If you want to escape the stress of your busy life, relax by a sun-drenched pool surrounded by beautiful Mediterranean sea and mountain views, enjoy wine from the local vineyards or explore local cuisine, look no further. Villa Ocean Breeze is an immaculately presented luxury detached three-bedroom villa with private heated pool (daily fee of 45 Euros charged separately for pool heater) offering panoramic Mediterranean sea and mountain views. The villa has been recently refurbished to a veryhigh standard providing a range of modern conveniences. Situated in a quiet residential cul-de-sac on an elevated plot above the popular village of Peyia with its wide variety of local amenities. The beautiful sandy beaches of Coral Bay and the archaeological sites of Paphos only a short drive away. A major highlight are the spectacular unobstructed panoramic sea and mountain views which are breathtaking and can be enjoyed from both the garden and upper balcony - ideal places to enjoy the cool summer ocean breeze and sundowners.

THE VILLA

A 50 inch flat screen TV with internet TV channels, Firestick, DVD player and sound system are provided. High speed WI-FI and air conditioning are available throughout the villa. The kitchen is nicely separated from the living space by an archway and is well equipped with breakfast bar, ample worktops, built-in oven, electric hob, stainless steel cooker hood, fridge/freezer and dishwasher. Patio windows provide easy access to a wonderful covered terrace overlooking the ‘self-filling’ 10m x 4m heated swimming pool, surrounding terrace and fantastic views beyond. The wonderful outdoor leisure space comes with comfortable sofas under the pergola by the pool, a gazebo area for outdoor dining, BBQ area and sunbathing space including sun loungers on the pool terrace. From the living room, an extra wide granite staircase with feature stained glass window on the landing leads up to 3 bedrooms, all of which have built-in wardrobes providing a wealth of storage space. The master and second bedroom have fabulous en-suite facilities and easy access to a large balcony - a perfect place to sit and enjoy the views and beautiful sunsets. Electric blinds in the lounge can be lowered to block out the sun/light.

The villa can easily accommodate six people in the 3 bedrooms, two of which have ensuite bathrooms.

Villa Ocean Breeze offers beautifully decorated and comfortable bedrooms, two of which are ensuite. Being fully insulated and energy efficient, the rooms are lovely and cool in the summer and warm in the winter. Steps lead down from a gated driveway to a beautifully landscaped garden and quaint stone entrance porch. Off the entrance hallway is a guest cloakroom/WC and useful storage cupboard. An archway leads through to a comfortable lounge with gas stove and granite feature fireplace and feature lighting and to the side is a formal dining area also with feature lighting.

The Master Bedroom is located on the first floor of the Villa and features fresh white walls with a vibrant blue azure feature wall behind the bed. The large patio doors open out onto the large balcony which overlooks the patio & swimming pool. A table and chairs are provided on the balcony allowing guests to sit and relax, enjoy the stunning views over breakfast/coffee/sundowners. The patio doors are framed by curtains and external shutters can be closed to provide darkness if you are light-sensitive. Without being cluttered, the room has a king size bed, 2 bedside chests of drawers and built in wardrobes providing ample storage (& also where the key safe is housed for your valuables). There are unobtrusive plug sockets either side of the bed, with a hairdryer and other amenities tucked away for your use. The ensuite bathroom has a power shower cubicle and separate corner bath (with shower fittings), towel warmer, large mirror, WC and sink. This lovely room provides a calming and stylish private retreat.

The large patio doors open out onto the large balcony which overlooks the patio & swimming pool. A table and chairs (shared with master bedroom) are provided on the balcony allowing guests to sit and relax, enjoy the stunning views over breakfast/coffee/sundowners. The patio doors are framed by curtains and external shutters can be closed to provide darkness if you are light-sensitive. Without being cluttered, the room has a double size bed, 2 bedside chests of drawers and built in wardrobes providing ample storage. THE LOVELY TOWN OF PEYIA
A large, almost overwhelmingly friendly village, now designated a town with its own municipality, and tucked away in the hills about 3.5kms from Coral Bay and 15kms from Paphos. There are several coffee shops, grocers and heartily welcoming tavernas which provide simple but excellent food (if you ask in advance they will prepare special dishes or buy fresh fish for you). A picturesque drive north along winding roads through the Peyia forest and pretty villages brings you to the Akamas peninsula and Latchi's beaches, giving the possibility of countless more memorable days out.

BY CAR
Hiring a car during sight seeing in Paphos is the best option as car rental is insured against collision, accidents, and mileage along with excellent services for tourists. 24-hour airport service is available from many car rental companies and they also offer Cyprus maps, travel tips and additional drivers, sometimes free of charge. Most of the companies have their own websites where you can book your car and make a choice between manual and automatic cars. But there are some requirements that need to be fulfilled to hire a car.

