The Susan B decorated in blues and nostalgia with period pieces features a quality king-size mattress dressed with organic long-staple strand cotton sheets and a post frame, included is a cozy reading nook . The modern electronics are nicely hidden in an antique cabinet should you prefer the period ambience. The private ‘Euro-sized’ bath has a corner shower.
The Oliver Phelps house was built in 1813 and expanded in 1830. An example of Greek revival architecture, it retainslovely features for today’s guests: twelve-foot ceilings, wide plank floors, blown glass window panes, old-growth trees on the grounds, and the spaciousness of a great Federal period home.

Experience Canandaigua from one of five comfortably appointed and spacious guest rooms, all with private en-suite baths, several with fireplaces. Our home is tastefully furnished with period antiques, but updated for all modern conveniences, including WiFi and central air conditioning.     This was our third stay at the Oliver Phelps. As with the first two stays we were treated with warmth and graciousness by Karin, the hostess. Her delicious breakfasts, lovely rooms (we stayed in the Susan B), comfortable beds and great conversations are hallmarks of this delightful place.

    The location was perfect for exploring Canandaigua and he Finger Lakes region. Karin gave us great advice for things to see and do. The accommodations more than met our needs and the gourmet breakfast each morning was amazing!

    A short walk or bike ride to shops and restaurants. It is in a beautiful neighborhood surrounded by beautiful homes. Very relaxing large yard. The host is very friendly and accommodating. Her cooking skills are first rate.

    Well appointed room with ensuite bath, clean, quiet and comfortable. Excellent host made breakfast options with coffee and tea available around the clock. Convenient to much of what Canandaigua has to offer, with Fort Hill Performing Arts Center and more nearby. A definite destination when staying in Canandaigua!

    Our room as well as the house and outside grounds were well maintained and comfortable...we had everything we needed. Karin was a lovely host, providing so much knowledge of the area and its wealth of places to visit. She also provided a wonderful breakfast each morning...locally sourced and a perfect start to the day.

    Our hostess Karin was very helpful—she gave us ideas for fun things to do and for great restaurants. In addition she makes the best breakfasts ever! We loved the old house that serves as the B& B and its proximity to everything in Canandaigua.

    The house and rooms are beautifully decorated and arranged, comfortable, and spacious.
