The Susan B. - King room with shower

This was our third stay at the Oliver Phelps. As with the first two stays we were treated with warmth and graciousness by Karin, the hostess. Her delicious breakfasts, lovely rooms (we stayed in the Susan B), comfortable beds and great conversations are hallmarks of this delightful place.

The location was perfect for exploring Canandaigua and he Finger Lakes region. Karin gave us great advice for things to see and do. The accommodations more than met our needs and the gourmet breakfast each morning was amazing!

This was our second visit. The hospitality is outstanding and the food is so creative AND delicious!

A short walk or bike ride to shops and restaurants. It is in a beautiful neighborhood surrounded by beautiful homes. Very relaxing large yard. The host is very friendly and accommodating. Her cooking skills are first rate.

Well appointed room with ensuite bath, clean, quiet and comfortable. Excellent host made breakfast options with coffee and tea available around the clock. Convenient to much of what Canandaigua has to offer, with Fort Hill Performing Arts Center and more nearby. A definite destination when staying in Canandaigua!

Our room as well as the house and outside grounds were well maintained and comfortable...we had everything we needed. Karin was a lovely host, providing so much knowledge of the area and its wealth of places to visit. She also provided a wonderful breakfast each morning...locally sourced and a perfect start to the day.

The small touches of care and attention to the details, and can't forget about the breakfast, are next level! The location is also so perfect!

Karen was very welcoming and thorough with the Inn details, what to expect and suggestions for things to do/see in town. Breakfast was phenomenal!!

We were created warmly and asked if we needed help which is so kind. The room suited us and was very clean. The breakfast was elegant, delicious and served so quickly. We enjoyed the conversation with you and look forward to returning soon!!!

The breakfast was top notch wonderful

Our hostess Karin was very helpful—she gave us ideas for fun things to do and for great restaurants. In addition she makes the best breakfasts ever! We loved the old house that serves as the B& B and its proximity to everything in Canandaigua.

Our second time staying here and again it was wonderful. So friendly! Great location walking distance form downtown. Breakfast was delicious!

The house and rooms are beautifully decorated and arranged, comfortable, and spacious. Every guest need is anticipated and provided for in a sumptuous way, such as spa robes, pristine bed linens, gourmet home-cooked breakfasts, coffee at any time, and much more. It all adds up to a luxurious yet homey B&B experience. Karin is an exceptional innkeeper, warm and friendly, always ready to provide information and recommendations.