- You need to over 25 years of age.
- You need to have a full valid driving licence from your country of origin.
- An international driving licence will also suffice.
- Driving is left hand side
- Seat belts are compulsory
- Children under 5 are not allowed to travel in the front of a car.
- It is also prohibited to use a mobile phone whilst driving.

THE ROAD TO THE VILLA IS QUITE STEEP IN PLACES SO PLEASE ENSURE YOUR HIRE CAR IS SUITABLE FOR SUCH ROADS.

AIRPORTS
Paphos International Airport is located 6.5 km (4 miles) southeast of the city of Paphos. Larnaca International Airport is located 133 km (83 miles) from the city of Paphos.

TAXIS FROM AIRPORTS
Can be arranged at competitive prices. Taxis are also very popular while getting around in Paphos. There are two types of taxi services: service taxis and private taxis. With service taxis, they have to be shared with other unknown travellers, which can be unsafe. Private taxis are more preferable as you will be travelling alone or with friends and family.


PUBLIC TRANSPORT
Travelling in and around Paphos using Public transport can turn out to be inexpensive and convenient.

BY BUS
For reaching to Paphos, The KEMEK bus lines are well connected with all the island's main centres (Limassol, Larnaca and Nicosia).

Travelling using buses in Paphos may be cheap, but requires patience. The buses do not run on a regular timetable and also they run on only certain roads and visitors who want to visit some out of the way, interesting places, bus may not turn out to be right kind of transport means for them.

Bus tickets are cheap and can be bought once you have boarded the bus. Buses are of two kinds: Urban buses and Rural Buses. Urban buses connect locations across the cities while Rural buses join small villages to the nearby towns.

BICYCLES
Moving through Paphos using bicycles is a good option as its cheap and you can enjoy the sights in your own time.

BY FOOT
As Paphos is a small town, navigating by foot is a good way of discovering the city and its countryside. It is inexpensive and at the same time a good form of exercise. Also you can explore the various sights and gather information about them at your own pace and time, and it can be quite fun if you are in a group. Sometimes travelling by foot can be very time consuming, especially if you are in Paphos only for a few days and you want to explore the majority of the city.

    We had the best time, the villa was spotlessly clean, had everything we needed for our entire stay. Communication with the owner and the property manager was 10/10. The views were absolutely spectacular and the heated pool was a massive bonus. It felt like a bath once heated. Would recommend to anyone, a perfect place.It is on a very steep hill so perhaps not suited to everyone - it was a tough walk up the hill when we did attempt it! If hiring a car - get a 4x4, there’s some tight bends on the way up but it’s worth it for the views!

    We booked this villa for 2 weeks at the end of July for myself, my 8 year old daughter and my parents. Bharat and the property management team were in contact before and during the stay, which made us feel at ease that should we need anything they would be on hand. Bharat was very friendly and helpful. The information for check-in was very informative and worked really well. Nice easy check-in and check-out.The villa is beautiful and the views are outstanding. We really enjoyed using the pool and there was even a box with pool toys and inflatables we could use, a great hit with my daughter and saved us money having to buy loads. The villa is well equipped with everything you need. Aircon in all rooms, however we hardly used this because the ceiling fans were enough to keep us cool during the night. The only room without a ceiling fan was the smaller 3rd bedroom. The small road/driveway down to the villa was very steep, so a slightly more powerful car is needed which luckily we booked before coming after reading other reviews, but the small hill was easy enough go drive up and down once doing it a couple of times and getting used to it. We had an amazing 2 weeks. We would certainly book this villa again for a nice peaceful and relaxing holiday.

    Fabulous villa with stunning views. The villa itself is well kitted out and spotlessly clean. We had the pool heated during our stay at the end of October which was a big plus. The communications with the owner were friendly and prompt. All in all a wonderful trip in a lovely villa.

    We really enjoyed staying at the Ocean Breeze as the villa is in excellent condition and obviously well maintained. The pool is a good size and cleaned twice per week. The view from the villa is very impressive as is the range of facilities available in the villa and everything worked! It is a refreshing change to find a holiday property which is exactly as described in the promotional material. The communication from Bharat and his team before and during our holiday was excellent, timely and very helpful. We had a small issue with the satellite tv when we arrived and this was quickly resolved by Bharat and his team. Due to the location of the villa, a hire car is essential. The only slight downside is that the villa is located down a very steep short access road so less confident drivers may prefer to park at the top of the road and walk down to the villa. All in all, an excellent property for a quiet, relaxing holiday.

