- MAX OCCUPANCY AT ALL TIMES: 5
- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS DOG FRIENDLY: There is a $40 fee per night, per dog. Up to 2 dogs allowed. We only accept dogs. Please inquire about other pets allowed with our Reservations Department.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. One camera is positioned above the garage, while another is on the side of the house, monitoring the front gate and a small section of the side patio (not directed at the patio table).
- A separate apartment is situated above the detached garage, with its own private entrance, patio, and parking space. There are no shared areas. The tenant parks on the side of the driveway, while you have access to the garage for parking.
- This home is near the train tracks so you will occasionally hear the train horns.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

    This place had everything we needed for a short stay. House was clean, well stocked kitchen and grill, garage for parking, outdoor shower and beach chairs, etc. The location is perfect and so close to moonlight. We enjoyed everything about the house and hope we can come back someday.

    What a fantastic place! Loved this home and the location. Awesome space for older kids, so nice to have the separate beds and sleeping spaces. Absolutely perfect location, SO close to the beach, just a few minutes walk to Moonlight Park and Beach. Super close to restaurants, even a tennis court at the little park, so bring your rackets! We loved the boogie boards, beach chairs, bikes, and beach towels, plenty of everything! Loved relaxing and eating outside on the private spacious patio, such a treat, lovely, lovely space, would certainly stay here again. This is such a walkable lovely community, such a treat, thank you!

    We rented this house for a mini-reunion - and it was the perfect size, perfect location and perfect setting for our group of 50 year old college friends and some of our kids. Plenty of space to relax, catch up, share meals - or walk to shops, the beach or coffee. Directions and communications were clear and helpful - nice and thoughtful touches throughout the property made it a perfect weekend (or even longer) retreat.
