Beautiful, sunny, contemporary and very stylish apartment located in the centre of Edinburgh with spectacular views over the Holyrood Park and Arthur's Seat. Only a few minutes away from the Royal Mile.

This gorgeous sunny and spacious apartment is ideally situated to enjoy all the best that Edinburgh has to offer especially the festival(s) as everything is within very close walking distance (Arthur's Seat, Holyrood Palace, Scottish Parliament, Calton Hill). Royal Mile is only 10 minutes away and you can find there plenty of lovely restaurants, pubs and coffee shops. There are plenty of buses to the city centre within a few minutes walk. The flat is situated 20 minutes walk away from Waverley Station.

Our apartment is a beautiful two level apartment with a spacious dining area with an open plan kitchen, a lounge and the first bathroom on the first level and modern stairs and landing leading to all three bedrooms and a second bathroom on the second level.

The apartment has an open plan kitchen and all modern and top quality electrical appliances such as fridge/freezer, washing machine, dishwasher, kettle, toaster, hair dryer, iron/ironing board.

The apartment is very tastefully decorated creating a lovely space to come back and relax. We are situated right on Holyrood Park with gorgeous views of Arthur's Seat - the top tourist attraction in Edinburgh.

The master bedroom has a king size bed with a comfortable mattress which will let you have a very good sleep after the whole day of sightseeing; a clothes rail, chest of drawers and two bedside cabinets. The second bedroom has a bunk bed with a chest of drawers and a small cabinet. The third bedroom has a double bed, chest of drawers, a clothes rail and a desk. There are two bathrooms in the apartment. The first bathroom has a bath, electric shower, toilet and a sink. The second bathroom has a very modern shower cabin with an electric shower, sink and toilet.

The lounge has a TV giving you the opportunities to watch free movies through Netflix.

It's a very warm south facing apartment with central heating and double-glazed windows.

Linen and towels are provided.
Limited paid parking is available by the apartment on the street (please contact the owner for more information).
Free Welcome Pack with coffee, tea, milk and biscuits, cereal, bread, butter and marmalade.
We supply dishwasher tablets, washing liquid and fabric softener.

PLEASE NOTE this apartment is located on the 3rd floor (without a lift due to the age of the building) and the staircase is not suited to guests with mobility issues.
This is a no smoking apartment and no pets are allowed.
No stag or hen parties.

There is an Eufy video doorbell installed by the entrance to the apartment (as per Edinburgh City Council recommendation and for the security of our guests).

NEIGHBOURHOOD:
The apartment is located at the heart of the city and Holyrood Park is our back garden. The top attractions are on our doorstep: Arthur's Seat, the Palace of Holyroodhouse, the Scottish Parliament and Our Dynamic Earth. It's a 10 minute walk to the Royal Mile, Holyrood Palace, Scottish Parliament, Meadowbank shopping centre (where you can find a Sainsbury's supermarket) and the bus stop where you can find plenty of buses taking you to the city centre. The hop on/off tour buses stop by the Holyrood Palace and it can be reached within a 10 minute walk.
The neighbourhood is quiet.

    Listing is accurate, loved views and the close proximity to everything. Comfortable beds and quiet area. We did not use kitchen much but it had everything we needed.

    Beautiful apartment…exactly as advertised. We stayed there three nights with our two adult children. Prompt and great communication made check-in and check-out easy. Easy walk to the bus stop or just a ten minute walk to Holyrood Palace. Highly recommend this place for your time in Edinburgh.

    The owner was excellent with responding! Everything was in perfect order and with the “book” it explained how everything worked. Only problem we had was it was on the 3rd floor plus a two story condo. It says all of that in the listing but for us (Sr’s) just a little challenging. Over all the condo was beautiful plus the view out the back windows was worth it all. Ubers are excellent in that area. Use them! Thanks Marta for a wonderful 4 nights!

    This lovely, modern flat in an older building was a joy to stay in. The views of Arthur's Seat and the park were incredible! The only thing to be aware of is that it is on the top floor so if have a lot of luggage, be prepared to climb a few flights of stairs. Otherwise, a wonderful place to stay to explore Edinburgh!

    My family and I enjoyed five nights at this wonderful flat. Each day we were inspired to explore the crags and Arthur’s Seat because of the incredible views. The flat provides quick access to the Royal Mile and many popular sites throughout the city. There are good places to eat in the neighborhood and it was easy to walk to a local grocer. The flat was clean and spacious with room for all five of us to have our own space after touring crowded sites all day.

    Marta’s home is lovely. It was the perfect amount of space for my husband and I, 2 kids and parents. We appreciated the breakfast treats and coffee that were on the counter upon our arrival. Marta was quick to respond when we had any questions. The black-out curtains in the rooms were a life saver! The beds were comfortable and the kids enjoyed watching Netflix on the tv in their downtime. We were pleasantly surprised with the views of Arthur’s Seat (which is worth the hike up!) and being able to hear some locals play the bagpipes in the field. The only downside was the stairs up to the flat. Being in their 70’s, the stairs were a bit much for my parents. But it was totally fine for myself, husband and kids. I would definitely stay here again in the future! Thanks again Marta for a lovely holiday!!

    This home was the perfect spot for our family visiting from Alaska. It’s beautiful and cozy with great views of Holyrood park and Arthur’s seat. The first thing our family with 4 teens did was hike up Arthur’s seat. So nice to have that right outside! Walking through the grassy park makes the walk to the Royal Mile area pleasant. Marta is a very good host, with good communication and very kind to include breakfast foods, such as cereal, crumpets, marmalade, coffee, tea, milk and some cookies. We really appreciated that! This was a wonderful place to stay!

    My wife and I shared this property to celebrate two 40th birthdays. We love the city and enjoyed a wonderful weekend, topped by this lovely property with stunning views. It was also clean and our property manager was extremely helpful with prompt communication. We highly recommend this!
