Breakwater is a bright and airy ground floor, dog friendly, North Berwick holiday home with two bedrooms. This sea facing Victorian apartment has high ceilings, original features and large picture windows. The twin bedroom offers breathtaking views of the Firth of Forth and the Bass Rock, whilst the master bedroom benefits from a modern en-suite shower room with a walk-in shower.

The open plan sitting room and new kitchen is spacious and enjoys views of the beach. The galley kitchen is well equipped with electric hob, oven, microwave and fridge freezer as well as a large dining table which seats up to six. There are also two large, comfortable sofas, a smart TV and Alexa. This lovely apartment is carefully designed and equipped to appeal to guests looking for a stylish apartment decorated to reflect its beach side location.

North Berwick is a wonderful seaside town, well located for the best that Scotland has to offer. With breath-taking views along the Firth of Forth and the tiny islands of Bass Rock, Lamb, Fidra and Craigleith, it offers an unforgettable holiday destination. Its vibrant high street, with its range of cafes, restaurants and stylish independent shops is a great place to browse. The beach is at the heart of the town and the charming harbour area, with its pretty beach huts and colourful boats really adding to the seaside atmosphere. Must-see destinations nearby include The Scottish Seabird Centre, The National Museum of Flight, Tantallon Castle and of course, a day trip to the beautiful capital of Scotland.

General:
This is a pet friendly property - we welcome either a cats or a dogs. There is an additional charge of £30.00 per pet per week, with a maximum 2 small dogs, or 1 medium size dog. Central heating, electricity, bed linen, and towels are all included in the rental price. Complimentary WiFi available.

Please note that public parking in North Berwick can be complex, as restrictions are set by the local council and may change seasonally and from year to year. We strongly recommend checking current parking regulations in advance of your arrival. Unfortunately, parking availability and enforcement are outside our control, and we are not able to assist with parking arrangements on the day of check-in -

You are required to pay a 20% deposit payment with a minimum payment of £150.00 or higher which secures the property, this payment is non refundable in the event of a cancellation.Then, 42 days prior to your arrival date the balance will be payable with a separate refundable damage deposit of £150.00 due 7 days before your arrival date. Your refundable damage deposit will be held until you depart and then automatically refunded back onto your card within the week after you depart

    Absolutely the best stay of our month long visit to the UK! The place was lovely and right on the beach. Cross the street and you’ll find the steps down to the beach. Down the street and you’re in front of some wonderful places to eat! Five minute walk to the local shops! We lived everything about our stay in North Berwick! Whether we were taking a rainy walk in the beach or popping in to the shops for goodies or a visit to the Seabird Center…. It was all magical. The flat is comfortable and cozy. Hot showers were wonderful as were the comfy beds! We also loved relaxing with a cocktail in the living room! Thank you for a fabulous stay!

    Just lovely, the flat was 'home from home' , the beach on the doorstep was stunning, as were the other beaches nearby. North Berwick high street just minutes walk away.All round a relaxing and fabulous holiday.

    We had a wonderful stay at this lovely two-bedroom property in North Berwick. Travelling with my older parents and teenage daughter, it was the perfect base for our family holiday. The apartment is fantastically located—just a short stroll to the beach and an easy walk into town, where we enjoyed browsing eclectic shops, grabbing delicious takeaways, and treating ourselves to ice cream.The accommodation itself was spotless and extremely comfortable, with everything we needed for a relaxing break. The beds were very comfortable, and the kitchen was fully equipped with everything you might need. It really felt like a home away from home. The view from the lounge is just beautiful.We had such a great time that we’ve already booked to come back next year. Our only complaint was that we couldn’t stay longer! North Berwick is a fantastic destination, and this apartment made it even better.

    Location of property was excellent. Access to Edinburgh and local walks great. The cleanliness and attention to detail was lacking considering the price paid. More detailed information re parking could be provided, we had to check with the very helpful and friendly traffic wardens. Also more information as to where the 'rubbish' could be taken. These details could be added to information folders in the flat.

    Lovely, warm, welcoming main door flat beautifully decorated, well equipped. Spent ages watching 4 men in wet suits surfing in North Berwick in February!!! Great food and an open mic night at the Ship. Will hopefully return someday!!
