Stayed Jul 3, 2025We had a lovely stay at Villa Nicoletta. Incredible lake views, clean and well-appointed property, conveniently located for day trips to Rome. The nearby towns of Trevignano Romano and Angullara are also worth exploring. The host is very welcoming and always at hand with advice. We also spent one day at the private beach area which can be accessed from the property. Overall, we had a great stay and will definitely return!

Stayed Aug 26, 2024Our stay was wonderful. Nicoletta is an excellent host. The arrangements in advance were quick, uncomplicated and reliable. Everything was prepared when we arrived. The apartment is in good condition. All furnishings were present as discussed and the bathrooms were good, as were the rooms. All technical devices worked perfectly. Everything was spotlessly clean. The proximity to Rome (approx. 50 minutes by car) is impressive. By car it only takes 8-10 minutes to get to the center of Trevignano Romano. There are numerous shopping opportunities, a wonderful waterfront promenade, restaurants, ice cream parlors, cafes and bars. There is also a good dog beach in town. Lago de Bracciano is a beautiful, turquoise blue, clean lake. It was fabulous to try out the various activities on the beach (bouncy castles in the water, pedal boats, etc.). The house is quietly located on a hill, in an excellent neighborhood. We felt safe at all times. The holiday apartment and the house as a whole are in a very good and perfect condition. We can only recommend the holiday apartment and would book there again at any time. Thanks to the sea breeze, good shutters, awnings and fans, it didn't matter that there was no air conditioning. Great garden, wonderful salt water pool. You have a breathtaking view. Our family dog was also welcome. He got along well with the owner's dogs. A huge thank you to Nicoletta. The hospitality was excellent!

Stayed Jun 15, 2024A perfect vacation in a beautiful place. Nicoletta was always available when needed but respected our privacy. Our friends and ourselves just could not get enough of the fantastic views of the lake, from the kitchen, from the living room, from the big terrace and from the small terrace by the kitchen, my personal favorite. The beds were comfortable, the WiFi worked well and the pool was even bigger than I expected. A highlight were the daily visits by her dog Kira. We would definitely return.

Stayed Jun 8, 2024A beautiful villa in a stunning location overlooking Lake Bracciano. Everything was as described and we all had a fabulous week. Nicoletta is a great host, she even got a cot and high chair for us which was greatly appreciated. The beds were all comfortable, the house very well equipped and the wonderful pool and private lakeside beach were a real joy.

Stayed May 17, 2023This is a perfect getaway in Italy. About 30 minutes from Rome. The property has amazing views, a private pool and plenty of space. The owner manager is very kind and easy to communicate with. I would definitely stay here again!

Stayed Aug 9, 2022The host and property were fantastico. Although the host lives upstairs, she is almost never seen. After spending a day in Rome or visiting other areas, it was comforting to head to the hills to this beautiful retreat.

Stayed Jun 18, 2018Perfect place to stay. Beautiful views, incredible sunsets, nice and friendly host. Very private. We rented a car and drove 10 minutes into the center of Trevignano every day for lunch and SUP. Trevignano is the best place to stay on the lake, the town is incredibly charming. This home is ideally located within 20 minute drive to regional train station that takes you into center of Rome. It has a pool that we used every day. Would definitely recommend.

Stayed Dec 31, 1969We had the best holiday imaginable in this wonderful place. Nicoletta’s flat is a real home from home with a beautiful, peaceful atmosphere, enhanced by many paintings, her large book collection, the comfy furniture, the good lighting (no harsh white bulbs!) - and of course THAT VIEW! Everywhere there are lovely personal touches which show the care she takes over her tenants, and everything in the flat works. It is large, light and airy, the bedrooms spacious, the beds good (neither extremely hard nor too soft) and there are mosquito nets in the windows and wooden shutters against the sun. (The photo of the master bedroom doesn’t show the two huge windows overlooking lake and garden - it is a beautiful, calm room with stunning views.) BTW even in the July heatwave the flat wasn’t excessively hot and there was always a breeze in the afternoons; we had no problems sleeping at all. Apparently Nicoletta’s own upstairs flat absorbs the heat! Outdoors one is spoilt for choice with tempting places to sit, depending on the sun or one’s mood: by the elegant pool, on the front terrace with its round table and sofa, on the lawn either in sun or under the trees, on the little kitchen terrace or just below it under the fig tree (the last two were our favourites - they don’t really come out in the photos). The whole garden is tranquil, everything is beautiful and the wide view is totally unspoilt, framed by trees. It is rare to find such a quiet place; impossible to imagine that Rome less than an hour away! The other huge draw of this house is its beach access to the lake: the houses of the Poggio delle Ginestre own a private beach which is totally uncrowded; it was practically empty when we first went in early July. It’s a grass beach with mature trees for shade and is simply perfect for those like us who love lake swimming. It’s only when you see the state of the public beaches (we once drove all the way round the lake) that you realise what an incredible privilege it is to be allowed to use this beach! As to the host, Nicoletta is ever helpful if you ask for something, but totally discreet if you want to be left alone. She offers a meal service on request and we took her up on it twice for her superb home-made pasta - highly recommended! Thank you again for everything, Nicoletta, and see you next year! (We've already booked - hope it's not tempting fate...)
