The Estates - Spanish River Land Company is a single family neighborhood in South East Boca Raton, FL. It is an older community, with a few historic homes, but with the majority of residences built in the 1960’s. Commonly known by locals as the “Estates”, these single family homes all have a legal description which includes the name “Spanish River Land Co” on their deed. The Estates - Spanish River Land Company, is on the island, just south of Camino Real, in between the Intracoastal Waterway and State Road A1A. The three main streets where all the homes sit inbetween are Spanish River Road, Cocoanut Road (spelled with an “A”) and Banyan Road. Spanish River Road and Banyan Road are both about 1.5 miles long and extend all the way from Camino Real Blvd to the Deerfield, Broward County line. The homes in the northern part of The Estates - Spanish River Land Company have extra-large lots, with most of them 15,000 square feet or larger. These lots are at least 50% larger than the homesites in the southern section. The north and south sections are separated by Osceola Drive. Homes in The Estates which are located north of Osceola are typically more expensive than those in the southern section. Spanish River Land Company is an area popular with owners who like to have access to the beach. There are several public walkways to the beach between some of the condominiums on A1A. No public parking is available in The Estates - Spanish River Land Company for beach goers in this area so the beaches are relatively quiet with only local residents. Homes on west side of Spanish River Road, are multi-million dollar homes on the Intracoastal waterway with direct ocean access and no fixed bridges.
