LUCIVANA is a family home situated in the village of Popovici, in KONAVLE, near DUBROVNIK, seen by many as the Croatian equivalent of PROVENCE. Its current owners are direct descendants of the original owner, who had the house built around 1810. During the latest renovations (2014), every effort was made to preserve the original spirit and feel of the house. Thus LUCIVANA is not an aseptic house for rent, but a place with a soul, a home away from home for the discerning traveller who seeks anauthentic holiday experience.
The property is most suitable for families and groups of friends who are looking for a location offering peace and privacy, for nature lovers and those seeking fresh air and sea breezes scented with the Mediterranean flora.
Croatia's jewel attraction, DUBROVNIK, is half an hour's drive away going westward, and the border crossing into Montenegro is another half an hour's drive away going eastwards.
Dubrovnik Airport is only 10 minutes away, but the rolling hills surrounding the village block the air traffic noise from disturbing. Dubrovnik Airport is served by direct scheduled and/or charter flights from 45 European airports:

For those arriving by air, car rental can be arranged at the airport. Local bus services run to Cavtat and Dubrovnik.
The property is approached from a country road through a gated entrance, from which a pathway leads to the entrance into the inner, partially walled garden. The garden is additionally sheltered from outside view by a side building and much greenery, thus the house occupants can enjoy complete privacy.
INDOORS
The main house accommodates six persons. The main living quarters develop at the first floor level, reached by two stone staircases climbing up from opposite ends of the garden and meeting together in front of the house entrance, where the space widens into a small terrace , bordered by a stone seating, thus forming a cozy small outdoor lounge ideal for afternoon drinks.
The entrance floor comprises of an open living room and kitchen/dining area, plus one bedroom and a bathroom, while the upper floor houses two more bedrooms and a large bathroom, all accessed from the centrally located landing.
The interior has been decorated in traditional style, with the use of some of the original furniture. The kitchen and the bathrooms are appointed according to quality modern standards. The main house is air-conditioned and has central heating.
The ground floor level of the main building is an open-plan space. Accessed from the garden, it serves as a summer kitchen and dining area, and a relief day-room. Thanks to the building's thick stone walls and limited exposure to the sun, this space remains plesantly cool even in the top heat of the day. A toilet and a laundry facility are also available on the ground floor, plus a maid's room (which serves as the regular cleaning lady's headquarters, but since it's fitted with an extra bed, it has been used by guests' own house help/nanny).
The one-storey side building (partially attached to the main building), known as The Guest House, is an attractive open-plan, split-level space with a high ceiling and plenty of light. The upper level area with its bathroom, a double bed and a walk-in closet, represents the sleeping quarters, while the lower level functions as a living room. The sofa on the lower level is usable as an extra bed, thus The Guest House can accommodate a couple with a child. When it is not used for sleeping, this space offers a tranquil corner for anyone wanting to read or write or to have a peaceful conversation.
All the windows on the main building are protected by slatted shutters which regulate the streaming of air and light into the house. The windows on the side building have full wooden shutters. The Guest House is also air-conditioned.
THE POOL AND THE OUTDOORS
A stretch of lawn separates the buildings from the stone-paved terrace in front of the house, covered with a kiwi and a wild vine pergola. The terrace, with its stone-built barbecue, is the main dining space in the summer months. A low stone wall separates the shaded dining area from the sunlit poolside terrace. A wooden sun deck offers plenty of extra space for sun bathing. Set between the two is a small building housing garden equipment.
There is one more area designed to offer a quiet corner for the house occupants: another stone-paved terrace under a wisteria pergola, set between the house and the tall garden wall.
The inner and the outer gardens cover some 3.000 square yards partially planted to orchard (orange, prune, fig, apple, quince, pomegranate and some vines) and with a conspicuous presence of walnuts, bay and oak trees.
A ten minutes' walk from the house (or a couple of minutes' drive) through patches of shade of pines and oaks, will take you to the edge of the Konavle cliffs offering a breathtaking view of the open sea and of the beach below, a place of great wild beauty. Man-made path down to the beach is safe and no big challenge. Not far away from the village there are also other access paths to the sea. A horse farm in the village offers possibilities of horseback riding through the neighbouring countryside.
Although the house is located in the middle of the village, barely 200 m from a bus stop for the Dubrovnik and Cavtat bus lines, it is recommended to have a car as the food shops are available at a distance of about four kms.

    We love this property! It is in a beautiful location and the pool was much used. Perhaps a couple of appliances to update such as the dishwasher and coffee machine but it wouldn’t stop us coming again. We love meals under the kiwi tree and hope to come back again. Thank you!

