Built in 1946, this home offers a perfect central location for walking, biking, or easily getting just about anywhere in Fort Collins. Four blocks from the CSU Performing Arts Center, theatre performances and concerts are only a short walk away. The Spring Creek/Poudre bike trails are just a few blocks to the south. Fort Collins's vibrant old town/downtown is a walk or easy bike ride away. Also close are the flower gardens, Whole Foods, Poudre Valley Hospital, the CSU veterinary teaching hospital, and the Fort Collins Club Fitness Center. And, the best part is that in spite of being in the center of so much activity, this home is located in a quiet residential neighborhood on a quiet street.
Inside, the house has been completely updated. The kitchen features a professional style Dacor gas stove and oven that, for those who like to cook, is a dream to cook on. The master bedroom is spacious and comfortable featuring plenty of storage, the home’s original hardwood floors, and a king-size bed. The second bedroom is small but works well for one person or two small ones who can share the full size bed.
Cable tv, plenty of dvds to choose from, and internet access are provided. The laundry room offers a full size washer and gas dryer.
Large Pella doors open to the backyard deck where you’ll find a propane gas grill and space for outdoor dining or relaxation. The yard is fenced for safety. Finally, there is even a one car attached garage.
This home is strictly non-smoking. While our general policy is no pets preferred, some dogs may be allowed if approved at the time of reservation. An additional pet fee, proof of vaccinations from your veterinarian, and signed pet agreement will be required. Sorry, no cats (due to owner’s allergies) or other pets. The house comfortably accommodates up to three adults or two adults with two children, but it is not appropriate for larger groups or gatherings. Please note, while children are generally welcome, for safety reasons the house is not appropriate for new walkers and toddlers.
We spent a month in Rosemary and Jim’s beautiful and cosy house. The house is obviously loved and cared for by the owners, beautifully furnished and very charming. It comes equipped with everything you might need, and is located in a quiet, very walkable neighborhood. The location could not be better; close to downtown FC and CSU, with Wholefoods and Trader Joe’s just a mile or two down the road. My puppies loved the fenced-in backyard, and we enjoyed the deck and outdoor grill. Rosemary and Jim are the perfect hosts, communicative and always available to help. I highly recommend their lovely home, perfect in every way!
Our stay in this sweet home was beyond wonderful… in every way. It was just as described and I could go on forever about how perfect everything was. The owners are friendly and great to work with. The house is very clean, well equipped with necessities and is in a great location. You can tell the owners take pride in their property and they are very accommodating. Would highly recommend staying at this VRBO property.

My husband and I drove to Fort Collins from Dallas and it began to snow outside of Denver. We were tired after a long drive when we arrived in the evening. Rosemary’s and Jim’s lovely home was just perfect - toasty warm, comfortable bed, and everything we could possibly hope for! Everything was spotless and the kitchen was beyond well-appointed. On top of all that, they have carefully curated a wonderful art collection over the years. Rosemary was extremely helpful and responsive in our communications. We can’t wait to visit again someday - maybe in the spring or summer!
The owners were always available for any questions we had. The house was spotlessly clean and fully equipped with appliances and every gadget you could possibly want. My husband and I really enjoyed our stay at this quaint gem within walking/biking distance to the heart of Fort Collins. Rosemary has been a lovely host and her home is set up with all the amenities. While relatively small, it had just what we needed to enjoy a wonderful stay. It was a great trip and we would be happy to visit again.
My daughter and I thought this place was perfect for our week long stay. The kitchen was fully equipped with everything that anyone could need. The beds were so comfortable! Would highly recommend this cute home and would certainly return!

My husband, our dog, and I had a wonderful stay at Rosemary and Jim’s cute little house. So many nice touches, like night lights, lots of tissue boxes around the house, tons of hangers!, extra pillows, blankets, towels, dish cloths and wash clothes, dog towels for the dog!, interesting art work and choice of books & movies….I could go on and on!! Rosemary was very helpful in welcoming us, and making sure we had everything we needed. Very detailed information about the house. We sat on the patio a lot, as the dog loved it there! We walked the neighborhoods, down to College, over to Prospect and north to Riverview - wonderful, friendly people and interesting properties! Thank you, Rosemary and Jim, for opening your home to us!!!
We can't say enough great things about this little gem of a house in University Acres, Fort Collins. It was spotlessly clean, beautifully furnished and fully equipped with every kitchen tool, pot, bowl and appliance that one would have in their own home. The home-owner clearly takes great pride in this cozy house and in providing the best hospitality possible. We felt completely comfortable here; it truly was a home away from home.
