Stayed Jan 1, 1Our stay at Woolbrook Reservoir was honestly incredible, especially since the conversion from an old reservoir into such a massive, modern home is so unique. We had 14 of us there, but the open-plan layout and the central glass atrium made the whole place feel huge and full of light. Most of our time was spent between the games room and the amazing rooftop garden, which has a hot tub and views that are hard to beat. Being just a short walk from the Sidmouth seafront made it the perfect base for the weekend, and I’d go back in a heartbeat.

Stayed Jan 1, 1Such an amazing property in a lovely seaside town. You can tell the owners have thought everything through, and we particularly made good use of the hot tub - which was lovely to see one without chlorine or chemicals in.

Broader facilities require some small changes - more sun beds (including some upstairs) and bigger, better bbq for a house accommodating 12-16 people. Would also recommend aircon in the kitchen. Overall a lovely stay, just some improvements possible.

Stayed Jan 1, 1A truly unforgettable stay at Woolbrook Reservoir! Nestled just outside Sidmouth, this former reservoir turned architectural masterpiece felt like stepping into a secret world. The place accommodated us all comfortably across six spacious bedrooms, each showcasing its own style. The open-plan kitchen and entertainment area, was great for group dinners and as a social space. Outside, the garden and the rooftop was the highlight - a drinks bar, sun loungers, ping pong and pool tables, great for keeping all of us entertained and happy! Location-wise, Woolbrook is tucked away quietly but only a 1.5‑mile stroll from Sidmouth’s gorgeous seafront, cafés, and coastal paths - perfect for day trips. Woolbrook Reservoir isn’t just a stay—it’s an experience. Highly recommend for anyone wanting something truly special in Devon!

Stayed Jan 1, 1What an amazing place. Greeted by a very lovely welcome hamper with couple of bottles of Cava and a very well equipped and beautiful property. Everything about the place was great. Couldn't fault it. Really clean inside and out with so many facilities and just a real one off place, ideal for a group getaway. Met and spoke to the owners who are absolutely wonderful. Definitely be coming back again.

Stayed Jan 3, 1This is a lovely property. It is full of interest and has so much light and space in the house and plenty of interest in the central outside area and up in the garden (e.g. hot tub). There were 11 of us of all ages sharing a family occasion for a week. If anyone wanted to go and find some peace and quiet it was easy to lose yourself in this place. But there were also loads of areas around the house and outside for people to gather together, and a great hot tub. The big eating area next to the kitchen was superb for the evening gathering and the kitchen had ample cutlery, crockery and cooking utensils. Bedrooms were all spacious and comfortable, although we felt that the two double futons (one in each of two rooms), would only be comfortable for children or a very light adults. The property is also an excellent base for exploring the surrounding area.

Stayed Jan 1, 1We booked this for a luxury wellness retreat on the basis that we would be making use of the outdoor spaces. The pictures made it look really amazing but the reality is the outdoor furniture was covered in mold, was really dirty, covered in bird poo. The games such as the pool table was old and looked like noone had looked after it. the outdoor chairs had no cushions on them and when we found them they were mouldy and unusable so we had to place blankets on all of the chairs before our guests arrived as well as sweep the lawn of all the crap and leaves to make it look presentable. It felt really disappointing. The higher level space near the hotub was ok but the bar again was tired and not appealing. The inside of the venue was amazing and we really enjoyed it. The unusual lay out and the finishes were great and the kitchen was lovely. All of the houseplants inside were in need of some care too. Lots of dead plants around. Which is not the vibe we were hoping for. Especially paying the premium price.

Stayed Dec 31, 1969We had a wonderful time at Woolbrook. Its a stunning house which was perfect for our gathering of friends. The kitchen was the main area we used & it was well equipped and such a great space to host. We did however have a few issues with the house. The power kept tripping so we had no electricity upstairs at points over the weekend & that made it very cold as the radiators went off. The dishwasher was also broken which I messaged the owner of the house to let her know & got no response. I was quite surprised that we did not even get an acknowlegment or an apology. When you have a large number of guests, not having the main dishwasher working was a pain. The hob was also not working properly & beeped a lot! Overall we had a fab time and would love to come back to the property again.
