GUEST RENTAL POLICY

Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.

Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.

Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.

BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

    In town to celebrate a friend's birthday. The place was very clean and plenty of space for 4 of us. Perfect location, close to Broadway, short Uber rides to wherever we were headed. Check in and out very easy, communication was great they checked in throughout our visit and instructions/rules for the place were very clear. Would stay here again.

    Spacious, clean condo in good overall condition with a beautiful rooftop.Nice neighborhood as well, with shops/grocery store within a walkable mile. Communication and follow through by the manager could be improved. They responded via email/phone fairly quickly when contacted but our issues did not get resolved during our stay. Uon arrival, the fridge's icemaker and fireplace were not working. Someone came the next day to dop off ice and a tech for the freezer was scheduled for the following day. They were also supposed to get the fireplace working the next day and drop off blankets for the beds. I am not sure if anyone came by (we were gone) but these items did not get fixed/dropped off and the manager did not follow through and contact us further.

    We rent this property to celebrate our son’s birthday. The house didn’t disappoint . The property is in a quiet neighborhood. Easy Lift or Uber ride to Broadway. Very walkable to the Gulch area. Would definitely rent this property again.

    We stayed 2 nights for a Nashville weekend trip. Close enough to broadway to scooter back and forth on nice days but also far enough to not hear all the noise if we chose to have a quiet night. Will definitely stay here again if we come back to Nashville

    My cousins and I all met for a reunion of sorts and this house was a great spot for us to get some quality time together and give us the opportunity to check our Broadway, Demonbreun, and beyond without having to venture too far from the house. The rooftop patio was also very much enjoyed. The only issues we had I wasn't alerted to until our stay was almost over so I wasn't able to reach out to the owners, otherwise I'm sure they would have been resolved quickly. Overall a great house that we'd definitely stay at again.

    Awesome property with plenty of room for the family to come together. Great kitchen and living room area that was great for our group. Plenty of bedrooms and bathrooms for our four distinct parties to retreat to their spaces. Great rooftop as well. Highly recommended. Hosts were very responsive and wonderful to work with.

    This property is exactly as described. It is clean as well-maintained and the rental company is very responsive. However, this property serves as a great example of the difference between your experience with a large rental company and that of a local family-owned property. While this rental company is very responsive, they are also inflexible. They manage this property to optimize efficiency for them, not to improve the renter’s experience. For example, our flight arrived at noon, and while we were well aware that the checkin time is 4 (which is later than most), we also saw that the unit was not rented the night before our arrival, so hoped to at least drop our luggage off. We were told no, we could not have an early checkin, nor could we drop off luggage (even though they have an empty garage that could easily accommodate the luggage). They claimed that they cannot accept luggage for legal reasons, which is the answer you would expect from a large rental company optimizing their efficiency. We then asked if we could get a late checkout (again did not see that the unit was rented the next day) and were told we could have one hour later. However, when we returned after brunch, 30 minutes before our checkout time, the door code had already changed and we could not get in. So, if you are OK with an impersonal, inflexible host experience, this place is well-equipped and well-maintained. If you want a host that will work with you and do all that they can to try to make your experience excellent, this is probably not the place.