    Great house, great location and a very nice host. Very close to the airport but without disturbance från the airplanes. Close to the magic Pasjsha Beach and close to Cavtat and Dubrovnik. Visit Montenegro for the day or go to Bosnia. Everything is very close.

    Delightful property and grounds in a rural setting The facilities were excellent catered for all ages the pool and terrace were excellent and enjoyed by all ages particularly the younger ones The figs and grapes were a bonus, shame the Kiwi fruit weren’t ripe but they gave great shade over the terrace.

    Description of the house and area is accurate apart from the pool. It advertises a heated pool but we all thought it was much colder than 25c-26c which is normal for a heated pool, too cold for some of our party to use which was disappointing. The owner said the heater only “takes the edge off” but there was no evidence of this. The accommodation itself was good if a little tired and in need of tlc in a few places. We arrived to find some issues in the guest annexe with plumbing and lighting which were both rectified in a couple of days. Anna the local manager was lovely and very helpful. The house is old and perhaps not ideally suited to toddlers although the owner went out of her way to ensure the older children had toys to play with, this was very thoughtful and greatly enjoyed by our grandchildren. The kitchens are well equipped and we found the ground floor “summer kitchen” ideal for our needs and the outside stone built bbq had plenty of use. We found some local supermarkets with basic supplies but for a better selection including fresh fish we drove 30mins north to the Super Konzum at Srebreno. Cavtat was our favourite location for dining out, not cheap but a great selection of restaurants right by the sea.

    The house had everything. We had 7 people sleeping- kids and adults. Everyone enjoyed the house. The kitchen has everything to cook, the pool is nice, the table outside is amazing. Everyone enjoyed.

    We had a lovely spring stay at Lucivana. Such a wonderful place to relax by the pool or just find a quiet corner to take in the scenery or read a book. You will need a car to get around from this lovely traditional country house but much is within close distance. Very close to the airport (15min), Cavtat (15min) - can get a boat to Dubrovnik from here - and also the border with Montenegro (30min). Locally, you can walk to the beach (steepish decline as you near the beach but worth the effort), visit vineyards and enjoy adventure activities. If you're looking for a restful break, and a home away from home (and away from the crowds), then I can highly recommend this stay in the beautiful countryside in Croatia. Should you need any assistance during your stay, Lucy and the staff helping to manage the property are easily contactable and very attentive.

    Relaxing, secluded, and spacious property. We visited Dubrovnik via boat taxi, Gruda, Sokol Grad, etc. A car is necessary and there are many places to find groceries. We loved the pool!

    My family and I had the most perfect holiday here. The photo were accurate but really do not do the property justice. We were so delighted when we first glimpsed the house and stunning gardens filled with many types of fruit trees, herbs and flowers. The pool was a good size and depth so we could swim properly and we spent much time relaxing poolside or in the shade by the terrace. For a extended family group, it was ideal as there were many areas of the house and gardens to allow privacy, but equally plenty to all come together for lunch or dinner or even aperitifs on the terrace. We used the summer kitchen alot and found it extremely well equipped. It was handy to have a fridge, freezer and cooker here as well as in the main kitchen upstairs. The bedrooms were all very spacious and we liked the decor as it felt very much home from home. The lounge in the house had antique furniture and wooden floorboards which reflected the 200 year history of the house which has been in the family for 6 generations. My parents stayed in the ground floor annexe, which has its own bathroom, and lounge with mezzanine bedroom. This was ideal as my Dad has had a recent hip operation and finds too many stairs difficult. We walked to the nearest beach, which is about 10 minutes pleasant walk away before descending steeply down to the actual beach. My Dad could not make it down this slope or the steps which was a shame as the beach is stunning, however, he visited the local wine cellar whilst we were out and had a great time! The whole family had a fabulous time and wouldn't hesitate to recommend it to anyone. We hired two cars between us and this really was necessary as there is no shop within walking distance. The nearest is about 5-10 minutes away. The owner, Lucy, was so lovely. She called a few times to check if we needed anything and to offer advice on restaurants and local shops etc She even organised the TV so my husband and my Dad could watch the football!. She was very understanding when a wine glass was broken(sorry!) and very genuinely wanted to ensure we had a happy and memorable holiday. We really appreciated her help, kindness and advice. We would love to return sometime in the future.

    We had a wonderful holiday in this lovely house. We were 3 couples and 3 children, and the owner was wonderful in helping us sort out the sleeping arrangements for our children. The house itself is everything we were looking for - large, full of character, beautiful house and garden, great pool. The house was very clean and well maintained. The area is also very beautiful - we had a lot of lovely walks and spent a lot of time at the local beach a short walk away. The locals were very friendly! Easy to get to Cavtat and Dubrovnik, both of which we enjoyed immensely. I would definitely recommend this peaceful, romantic place.
