The cozy Franklin features a queen-size bed dressed in organic long strand cotton sheets. For your relaxation enjoy a warming electric fireplace, amongst a décor that touts an early American style. It offers our second largest bathroom, complete with hardwood floor and a vintage claw foot soaking tub/ shower. With our newly installed tankless heater, there is plenty of hot water for your indulgence. Bring your favorite soaking salts or bubbles and enjoy!
The Oliver Phelps house was built in 1813 and expanded in 1830. An example of Greek revival architecture, it retains lovely features for today’s guests: twelve-foot ceilings, wide plank floors, blown glass window panes, old-growth trees on the grounds, and the spaciousness of a great Federal period home.
Experience Canandaigua from one of five comfortably appointed and spacious guest rooms, all with private en-suite baths, several with fireplaces. Our home is tastefully furnished with period antiques, but updated for all modern conveniences, including WiFi and central air conditioning. We came up for a one night stay. Karen was awesome ! So friendly and easy going. The entire house was impeccably clean. We felt very comfortable.
The Oliver Phelps b&b was a great experience. We stayed in the Franklin room which was well designed, clean, and cozy. The breakfast was very tasty and well thought out. Every detail was attended to. The building itself is gorgeous and included some really nice features outside. There are two gazebo areas, a hammock, couples swing, and a deck for guests to use. The garden was beautiful with a selection of flowers as well as a small pond feature. The common areas of the house were well appointed

We had a wonderful stay at Oliver Phelps. The location was convenient and the host was truly the most! She shared places to see and hike and had excellent suggestions. And the breakfast was over-the-top fantastic! Healthy and so flavorful. I would definitely stay here again.

Relaxed atmosphere, friendly people, walkable to downtown and Karin has a wealth of suggestions of what to do and where to go for us to ride our bikes, kayak, hike and dine.
