front door and guest entry has a smart lock. See ACCESS section for lock details.

DRIVEWAY / PARKING / DRIVETRAIN
Driveway is not steep but is approximately 75 yards long. We have a 3-car max rule. For mountain driving and uncertain conditions, we do recommend 4x4 or all wheel drive vehicles. Absolutely, no trailers or RVs permitted.

CONDITIONS / WEATHER
No refunds for weather/natural disasters/power outages/other things that are beyond our control. If snow or cold temperatures are in the forecast, please come prepared with enough food should adverse weather cause challenges getting to / leaving our home.

NEIGHBORS / RESPECT
Home is located in a private, and peaceful natural setting. Lots within our neighborhood are all at least 3 acres. Please respect our neighbors and everyone will have a good time and create memories for a lifetime!

BEAR COUNTRY
DO NOT FEED BEARS! KEEP DOORS TO HOME AND CARS SHUT/LOCKED AT ALL TIMES!
Bears are just looking for food but they are smart and can smell food from miles away. Keep food in the cabin, with doors shut and locked. You can place full trash bags (tied) in our 2 33 gallon trash cans. Please ensure you have the lids shut tight and do not have trash overflowing.

WILDLIFE
You will likely see and hear animals, critters and insects. See note above about Bear safety. We are in the Mountains!

KITCHEN
Our fridge does have an ice maker. We do supply some ice cube trays. Water is from our well. If you’d prefer to bring bottled water or ice, please do so.

MAIN LEVEL / FAMILY ROOM
Sit around our massive stone fireplace and great room with vaulted ceilings and post and beam construction. A couple of small game/dining tables, 3 cozy chairs, and 1 leather restoration hardware leather sofa. Games/puzzles are in the corner cabinet. Extra throw blankets are typically found in the second drawer of the TV cabinet OR in the basket next to the cabinet.

MAIN LEVEL / BEDROOM
1 Queen bed suite with memory foam cloud mattress. 1 Full bath. 1 Roku TV and dresser.

LOFT
2 twin beds + 1 Full bath.

MUDROOM / SHOES / SKIS / BOOTS / HOTTUB
Please leave your shoes and boots within the mudroom when entering our home. This will help ensure our hardwood floors are preserved for many years to come. Please also ensure both exterior door and interior door leading to mudroom are closed at all times.

HOT TUB
Brand new hot tub!! Please respect this amenity and treat hot tub with care. Please enter/exit the hot tub from our heated mudroom exterior door. This helps prevent tracking water in on our hardwood floors. Please keep hot tub lid on, with front 2 buckles fastened, when not in use. Please also wear sandals/shoes from mudroom to hot tub. Please ensure feet are clean of mud/grass before entering the hot tub.
Any underage guests in the hot tub must be monitored by an adult at all times. Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. Use the hot tub AT YOUR OWN RISK!

SECURITY & SMART TECH
Smart Front-door Lock with changing guest codes
Outdoor security cameras (directed at parking and driveway). Please leave alone, this is for safety and will only be used to view parking lot when absolutely necessary. The flood lights provide safety lighting for driveway and path from mudroom to hot tub.

ENTERTAINMENT & OFFICE USE
High Speed Internet - xfinity 400mbps w/ WiFi mesh network
Roku TVs - Bring your own accounts. Enhanced remotes control TV and are paired to a single TV/roku. Guest mode will log you out of all channels upon your check-out date you specify when arriving.

STARTER SUPPLIES
We provide starter supplies (toilet paper, soap, paper towels, 2-4 coffee k-cups). You may need to buy more. Condiments, zip locks, firewood are not provided. Bring your own Coffee k-cups and/or ground coffee for our cone filter drip machine.

WOOD BURNING FIREPLACE
Bring your own firewood. DO NOT OPERATE UNLESS YOU KNOW WHAT A FLUE AND DAMPER IS AND HAVE OPERATED INTERIOR WOOD BURNING FIREPLACES. PLEASE BE CAREFUL AND USE AT YOUR OWN RISK. YOU ARE RESPONSIBLE FOR ANY DAMAGES.