    The villa is beautiful very roomy and bright everything you would need is there. Bharat is very prompt with responses to queries too. It’s so quiet and restful too, my only issue was the road to the villa, it’s not the easiest to negotiate, quite steep in parts, but if you are a confident driver or dont mind using taxis, it would be fine. My parents were with me and they like a walk after dinner which they couldn’t do as it was too steep, but it didn’t spoil it we sat outside and admired the lights and the peace and quiet instead. Heated pool totally made the holiday and was cleaned twice a week as stated.

    We had the best stay at Villa Ocean Breeze. I was nervous that the photos on the website would be staged and overly generous but no, the villa was just as beautiful, in fact better than the photos. The master bedroom is huge, as is the en-suite, with loads of storage space and access to balcony an amazing views. The second double is actually the nicest room, such a nice vibe in there, my teen daughter was very at home. It has an en-suite shower room, loads of storage and access to balcony. The third room is a small double with no views or storage but my son loved it, it was dark at night and he slept better than he does at home! The villa was spotlessly clean and had everything you could possibly need, fully equipped kitchen and even a laundry room outside. Everything worked well and we had a very comfortable stay. The pool was brilliant. Cleaned twice during our stay. We didn't have it heated but it had some residual heat from previous guests. We kept it covered when not in use with the october sunshine on it all day it stayed pretty warm all week. Communication with the owners and managers has been excellent and there is tons of info in the books provided. Thank you. You will need a car, it's up in the hills and you'll appriciate the freedom on exploring Cyprus by car. We parked on the drive on the first day but the very steep hill was stressful so we parked at top of road the rest of the time. No big deal, it only takes a minute to walk down the entry road. You might feel braver in a 4x4. Places to visit I'd recommend: Avakas Gorge trail (lunch at The Last Castle), Jimmy's Jeep Safari tour of Troodos Mountains, Aphrodite Waterpark, dinner at Oniro By The Sea watching sunset over Edro III shipwreck, Agios Georgia's Harbour at 8.30-9am you have a good chance of seeing turtles around the fishing boats (we snorkled with them it was amazing). Cannot recommend Villa Ocean Breeze and Cyprus highly enough!

    We returned to this property again this year (2022) after a fantastic 10 day stay in June . This peaceful villa is a perfect getaway for a quiet time to have with family and friends . The villa is in good clean order with modern touches throughout . The view is what does it for us - We will be back next year again for sure !

    We spent 2 weeks holiday at the Ocean Breeze villa in Peyia . The villa is fantastic. The villa is furnished to a high standard and has its own pool which my grandchildren loved. We had excellent recommendations for eating out, shopping etc from our host. We had a marvellous time and hope we can visit this superb villa again.

    Bharat and Gillian are very gracious and welcoming hosts providing directions, villa information and recommendations for restaurants. We also appreciated the welcome pack and check-ins from Bharat himself and the property manager, Alison, to ensure we were satisfied and were equipped with everything we needed to have a great holiday. The villa is in a wonderful setting near in the hills above Pegeia village. It’s a 15 minute walk downhill to Pegeia but the climbing back up takes 20-30 minutes in the heat. Car is 100% recommended! Pegeia is a lovely quiet village which we prefer to the hustle and busyness of Paphos which has completely transformed since 2002 when we first visited. There is a driveway to park your car but the hill the villa is located is steep and our small rental car struggled a bit. So we just parked up above the villa to avoid burning the clutch & it was only a short walk to the villa. Next time we would hire a better car! We loved our time in the villa. Perfect place to relax, sunbathe and swim. The views are breathtaking and we enjoyed swimming and relaxing on the terrace with the beautiful views it afforded. The pool was fantastic - toys and inflatables are provided and my 8 year old daughter had a ball each day. She even learned to swim here! Inside we had everything we needed from comfortable beds, dining table, sitting area and breakfasting kitchen. We could relax in the evening with Netflix and enjoyed some music with Alexa. There was even a wireless printer from which I was able to print out our boarding passes. Bharat and Gillian really have thought of everything! The villa was very clean and the property managers provided a change of towels and linen halfway through our stay. The pool was cleaned twice a week by a lovely, friendly lady. We ate at some lovely restaurants recommended by the hosts - Trattoria La Vigna (lovely Italian in Coral Bay), Santa Marina (amazing fish & chips in Coral Bay), Haia kebabs in Pegeia village and the highlight- Viklari The Last Castle (breathtaking views, food and hospitality - not to be missed). In Coral bay we also ate at Tex Amex Rio Grande - delicious Mexican but portions are huge! We also enjoyed Anesi restaurant (near Sea Caves). Lovely food and welcome from George and family. Cheesecake is amazing! We would 100% recommend Villa Ocean Breeze to friends and family & hope to return in future. Thanks again Bharat & Gillian for a fantastic stay.
