Villa Abaton: Enchanting Etruscan Villa with Sea View, one hour from Rome

Elegant villa with grounds and a private pool in the archaeological area of Cerveteri, 300 meters above sea level.
In ancient Greek, “Abaton” referred to the most sacred part of a temple, accessible only to a select few, where the most precious objects were kept.
The view of the hills stretches all the way to the sea, offering breathtaking sunsets and starry evenings where you can relax and recharge in an oasis of tranquility and elegance, far from the noise of the city.r>
All bedrooms feature a private bathroom with a shower and air conditioning.
The largest bedroom on the upper level features air conditioning and a whirlpool tub.

The three rooms on the lower floor are equipped with queen-size beds (160 x 200 cm)
Two single beds (90 x 200 cm) can be added to two of the rooms upon request.
The largest bedroom on the upper level has a super king-size bed (200 x 200 cm).
The 130-square-meter private infinity pool is equipped with all the amenities: comfortable lounge chairs and beach towels, umbrellas, and shades.

The outdoor area, in addition to a magnificent park with centuries-old trees surrounding the villa, features a covered area with “Dedon” sofas for your outdoor dinners and moments of relaxation, a round table with a rotating center piece, a barbecue, and a wood-fired oven.






















CHECK-IN RULES FOR CHECK-IN:
Free check-in is available until 7:00 PM but must be arranged at least one week before your arrival.
After 7:00 PM, additional fees will apply.
From 7:00 PM to 10:00 PM, the fee is €50; from 10:00 PM to 1:00 AM, the fee is €70, payable in cash at check-in; if you arrive later than the agreed-upon time, the extra fee will be applied based on your actual arrival time;

HOUSE RULES:
- Please respect this wonderful villa and treat it as if it were your own, so that all our guests can enjoy it.
- According to current Italian law, a tourist tax of €6 per person per night applies for the first 10 nights. You will pay the tourist tax directly through Airbnb at the time of booking.
- Guests are required to present a valid ID at check-in for registration with Italian security authorities; You will also receive a message two days before your arrival, at which time, if you wish, you can send us a photo of your passports.
- A crib is available upon request.
- For each stay, guests will find a basic supply of bed and bath linens based on the number of guests; For medium- to long-term stays, no additional linens will be provided, nor will they be changed during your stay
- For long-term stays (more than 29 consecutive nights), guests will be asked to sign a rental agreement, which will be sent via email prior to arrival.
