This seventeenth-century stone farmhouse enjoys a spectacular setting in the heart of Umbria. It overlooks the Spoleto Valley with stunning views across to the city of Spoleto in the south and to Assisi in the north.

The house forms a separate part of our larger home, which remains unoccupied during your visit to guarantee your complete privacy.

The swimming pool is open from the end of May until the end of September and is not shared, for your private use only. Recently restored, the house and gardens have a marvellously quiet and restful atmosphere. Surrounded on three sides by 1 hectare and a half of olive trees, fruit trees and grape vines, it sits on the edge of a picturesque village set halfway up a hill crowned by a fifteenth-century ruined castle.

- An upper garden with a gazebo/pergola. A dining terrace. And lower gardens with terraces and a large swimming pool (12m-5m) with a spectacular view. The property faces West and enjoys beautiful sunsets.
- There are two double bedrooms that can accommodate up to four guests. The bedrooms can be configured as King-size doubles or twin beds depending on your requirements. A baby cot is also available.
- Two bathrooms, one with bath and shower, one with shower.
- A large living room with a mezzanine balcony.
- A fully fitted modern Kitchen-dining room which opens onto the terraces and garden.
- A Utility room - with washing machine.
- WiFi Fire
- Private gated parking.
All bed linen and towels for the bathrooms and the pool are provided. The pool is cleaned once a week.

The garden with its many olive trees, vines, fig fruit trees are regularly tended throughout the year.

    House is rustic (dates from 1550!!) but nicely renovated with modern amenities. Very comfortable and plenty of space for two couples. Amazing views, lovely patio area and really nice pool. Julian is probably the best VRBO host we’ve ever had. Provided us with a lot of great info on the area - shopping, fuel, restaurants, etc. Also very responsive to every need we had. If you’re looking for a countryside location you can’t do better than this.

    We (a family of four with two children of 10 and 12) had an excellent time at the guest house, which is located in a quiet area in Poreta. The guest house we stayed in is a part of a larger house of the host, but we had full private use of the garden and it’s large pool with stunning views (and sunset views!) on the mountains. The house itself was beautifully restored with attention to detail. The house is fully equipped and it was impeccably clean. The host is very approchable, flexible, and gave us several good tips of what to do in the surroundings of Poreta.

    The house is beautifully & sensitively restored. The garden is lovely, with its terraces of olive trees going down to the pool, which is large, well maintained and has a lovely smooth stone surround. The views from here are just gorgeous - down to the pretty village of Poreta, across to the hills & for miles across the valley, with Spoleto in the distance. For us, the house was perfectly placed for trips out to nearby hill villages, towns & numerous great restaurants, many within 10 minutes drive. Julian, the owner, gives good recommendations! One of the great things, is the complete privacy of the place. No one overlooking you on any of the terraces - the top loggia (great for relaxing before & after dinner), dining area or pool. Blissful!Just to note, we would probably hire a smaller car as parking outside the property can be a little awkward, as can getting around the small roads in the villages. Also, if you have limited mobility the steps down to the pool would be challenging. An all round great place to stay.

Julian (the host) was extremely helpful, providing local knowledge, making some excellent recommendations & was responsive to our queries. The location is rural & very private while only a short drive to local amenities. Would stay here again.

    Accommodation was as advertised. The two-story apartment on the other end of the house fitted two couples without a problem. View from the pool area and the kitchen terrace was magnificent as the sun sets behind a mountainous horizon. During our vacation week temperature was averaging 35 degrees in celsius during the day but the house had ceiling and floor fans so we managed to sleep quite well. A rental car or other means of readily available transportation is advisable as the house resides in a hilly suburb that does not have a lot within walking distance. The host was amazing, very helpful and was always within the reach. We were provided with great recommendations, one of which was a cooking lesson in a nearby restaurant. We cooked local pasta dish with local ingredients and ate it after with the guidance of the lovely chefs there. If you do not mind the suburban setting with the nature close by and you have means of getting around, look no further!

    We stayed at the property in Poreta and loved it. Whilst being away from the Cities it is easy driving to get to any place and we took full advantage of this visiting, Spoleto, Perugia, Assisi, Orvieto. Julian provided us some great links to places to go and eat and we were not disappointed. We finished our trip with a stop in Orvieto on our way back to Rome and had our best meal of the holiday, highly recommend a visit to Ristorante Caffe, Capitano del Popolo, fantastic cooking and reasonably priced. Would definitely recommend this property as a great place to stay.

    We have had a wonderful time in this beautiful house, surrounded with a wonderful garden, Swimmingpool and an incredible view around the area. Julian and Sylvia made our stay very comfortable and gave us a lot of informations and advices. Everything was excellent and we enjoyed being there.

    The villa was lovely, with incredible views. Our hosts were great communicators, offered lots of local recommendations, and helped to arrange a private cooking lesson at a local restaurant, which was great! Highly recommend!
