    We had a wonderful stay. The house with its garden is a dream. In reality, it looks even more beautiful than in the pictures. Everything is very well-kept and tidy. The hosts were very friendly and accommodating, always available to answer any questions. We would love to come back anytime.

    If heaven exists on Earth, it must surely be here.We’ve just enjoyed a fantastic week’s holiday in this wonderful house — two families, with a total of four adults and four children.Everything has been perfect from beginning to end — it’s truly a delightful place!The garden is spacious and beautifully maintained, with plenty of cozy corners offering shade and peace during the heat of the day.The property is idyllically located in the mountains, offering complete privacy and tranquility for those who seek it.The surrounding area is stunning — ideal for anyone looking to experience the unspoiled charm of authentic Italy.The pool is large and inviting, perfect for both play and a refreshing swim.There are several lovely, authentic restaurants within 1–5 km serving delicious local food — perfect for evenings when you don’t feel like using the well-equipped kitchen, the barbecue, or the outdoor pizza oven.We highly recommend visiting the town of Montone and the historic center of Città di Castello.The Blasi Cantina vineyard is also well worth a visit — and don’t miss the chance to enjoy a leisurely lunch there (just remember to book in advance!).We wholeheartedly recommend Holiday House Col di Fabbri 8 and the wonderful host, Lucio — and we truly hope to return one day.

    We just came back from 1 week in this amazing house. The house is very impressive, beautiful and authentic, also very clean and well equipped. The owners had provided us with a basket of fruits and vegetables. water, Prosseco, washing up liquid and toiletpaper. From the garden and the terrace, there is a wonderful view over the mountains, and sunset. The outdoor kitchen area is very nice, with a pizza oven and a BBQ, we used it almost every day. The pool is very big, nice and clean. We spent most of our week in the pool. The owners comes a few times a week to clean and check that every thing is OK. We all hope to visit this house again. We can highly recommend it.

    We spent three wonderful weeks in the house - first only two of us, then little by little our children and friends joined, until eight of us finally enjoyed dolce far niente. The house is beautiful, cosy, clean and perfectly equipped, with all the daily necessities - from salt and oil to dishwasher detergent and toilet paper, and a beautiful welcome-basket with vegetables. We enjoyed watching the sunset from the terrace at a sundowner and often used the outdoor grill and pizza oven. Even more often we used the wonderful pool, cleaned every two days by the owner, which is only a few steps away from the house. The house is situated in an absolutely quiet location in the middle of the Umbrian hills, the access road is an approximately one kilometre long bumpy gravel road. Monte Santa Maria Tiberina is about two kilometres away. There a very nice pizzeria offers delicious pizzas and an osteria with a beautiful view and a mini-market offers Umbrian specialities . Citta di Castello is the ideal place for larger shopping, which can be reached in about half an hour on winding mountain roads. Beautiful cities like Arezzo or Gubbio are about an hour away.

    We are 2 familys from Belgium and rented this beautiful house for a week . It is a really nice and calm place up in the hills. At our arrival we were very well received (after we were guided to the house by Lucio). The house is very comfortable and surpassed our wildest expectations. It has all the equipment you can want, not at least in the kitchen. We highly appreciated the big fruit basket and drinks that Mauro prepared for us at arrival. Lucio was always very helpfull before and during the trip. We very much enjoyed the nice garden and the lovely pool, which was cleaned regularly. Not to forget the magnificent views over the Umbrian valleys and hills! We also really liked the 30 minutes walk in the evening to the nearby village Monte Santa Maria Tiberina which has a very nice restaurant (Oscari) For any family looking for an Italian villa holiday we would definitely recommend this one!!!     We have just come back from a lovely 2 weeks here. The owners were so helpful and kind, the house is just perfect and well looked after and the pool is wonderful. It is hard to find the first time, so it was kind of the owners to meet us and show the way when we arrived. The track to the house is pretty rough - quite steep and bumpy gravel, so a sturdy car is recommended. They showed us around and we were really impressed. The photos - especially of the inside do not do the house justice. What is really nice is that all the basics are there, you don't have to buy things like loo roll, washing up liquid, olive oil etc. The owners also provided a welcome basket of delicious fruit and veg, some water and even a bottle of Prosseco. The views are gorgeous and we spent many an evening just watching the sun set over the hills after an evening swim. The house stays very cool, but we were there during a heatwave, so the owners kindly supplied fans for the bedrooms at night - nothing is too much trouble. There are 2 lovely verandahs for enjoying a meal with a view and plenty of shady places to sit. A couple of pads for the sunbeds would have been nice, but this is a very small thing. There are a lot of insects, which were annoying but to be expected - the owners made sure there were plenty of sprays and repellents. The area is spectacular, and less touristy than neighbouring Tuscany. The local village perched on top of the hill has a lovely restaurant with an amazing view, which is well worth a visit, we had a couple of lovely evenings there. There is a small shop in the back room where we stocked up on the first night, which was so useful. There are so many amazing trips to make, the lake is worth a visit and Montone, Perugia, Arezzo and Citta Di Castello are all lovely and not too far. All in all a fantastic holiday, a very comfortable and spacious house in a beautiful place where everything has been thought of. Highly recommended.

    We spent a wonderful relaxing holiday here in Monte Santa Maria, far from the noise and stress of daily life. The house and its surroundings are amazing; lots of space and green! The owners guided us to the house, which was a good thing, because the road is very isolated and not easy to find the first time. They showed us around and told us about things to do in the surrounding area. They are adorable people and always ready to help out, like that time we forgot our keys inside the house! The house is perfectly clean and very spacious with 4 comfortable rooms and 3 perfect bathrooms. The kitchen is big and functional. The house stays cool when it's hot outside. The garden is big and well kept and so is the pool. The water was not very warm, but refreshing as the weather was hot. The outside shower is just perfect. The surrounding nature is stunning, it's a pleasure waking up with such a beautiful view and just enjoying the silence. In the evening we admired the amazing sunsets from the terrace. There is absolutely no noise; the first neighbour is a very friendly sheep herder, a few hundred meters away. The area is hilly with lots of typical medieval villages to visit and beautiful cities like Perugia, Citta di Castello or Arezzo nearby. The lake Lago Trasimeno is also worth a visit. In the nearby village Monte Santa Maria Tiberina, 5 min by car or at a 30 min. walk, you can find the restaurant Oscari with delicious food and a beautiful view from its terrace. It also has a tiny grocery store in its back room. We highly recommend this house, our only complaint were the many insects, surely due to the warm weather or just bad luck! Enjoy your holiday!☺

    The house is situated in a quiet place without neighbors in the area. Ideal for a break from the hustle of the city surrounded by the beautiful green hills of Umbria. The pool even better than the description and photos - very well maintained and cleaned regularly. House very well maintained and equipped - it has everything you need, even the smallest thing. And the most important - very friendly owners with a very good contact. I would definitely recommend this house for a great holiday,
