Accommodation:



Master Bedroom: Queen bed, walk-in robe, smart TV, ceiling fan.
Bedroom Two: Queen bed, built-in robe, ceiling fan.
Bedroom Three: Two single beds, built-in robe, ceiling fan.
Bathroom: Split design – part one features a bath and vanity; part two, accessible from the main bedroom, includes a large shower, vanity, and toilet. A separate toilet is also available.




Living & Dining:



Open-plan kitchen, dining, and living area with air conditioning.
Smart TV and Wi-Fi throughout.
Wraparound deck for indoor-outdoor living.




Features & Amenities:



Air-conditioning in the main living areas.
Ceiling fans in all bedrooms.
Laundry with washer and dryer.
Pet-friendly: up to two dogs permitted in the fully enclosed side yard.

All bookings are accepted on the basis that you have read, understood, and agreed to the Terms & Conditions and House Rules.
Please treat our home with care and respect.
Be mindful of our neighbors at all times.
Strictly NO smoking inside the property.
Not suitable for Schoolies, hens, or bucks parties.
Minimum booking age: 25 years old.
Please follow all parking guidelines provided.

⏰ CHECK-IN / CHECK-OUT
Check-in: From 3:00 PM
Check-out: By 10:00 AM

⏳ Late check-out is subject to approval and fees apply.
$110 per hour will be charged for unauthorized late departure.

Contactless check-in via key safe
Keys must be returned to the lockbox on departure
⚠️ Failure to return keys may incur management and replacement fees

COOKING POLICY
⚠️ Cooking strong-smelling foods (e.g. curries) will incur a $450 deep cleaning fee due to odor removal requirements

PETS (Upon Approval Only)

Fully enclosed side courtyard available
Pet waste must be cleaned up

No unattended pets inside the home
Additional cleaning/damage charges apply if rules are not followed

⚠️ UNAVAILABILITY
In rare cases (e.g. fire, storm, damage), if the property becomes unavailable:
➡️ We will notify you immediately
➡️ Attempt to arrange alternative accommodation
➡️ If not possible, a full refund will be issued

❗ No liability for additional accommodation costs

PARTIES & FUNCTIONS
Strictly NO parties or events
❗ Immediate eviction without refund if breached
Additional cleaning, garbage, and repair fees may apply

No excessive noise at any time
Noise must not be heard outside after 10 PM
Strictly NO Schoolies

Please leave used items in bedrooms/bathrooms on departure

Extra linen available upon request (before arrival)
Pool properties include pool towels

Charges apply for damaged/stained linen
Stays over 1 week: optional housekeeping (extra fee)
Stays over 2 weeks: mandatory housekeeping (extra fee)

⚠️ YOUR RESPONSIBILITIES
You are responsible for any damage, breakages, or loss
Report any issues immediately

Do not exceed maximum occupancy
No disturbances to neighbors at any time

Lost keys/lockouts:
$100 call-out fee + replacement costs

DEPARTURE REQUIREMENTS
Before leaving, please ensure:

️ All rubbish is placed in bins
️ Dishes washed and put away
Fridge emptied of all food
BBQ cleaned after use (or $100 fee applies)

Excess rubbish must be removed
️ Furniture returned to original position
Property left clean and tidy

Extra cleaning fees apply if not followed

SMOKING & PROHIBITED ITEMS
No smoking inside
$400 penalty for smoking

No illicit drugs permitted
No intoxicated or disruptive guests allowed

️ ACCESS & LIABILITY
You must allow access for repairs/maintenance when required
⚠️ We are not liable for any loss or damage to personal belongings during your stay

Lost property: If any items are left behind, we are happy to arrange their return. Please note this will incur a $30 administration fee, in addition to the postage cost.
