Absolutely perfect stay in Tulum in early Feb. House was perfect, not that we spent too much time inside other than to sleep. (Beds and linen were high end hotel quality).Fernando and Aza made sure the property was immaculate at all times. The Chef staff produced three amazing meals a day (as well as a snack). Out door dining was perfect for our 12 guests.Beach was beautiful and I specifically enjoyed the smaller beachside SHADED table so I could enjoy the view while saving my skin. Meanwhile my friends laid out and soaked in all the sun.Infrastructure in Tulum is a little hit or miss, so perfertly hot showers was not always a thing, but thats more Mexicos fault than the house/host/staff.Definitely felt like a luxury vacation and we enjoyed it much more than an All Inclusive Resort like we have been to in the past. Seaweed does wash up on the beach, but its not bad in February and it didn't distract from anything or smell. House staff will also clear it away depending on your preference (it is a never ending job though, but again, welcome to the east coast of mexico)

We had 6 couples stay for a birthday celebration. All of the kings beds were super comfortable! Which was a really nice surprise - since some VRBO houses cheap out on this aspect. The food was on point: we had some guests with dietary restrictions - and they were super accommodating. And anytime we needed a snack - boom they brought out a snack - chips/quac/salsa/ceviche. breakfast was my favorite meal of the day - eggs, bacon, fruit, yogurt, granola, etc. Dinner was made to order - and Fernando always made sure dinner was on time and delicious.I want to specifically say how awesome the housecleaning service was. They cleaned each room every day (which I am not used in rented houses). We had many adult beverages - and they were constantly cleaning up after us (before we even had a chance). We made some pet iguana friends! The pool was fantastic with beautiful views. There was some sargassam the first day - but the crew worked tirelessly to clean it up for our beach enjoyment. One thing is uses is bring water shoes - beach was a little rocky!I would 1000% stay here again! There are not many places beachfront in Tulum and this is a gem!

The house and staff are lovely, great communication! We arranged all transport thru them. Photos are accurate. Highly recommend. The outdoor areas to hang out are plentiful and lit beautifully at night. Rooftop sunset also lovely. The beach is really beautiful, gentle waves, easy and gorgeous to kayak. When we were there, there was a bit of plastic garbage and quite a bit of seaweed. That depends on the current and is probably an issue everywhere on the QR coast these days. There were beach cleaners in the morning who cleaned up most of the seaweed. Advice (the check in guide tells you this): (1) bring water shoes - it's a rocky beach right in front. If you walk down the beach, it's less rocky but covered in sea grass, so it's helpful to have your feet protected! Some poeple didn't mind tho and went barefoot. (2) Be specific before you get there on what groceries you want. Groceries are expensive, but you are in the middle of nowhere so just plan to over-order since you are on vacation! You will probably end up eating all of it. (3) Have an alcohol plan. We bought duty free from airport and then beer on the drive. (4) Tulum is about 45 min drive. Get a party bus and have a night out! (5) There are two restaurant/bars a few minutes walk down the beach. They are great. Mantaray and Pandano. (6) Bring cash: taxis, groceries, staff tips adds up. Plenty of small bills are helpful. We were 9 adults and 2 teens for 4 nights. It was perfect and easy! :)

We had an amazing week for a three generation family of 17 from ages of 3-79. Our family was able to enjoy one another with plenty of space to have group activities and individual bedroom suites . The outdoor space was utilized for the entire week with outdoor dining, palapa dining table for cards and dining, swimming pool, beachfront and lovely indoor spaces. Soliman Bay has good snorkeling when you take the kayaks out to the coral reef, great shell hunting, and fishing opportunities when you rent with a local fisherman. All ages had a fabulous time and hated to have the week end. Even the 3 resident iguanas provided great entertainment for the family. Sunrises and sunsets were enjoyed by all. The staff including the chef were so accommodating and helpful and the amazing Thanksgiving dinner (including floral arrangements and ballon decorations) was much appreciated. A Thanksgiving week to remember.

This property is beautiful and the house is well suited for large groups. Be aware that one of the bedrooms is not attached to the house in a bungalow down at the beach. While it was very nice, there was an odd odor in that space. Also this property is NOT near anything. You should either rent a car or be prepared to stay put. Fernando did drive us around often, but it was very expensive so a rental car would be a better option. The house is gorgeous with ample space for gathering and privacy. We did have some issues with the boiler breaking (no hot water) and the air conditioning not working, but the issues were resolved as timely as possible. Angel and Rosa and exquisite chefs and provided some very tasty meals. No need to go out to dinner as they were more than accomodating cooking us whatever we wanted with ample quantity. Great place for unwinding and making memories!

The team was great - Fernando, Azalea, Chef Angel and Rosa were attentive and did everything to ensure we were happy and comfortable! The food was awesome and they went out of their way to make my birthday night extra special! The house itself was spacious and accommodated our large group (15 adults max capacity 1 night). Even when we had to use the futons, they were comfortable. When we arrived it was a full tropical storm so the power had gone out and the house was flooded. The team did their best under those circumstances - they got the generator running and worked hard to clean up the flooding. The owners should do some work on the house / window & door sealing to help prevent flooding. They also should invest in a few new kayaks / paddle boards as the few there are old and not in great shape. The listing said there was a hot tub, but there isn't - just a bath tub, so hopefully they'll update the listing so it's accurate - I love a hot tub and that was a main factor in my choice. The pool and beach were lovely - you definitely need water shoes for the rocks. Massages at house were a bit pricey and just OK. The house is a bit far from downtown Tulum and sadly the taxi / transport situation in Tulum has become an out of control racket, so venturing out gets pricey, especially with a big group. You can walk down the beach to the Jashita Hotel which has a great restaurant and cute little bar. Overall, had a fantastic stay and loved the house and team - highly reccommend!

To echo the other reviews, our family of 13 (8 adults, 5 kids) spent the week at CBS and the staff made our trip. Fernando, Asaella, Angel, Rosa and Gabriel were amazing and took care of every need we had. Angel and Rosa absolutely killed the week's menu for breakfast, lunch and dinner. Having our meals all together in the outdoor dining area was honestly probably the highlight of our stay...so nice. Our rooms were cleaned spotless each day by Asaella and Gabriel and Fernando took care of everything else from transportation, pool cleaning, beach cleaning as well as answering all of our questions. The house and grounds were absolutely perfect for our family with plenty of room and a great pool for the kids. Jorge, the manager was very responsive and helpful leading up to our stay as well. We would definitely come back and stay here. Thank you CBS crew!!
