LIVING AREAS:
With an abundance of living and dining areas (and ocean views from nearly every space on the property), everyone will be comfortable and relaxed. Think lounging by the infinity pool, dining beneath the canopies of the pergola or sipping cocktails on the porch whilst watching yachts drifting lazily past. It's an island dream.

At the heart of the property is the Great House with large living space with both indoor and outdoor dining and living areas. Whether you choose to grab a sofa or bite to eat in either won't affect your view as all have sweeping azure vistas. A gourmet kitchen with all the conveniences you would ever need (including a 6 burner viking stove, dishwasher, warming drawer and subzero refrigerator) connects the indoor formal dining area and living room.

BEDROOMS & BATHROOMS:
1) Vine cottage is a short sunlight-filled stroll past the pool and is the large primary suite with a king-sized four poster bed looking out onto the ocean and Jost Van Dyke. The ensuite includes both indoor and outdoor showers (showering with a soundscape of birds and tree frogs never gets old). There is a kitchenette and a private veranda overlooking the glimmering ocean making it a private and self-contained suite.

2&3) Two large and airy bedrooms lie at the heart of the estate in the Great House. In one bedroom there is a four poster king-sized bed with outdoor shower, the second bedroom has the convenience of two twin beds or a king sized bed with an indoor shower. These bedrooms both open onto a porch overlooking the infinity pool and the ocean view. The bedrooms can either be opened up to enjoy the sea breeze but also come with sliding screens and air-conditioning for those important cool down periods after enjoying the Caribbean sun.

4)The 4th bedroom is another private suite downstairs of the landscaped courtyard of the property has two twin beds (can be made up as a king), an ensuite with rainfall shower and a kitchenette with refrigerator and coffee maker.

STEP OUTSIDE:
The outside dining area overlooks the infinity edge pool and is a magical place to enjoy a meal with friends. The patio area is equipped with an outdoor kitchen with both gas fired BBQ and pizza oven, as well as an Indonesian hand crafted dining table set under a shaded pergola perfect for experiencing the outstanding Caribbean sunsets.

The villa is designed around a beautiful infinity edge pool overlooking the warm clear waters of the Caribbean Sea. The pool has a deeper and shallower stepped area to allow an additional place for guests to relax and admire the view, and also to allow kids a slightly shallower area of the pool. For working off those indulgent barbecues, there is a swim current machine, which can be used for swimming laps or just for fun! If chilling is more your thing, then one of the comfy cushioned sun loungers are a great place to catch some rays. The pool can be heated, so can be used day and night, and is excellent for star gazing as the property's private location allows wonderful views of the clear Caribbean night sky.

There are spectacular ocean & island views of the North Shore of Tortola. You'll be able to spot Jost Van Dyke, Sandy Cay and Green Cay from all parts of the property. Enjoy over an acre of landscaped gardens full of colourful and fragrant Caribbean plants. Do not be surprised to see native hummingbirds enjoying their favourite firecracker plant. For the kids there are lots of places to explore both on the property, including the 'castle keep' area, and around Long Bay. For those times when you prefer a shaded and cool area, there is a lawned back garden.

POOL: A pool heater is available for an additional charge of $50/nt, guests often like this option during the winter months, Dec – March).

AC: There is AC in all bedrooms and ceiling fans & ocean breezes throughout!

GENERATOR: the automatic-start generator is a great plus for any pesky power outages

WIFI: There is Wifi

HOUSEKEEPING: is 2x weekly. All linen and towels will be changed and a general cleaning will be done. Daily housecleaning can be arranged at your own expense.

PARKING: There is driveway parking for your convenience - no long slog with shopping bags or suitcases!

Papaya is located in the hills of the exclusive but welcoming neighbourhood of Long Bay in the West End of Tortola. It has a friendly community feel with a good mix of residents and tourists in the area. You’ll be just minutes away from Long Bay's beach and various wonderful amenities.

LONG BAY (0.7 miles away)
At Long Bay you’ll find a mile-long stretch of white sand and turquoise waters and a selection of beachfront refreshment options - 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar and 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis and Pickleball courts. A day pass will buy you hours of fun! There's also gym passes for purchase & a spa for a little pampering. You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12's are free)

APPLE BAY (1.1 miles away)
A little village with world-class winter surf and a handful of bars and restaurants (Nardie's Beach Bar, Sugar Mill, Tramonti) for all occasions.

SMUGGLER’S COVE (1.7 miles away)
Smuggler’s Cove is idyllic and perfectly sheltered by its vibrant reef which provides sensational snorkelling and is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the BVI cruise ship schedule to avoid the busier days.

WINDY HILL (2.9 miles away)
Head to Stoutts Lookout for a chilled beer with an incredible view over the bay or Banakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island.

