Tulum Beachfront Private Villa In the Heart of South Tulum Beach!

We could not speak more highly of the property, staff and owners. The house was beautiful and very clean! Eric and Paula made our stay!! If you don't have them cook for you, you are missing out! They are wonderful people too! They made sure we had anything we wanted and more while we were in Tulum. The house has a great location and you can walk to so many fun restaurants and shops from the back door. It definitely exceeded our expectations!

The most beautiful location, right on the beach and well appointed. The house staff were absolutely wonderful and made amazing breakfasts - and pina coladas! We are dreaming of returning to this magical home. Thank you for sharing this slice of paradise with us.

We stayed at Casa Carolina for a bachelorette and had the best time! Beautiful house/property, wonderful location within walking distance to lots of restaurants and bars, warm and welcoming staff, very safe property - no complaints at all! Highly recommend!

Casa Carolina is a gorgeous house, well-situated, with spacious rooms and bathrooms. It is very well-maintained and looks exactly like the photos on the listing. Eric and Paula went above and beyond to make our group feel comfortable. They bought our groceries, cooked us truly delicious meals, cleaned up, made delightful cocktails, and invested their time and energy in making our stay feel special. However, there was a security incident on our second to last night, after we accidentally left a window unlocked and an intruder came in while we were home. Luckily, nobody was hurt, and Eric/Paula responded quickly, contacting the authorities and callling the local manager to meet with us. He hired a security guard for our last night. Unfortunately, the security guard made some of the women feel uncomfortable when they returned late into the night, and he appeared to be sleeping and disoriented. He wouldn't let them in to the gate until he went and woke up Eric to come out. To the owner's credit, he comped one of our dinner service fees and reimbursed the price of the phone that was stolen. He told us he'd never had a security incident before and that he'd be increasing security measures (video surveillance, motion security lights, a more reliable security company) going forward. He also said that private security is available to guests upon request.

Wow! Truly incredible stay in Tulum. We were recently at Casa Carolina for 5 nights with family as my fiancé and I got married at a nearby venue. All 10 of us were so impressed, the pictures did not do this place justice. It is located close to many restaurants and hotels, but in a slightly quieter little area because the hotel next door appears to be closed right now. Eric and Paula were the real stars of the show. They treated us like royalty the entire stay. They take such incredible care of their guests and go above and beyond every day. They are the most fantastic cooks in Tulum as well. We enjoyed every breakfast and the dinner they made for us. The whole stay was perfect and we will definitely recommend this villa to friends and family.

casa Carolina was just wonderful and accommodating. Best amenity is the caretaker and his wife. They were so gracious, did our dishes, had groceries available upon our arrival, and took such amazing care of us. We hosted a welcome reception for my son's bridal party and familes and the house easily accommodated everyone.

With its enviable location, in middle of the best part of Tulum, the street side of Casa Carolina is surrounded by the fantastic boutique hotels, restaurants, spa's, shops and bars; an east walk to anything that you could want. The beach side side of the house is quiet, private, discrete and on the beach. The house is beautifully built and perfect for a vacation. Comfortable beds; tons of space; efficient, but generous showers; excellent ac and luxury are beautifully combined with an appropriate local design, and a clean and airy space. We took a family party of 10 people (5 couples). Everything was perfect, everything. Watching the sun rise from the bedroom window, falling asleep with the sound of breaking waves, awesome dinners cooked by Eric and Paola of the freshest fish, best meat and most delicious ceviche and ambling across the beach to swim in the ocean. Casa Carolina could not be more perfect, we loved every minute of it. The icing on the cake are Eric and Paola. They make the vacation. They are the live in housekeeper and cook and were welcoming, thoughtful, kind, helpful and went out of their way to make us feel at home. Their cooking is out of this world and we were sad to say goodbye. Casa Carolina is a truly wonderful vacation experience and the best Villa in Tulum.

To say that Casa Carolina met the expectations of my wife, myself, and our close friends and family that traveled to Tulum with us for our wedding would be an understatement! Matt and team were great and easy to work with as we planned the trip and had multiple things in the air. When we arrived the house was even better than the pictures, the rooms and entire property more spacious than we anticipated, and walking through our private backyard to our beachfront feet from our back door set us into vacation mode immediately. Eric made an incredible sit-down dinner for everyone who traveled in that day, again making our arrival even better than we could have asked (Eric's cooking is arguably the best in Tulum, giving him free reign to help guide meals is the best decision you can make-on our next trip I think we will prepare for the week to have all meals on-site at the Casa). Eric and Paula, the house caretakers, are incredible and take great pride in the property and the ability for their guests to completely relax-providing anything and everything (we even had a toddler with us that Eric ensured had what she needed!). The location is perfect, in the middle of Tulum's best restaurants and most desired beaches, and walkable/bikable to just about everything in Tulum. The day of the wedding the Casa was turned into our ceremony and reception area and was perfect for our intimate gathering, made for stunning and unforgettable photos and memories. The house has good satellite TV (we watched the Super Bowl there), decent WiFi for Tulum, and is armed with all the amenities-you could be completely comfortable and at ease without stepping foot off the property. The only downside of the trip is leaving, we cannot wait for our next trip to Casa Carolina soon!

Casa Carolina is a fabulous location. Our group of ten each had our own room and bath. The home is spacious and very comfortable and clean. Our housekeepers , Eric and Paula truly made our trip special. They are very friendly people and went above and beyond to make our stay special. The meals we had them prepare were fabulous. We are already talking about our next trip to Casa Carolina
