Perfect home for children and adults alike. Close to fine shopping and dining. Bike distance to beaches. This home also features two bikes for guest use - a men's and woman's commuter/hybrid style bike. Stay connected with the high-speed wireless Internet. Each room comes with a Roku TV for channel streaming enjoyment. Fully equipped kitchen. The backyard offers privacy surrounded by beautiful plumeria. Pool has a safety fence for the little ones protection. Plenty of outside room for dining and relaxation. Naples is a city on the Gulf of Mexico in southwest Florida that's known for high-end shopping and golf courses. The Naples Pier, first erected in 1888, is the city's symbol and a popular fishing and dolphin-spotting destination. It's flanked by miles of beaches with calm waters and fine white “sugar” sand, including those at Clam Pass Park and Delnor-Wiggins Pass State Park. Downtown Naples is home to The Naples Players, the 5th Avenue South, and 3rd Street South shopping districts, which feature a variety of antique shops. Gallery Row is a concentration among the numerous art galleries spread throughout the downtown area. The Village on Venetian Bay is an upscale open-air shopping district on the Gulf coast. All guests must sign our rental agreement as mandated by Florida Law.

The minimum rental age is 25. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
An accurate guest count must be provided
No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
Quiet time is from 9pm - 8am
Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
If you would like the pool heated during your stay, there is a $30 fee per day. Please coordinate with us prior to your arrival so that we can arrange for the heater to be on.
This property is dog-friendly with an additional $385.00 fee per pet for stays of less than 30 days. Please let us know if you will be bringing your dog. (only dogs are permitted, sorry)
Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
The property must be locked and secured when guests are not in it.

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Starter Supplies
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

    We enjoyed the house and the location. A few hiccups but nothing that ruined our stay. Upon arrival (after a 2 hour plane delay) the code we were given for the door wasn't working but luckily our phone call was answered right away and we were helped to get in the home with a brief delay. It was also unfortunate that we had to decide upon booking to pay to heat the pool because there ended up being a cold front that weekend and we didn't get to use it so unfortunately wasted our money there. The last minor thing was that it would have been really great if the water dispenser on the fridge worked. All in all, our stay was nice and there is no reason we wouldn't stay again.

    Good location, but property needs some love. I do believe management will address our concerns. (Broken ice maker, damaged LVP in hallway, and some missing linens). We enjoyed the pool!

    We really enjoyed our time at the Woodridge house. Our family of 6 had plenty of room to spread out. the kids LOVED the heated pool and spent much of their time there. the location is centrally located and just minutes from the beach. Overall, a great stay!

    Place was clean but older and jenkier than expected...little things like missing tiles in pools, old cabinetry and doors, bubble in floor...I would not stay here again.

    The house is located in a residential neighborhood between Goodlette-Frank and 41, which is a good location for exploring Naples and accessing shopping and beaches. The house itself is a rental and shows some wear an tear, but overall very comfortable for the five of us. The pool is great and a welcome place in the afternoon after a day at the beach. There were a few issues which were addressed by the management company. Overall a great 10 days in Naples!

    We had an excellent time staying at this home. It was very centrally located to many of the attractions that we visited in the greater Naples area. The house had was clean upon arrival and had everything that you could ask for. It was especially nice to have a private pool for those hot days! The home was very affordable compared to other properties we were considering staying at, and communication from the property owner was very prompt. Overall I would definitely recommend this house to anyone looking to stay in Naples.