BONFIRES / FIRE PIT
Through the trees behind the hot tub, is a large natural granite/rock slab that may be used for an outdoor bonfire. Please please be careful and reasonable. Londonderry only has a small volunteer fire dept.
On our deck, we have a propane fire pit. Please open tank first and then use ignition switch. Please close tank valve when you are done. Please do not run when not sitting by the fire. Should you need to refill the propane tanks, please just send us a picture of the receipt and we will reimburse you!
Note: we have 5 chairs on our deck but none out at the firepit area. Bring your own chairs or sit on a nearby stump.
Guests may use the options above for having a fire if they certify that they will do so safely and will be responsible for any damage due to its use or misuse. Please no candles.

HEAT
Heat is powered by our boiler system and is controlled by the digital thermostats in the hallway and main bedroom. It takes a bit to come up to temp but will be warm and cozy. To prevent costly freeze ups, please DO NOT TURN DOWN HEAT BELOW 55 OR ABOVE 75. The electric heaters have been turned off, with the exception of our heated mudroom, which you may turn on during the winter season (control knob is found within the enclosed mudroom).

DEHUMIDIFIER (BASEMENT)
There is a dehumidifier running in the basement, by the basement entry door. Please do not unplug or touch. This needs to stay on and pumps water in the air outside. Thank you.

NO SMOKING
This is a NON SMOKING cabin. If you smoke inside the cabin you will be charged $250, plus the increase in cleaning fee, plus any damages.

NO PARTIES
If you plan to party do not book this cabin. It is our home and you must treat it with respect.

PETS
Pets are NOT allowed. If you sneak in a pet of any kind you will be charged an additional $250 and you will be asked to leave.

OCCUPANCY
Maximum Permitted Occupancy is 6 at any time. Exceeding the maximum permitted occupancy will result in us working with the booking platform and local authorities if necessary - likely a canceled reservation with no refund.

TAX RATE: Vermont Meals and Room Tax : 9%

WAIVER & RELEASE of LIABILITY: The owners urge all guests to use the Deerwood Hill Cabin features, facilities and its grounds in the safest manner. Use of all features, including but not limited to the use of stairs, grounds, hot tub, fire pit and appliances are done at the guests sole risk. Guests understand that they are fully responsible for use of all features and owners shall not be liable to guest for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events/disasters or general accidents on facility grounds. Guests choosing to use the fireplace, firepit and/or hot tub agree to do so safely and in accordance with house rules. Guests understand owners are not to be held responsible for damaged or lost personal property. Guest hereby holds owners harmless from any/all claims brought against them. Guest understands that by booking a reservation they are effectively agreeing to the terms of this Waiver and Release of Liability.

    Great cabin for short weekend away. Excellent size for a small family or 2 couples (4 people max). Hot tub is such a treat, spacious living room is wonderful and kitchen is nicely stocked with cooking tools. Back porch with propane fire makes s'mores super easy. We loved being surrounded by woods. Owners graciously turned on the hot tub ahead of our arrival so kids could jump right in. The only challenge is the limited cooking and indoor dining space but for a short stay for 4 people it's doable. Just dont plan on a big holiday meal indoors. Our family loved the house though and it was clean, easy to find and comfortable.

    Our stay was lovely from top to bottom, beginning with correspondence from our hosts. We got an incredibly detailed message with everything that we needed to know about the check-in process. The hosts detailed everything from what they would like to see as far as use of the property to a quick and easy checkout. Despite our lack of responsiveness, they were still very attentive and proactive in reaching out to check if we need anything to make our stay more enjoyable. The property would be lovely for up to 6 people, but the two of us found great joy in celebrating here, and the hosts did a wonderful job in facilitating that.

    We stayed here as a “mini” moon after our wedding and it was amazing! The cabin is just as pictured except there is now a stone path to the hot tub, which was a great addition! Honestly they supply a lot more than I assumed, I went to make apple crisp and realized I forgot granulated sugar, well guess what, they had some! I really don’t have anything to complain about as the cabin was perfect, the property is gorgeous, and it’s just an overall relaxing stay!

    Quintessential New England cabin with creature comforts. We enjoyed our long weekend relaxing at this home in the summertime. I can see the benefits of going there to ski as well! Plenty of instructions available from hosts and no issues with any of the process.

    We stayed over Memorial Day weekend. The location of Deerwood cabin was perfect close enough to conveniences but giving us the remote feel we wanted for the long weekend! The pictures represent the property well. Brit and Alex were extremely responsive to our questions. We grilled, sat outside with fires, and enjoyed both the back deck and covered porch in the front! The hot tub is a perfect addition to this property, was perfect temp and clean. Thank you both for creating a relaxing atmosphere , we really enjoyed!