SOPER’S HOLE MARINA (3.5 miles away)
Here you’ll find West End Ferry Terminal (where you can catch boats to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John and St Thomas) and a great selection of restaurants (Omar's Coffee House, Omar's Fusion & Pusser's Landing), a well-stocked grocery store, boat charter companies, shops and more.

CANE GARDEN BAY (4.1 miles away)
The buzziest beach on island, you'll find a whole variety of Restaurants and Bars (Indigo Beach House, Elms, Paradise Bar, Myett's plus many more) lining the water. You'll also find a small grocery store, a white sand beach with calm swimming and options for watersports and Callwood's Rum Distillery. *all these amenities mean that the cruise ship passengers come here, so look online for the BVI cruise ship schedule to avoid the busier days.

    Beautiful house and location. The property management company did a great job welcoming us and dropping by a food order. There are a ton of roosters on the island and several around the house that woke us up at 5:00 AM every morning. Unless you are a very heavy sleeper, I recommend taking ear plugs. Other reviewers mentioned the importance of a 4x4 if you are renting a car and I would reemphasize that as the terrain is very steep.

    Papaya Villa was a dream to stay at. The views were incredible. The property was beautiful. Great location with many restaurant options at the bottom of the hill or a very short drive. Short drive to Smugglers Cove, our favorite beach on the island. We did a boat day and took the ferry to Virgin Gorda one day and Jost another day. Great family vacation!!

    We had the most wonderful vacation at Papaya Villa in Tortola. The house exceeded all of our expectations! The views were spectacular and Sam and JC were very gracious and attentive hosts. We loved every minute of our stay and can't wait to come back to Tortola.

    Papaya villa was everything we hoped for and more. The house is beautiful and well equipped! The views are extraordinary! The property managers were quick and attentive to our needs. We loved every bit of this house and hope to be back in the future!

    What a wonderful place to experience Tortola. Watching the sunset was an amazing way to start each evening followed by incredible food. The staff was so friendly and welcoming – there to assist in making each day perfect. The property is beautifully groomed right down to the lime trees. The bedrooms rooms were very comfortable and cozy. The sound of the ocean was so relaxing as you slept each night followed by your first cup of coffee on the balcony ~ truly a daily reminder you were in paradise. It’s a great place to just chill or explore the beaches and other islands of the BVI. The accommodations were spectacular …far exceeding expectations. I would highly recommend the Sunset House for a perfect vacation. Can’t wait to return!

    Four couples enjoyed this remarkable property for a week in early January. What a great retreat - the accommodations included everything we could have anticipated needing. Particularly impressive was the pool and the very comfortable common space - most of the time we just hung out together there. The vistas were remarkable, and we were close to many entertainment opportunities - restaurants, bars, and beaches. Best experience: we bought huge spiny lobsters right off the boat and cooked them on the grill. Charlene and Sam were more than helpful

    We spent 18 months preparing for a perfect vacation for our adult family. We wanted time together full of great views, divine beaches, snorkeling, hanging out. We chose Tortola for our jumping off place. This villa was perfection. Sam and Sharlene answered every question in advance. The layout was just right for three couples, plenty of privacy, great family sized areas to eat inside or outside, well equipped kitchen! . Comfortable furniture, unimaginable views from the unforgettable infinity pool. If you want to experience l'heure bleue, just relax on the patio at dusk! We recommend renting a jeep, although we also had an AWD Kia. We cooked almost every night because we had plenty of space for 3 couples to work together, laughing and sharing. I would return yearly! Before our arrival, we received reminder emails and offers of help with various needs! We had one need which was quickly attended to by Sharlene. Thanks for helping us fulfill our dream vacation!

    We stayed at Papaya Villa with friends and found it to be all we thought it would. We have been cruising the islands for the last five years and thought we would try being land based for a change. It turned out to be a great decision, and this villa is the reason why. As far as amenities go, it has them all. The pool provides cool refreshing views of Jost and the coastline up to Cane Garden. The rooms are all well appointed and the kitchen made for putting together some fantastic meals. Proximity to the beach is so close, and the snorkeling at Smugglers Cove is fantastic. Do look up our good friend Nigel at Smugglers as he makes great drinks as well as a shrimp, beans, and rice plate that hits the spot! Rentals can be arranged easily through Sam (our vehicles were waiting for us and the process was seamless) and J.C. was on the spot with any assistance we needed. We could have easily stayed another week and probably will the next time!

    Papaya Villa is truly brilliant! We stayed a week (wish it was longer) at Papaya. 3 adults 4 children ages 12-16 and had a spectacular time. The weather was only ok but it did not matter. Our time at the house (and our trip to the Baths/Cooper Island) was the highlight of our trip. Sharlene took great care of us and I highly recommend their suggested chef who delivered a plate of fresh fruit and banana bread every other day. The villa has everything you could possibly need and then some. We will be going back.
