Stayed Jan 8, 2025We had an awesome time at this property the 2 sisters running the property were very accommodating and did what ever they could to make us as comfortable as possible. The place was nice and clean. there was 3 of us and we stayed with 3 others and we had lots of room. The pool was nice and cool for the hot days and for the days the beach was a little too wild. Walking down the beach was really nice also, The location was also good just a half hour away from Merida where we felt really safe with our young kids. The people were really sweet and there’s a huge retirement community there also. We left a few days early and went to Cancún and we wished we stayed instead. I 100% recommend you come and stay at least a few days and check out the surroundings and small businesses, also in the month of January there’s lots of wild flamingoes. Thank you to our hosts again for the lovely stay.

Stayed Feb 13, 2023The house, grounds, pool are exactly what we were looking for. Sitting on the beach in the mornings for breakfast and evenings for dinner is just fabulous. We would recommend a car.

Stayed Jan 6, 2023The 3 separate bed/bath arrangements worked very well for our family. Mom Dad, two adult children, and their partners. One kitchen and living area was great for group meals and games the other as a quiet space as needed for work or down time. With each couple having their own bath everyone was happy! The pool was a big hit and the close proximity to 3 cenotes and Dizbilchaltun provided just the right amount of activity. Everyone had a good time enjoying the beach and each other.....The shopping was close and had everything we needed. Gaby was a very gracious hostess! She was attentive and checked in just enough to make us feel well cared for and responded to our questions quickly. We would definitely stay here again!

Stayed May 23, 2022I loved it, the place is peaceful, cooking with sea view was exclentOur family had a lovely time at Casa Bin Kiin. We received a warm and informative welcome from Gabriela and her sister Miriam, both of whom were very helpful during our stay. The beachfront location is absolutely stunning, and the pool is perfectly maintained. Gabriela was very responsive and quick to answer any queries. We would stay here again. Gaby, remember that you already separate October and November, for my son Garci and his family who live in Calgary, they are going to love it.

Stayed Apr 23, 2019We had a fantastic 3 weeks holydays at the Bin Kiin villa. The surrounding was quiet, the villa offered everything we needed and Gabriela is the landlady who was prepared to drive 1 hour in the case we had no water. 1 hour after we called her, the water supplier arrived. She is a perfect housekeeper. Chichen Itza, Uxmal and the Cenoten were at acceptable distances and they are an absolute must to visit.

Stayed Jan 1, 2019We stayed at this wonderful property for three months. We thoroughly enjoyed this beautiful place. It was very clean and well equipped just feet from the beach. The property owner, Gabbie, was extremely helpful and generous! We loved her and will miss her and her property terribly. Everything about the place was perfect and very enjoyable. We recommend her property very highly! Thank you Gabbie and we will see you again on December 31, 2019. We love you!

Stayed Dec 1, 2017The hostesses get 10 stars! Gabriela and her sister Miriam went out of their way to make our stay comfortable. They found us a local car rental agency when we had a problem finding a reasonable rate. They took us shopping right off the plane and later brought a few things we thought were missing in the house. We also bought a few ourselves: a pan, kitchen towels, toilet brush, clothesline/pins, etc. The house is more of a beach house with sturdy but aged furniture and fixtures. It's designed as two separate but adjoining flats with a mostly solid wall in-between. In the front hall, the wall is with holes (by design), allowing for direct communication b/w the two sides. The front walls are with breeze holes, allowing for a constant breeze, rendering A/C unnecessary. The sound carries pretty well in the house. My mother and I spent 2 winter months there, experiencing the coldest winter in...forever - we had to ask for extra blankets! Hot water is heated by a gas tank, and we paid for a new one when gas ran out. The hot water goes only to the bathrooms. It's common in Mexico for kitchens not to have hot water (lukewarm). The kitchen is stocked pretty well, but only with one set of pots and pans and utensils for two kitchens. It's also common in Mexico not to have an electric kettle. For tea, we boiled water on the stove. There is a coffee-maker. The mattresses were comfortable, but the best feature of the house was its terrace. We spent a lot of time there even when we couldn't swim because of unusually cold temps. The water is very calm even when it's windy. It's always cool on the terrace and warm on the front porch. The water for the house is in a well under the house. Gaby often checked to make sure we had enough and arranged for water delivery when we were low. The pool is maintained, but the water was colder than in the gulf, so we didn't use it. There is a shower on the front porch, which is handy after a swim. Gaby gave us plenty of towels, both for the beach and internal use. We got drinking water out of a water kiosk in Chicxulub. Both towns, Chicxulub and Progreso have everything you'd need: gas stations, stores, markets, restaurants, laundromats, etc. You do need a car (unless you use a taxi/Uber). The area is off the beaten path, off the highway (12th km) and scarcely inhabited, mostly by snowbirds from the US and Canada. Overall, we had an amazing time at Gaby's place and would come back in a heartbeat!
