Guest Access:

Our Guest Experience team will contact you as soon as your reservation is confirmed to provide personalized support before and throughout your stay.



On the day of your arrival, you will receive all the necessary information in the morning to complete your check-in quickly and easily. In most cases, one of our hosts will personally welcome you, show you the house, and share details and recommendations so you can fully enjoy your experience.



If you prefer, we also offer self check-in: our team will send you all the necessary instructions, access, and codes in advance.



Our Guest Experience team is available for you every day from 10:00 AM to 10:00 PM, ready to assist you with anything you may need.



Other Things to Note:

No Parties / Noise Policy



•Parties are strictly prohibited.

•Small gatherings require prior approval.



No loud music after 11:00 PM.

•Please respect neighbors, staff, and community rules.

Violations may result in a USD 500 fine, police involvement, or eviction.



Energy Consumption



•Turn off A/C units, lights, and electronics when not in use.

❄️ A/C should never remain on when the villa is unoccupied to avoid energy waste.



⚠️ Illegal Items



•Drugs and firearms are strictly prohibited.

Possession or use will result in immediate eviction and legal action under Mexican law.



Unexpected Events



•Tulum is a developing town; occasional power or water outages may occur.

These are beyond our control.

⛈ In severe cases (storms or emergencies), staff may access the villa for safety reasons.



•The company is not liable for interruptions caused by external providers or weather.

•Due to our location on the Caribbean coast, there may be a presence of sargassum mainly between May and August, as it is a natural and seasonal phenomenon.



External vendors are not allowed

For safety and privacy reasons, external vendors are strictly prohibited from accessing the villa.



Sargassum Disclaimer



Please note that sargassum is a natural phenomenon, and beach conditions may vary daily depending on weather, wind, and ocean currents, all of which are beyond our control.



For this reason, refunds, cancellations, or reservation modifications related to the presence of sargassum will not be applicable.
