Summary:

Villa La Felicità sits 100 meters from the beach on the Samaná Peninsula, in the town of Las Terrenas. Designed by Florian Treton, a French architect who has practiced here for over a decade, the house covers 650 square meters across two floors: six bedrooms, eight bathrooms, an open-plan living and dining area of 139 square meters, a ground-floor pool, and a rooftop jacuzzi with a BBQ plancha dining setup alongside.

The interiors are the owner's own composition, built around Italian furniture and lighting sourced through Bredaquaranta in Milan, whose portfolio includes Cassina, B&B Italia, Poltrona Frau, Baxter, and Flos. Four of the six bedrooms are lined in Affreschi & Affreschi wallcoverings: handcrafted plaster panels from Puglia, produced from a blend of Carrara marble and Roman travertine, finished to read like a fresco. The kitchen, too, came from Italy.

All six bedrooms have European King beds and en-suite bathrooms. Two master suites, one on each floor, include bathtubs. The home accommodates up to 12 guests, with an additional queen sofa bed in the ground-floor master for groups of up to 14. A fully equipped gym, night security, step-free access, and parking for 7 vehicles complete the amenities.

The 2,000-square-meter tropical garden was designed by Daniel Nunes of Daniel Nunes Paisagismo in São Paulo, executed by a local landscaper from Santo Domingo. Nunes works with layering: species at different heights, building the kind of density that makes a tropical garden feel permanent.



The Space:

The house is arranged across two floors, with 650 square meters of interior space. An open-plan living, kitchen, and dining room of 139 square meters anchors the ground level, opening to the pool terrace. Three bedrooms sit on each floor.

Bedroom 1 (Master, ground floor, 48 sqm): European King, queen sofa bed, en-suite bathroom with bathtub, dressing area. Bedroom 2 (ground floor, 22 sqm): European King, en-suite bathroom. Bedroom 3 (ground floor, 30 sqm): European King, en-suite bathroom. Bedroom 4 (Master, first floor, 43 sqm): European King, en-suite bathroom with bathtub, dressing area, separate WC. Bedroom 5 (first floor, 27 sqm): European King, en-suite bathroom. Bedroom 6 (first floor, 22 sqm): European King, en-suite bathroom.

Two guest WCs (ground floor and rooftop). All bedrooms are air-conditioned with ceiling fans and room-darkening shades.

The kitchen is fully equipped: refrigerator, freezer, oven, microwave, dishwasher, coffeemaker, kettle, blender, full cookware and tableware. Outdoor kitchen available on the terrace. Three dining settings: indoor, poolside, and rooftop BBQ plancha.

Outdoors: ground-floor private pool, rooftop jacuzzi pool, fire pit, garden furniture, outdoor kitchen. A fully equipped gym is on site (age restrictions apply). Night security at the entrance from 7pm to 7am. Exterior cameras cover the garden, driveway, and gate. Parking for 7 vehicles (3 interior, 4 exterior). Step-free access throughout; entrance path lit at night.



Guest Access:

Guests have full and exclusive access to all interior and exterior spaces: the full 650 square meters of interior, the 2,000-square-meter garden, ground-floor pool, rooftop jacuzzi, gym, outdoor kitchen, and all terraces. All 4 parking spaces are available to guests. Night security is in place at the entrance daily from 7pm to 7am.



The Neighborhood:

Las Terrenas is a beach town on the northern coast of the Samaná Peninsula with a distinct character: European expats arrived in numbers decades ago and the dining scene and pace of life reflect it, without erasing the Dominican rhythm underneath. French bakeries and Italian restaurants sit alongside seafood shacks and the fish stalls at Pueblo de los Pescadores, the open-air waterfront strip that is the town's social center. The villa is on Avenida España, 100 meters from the beach, and the town center is walkable from the front door.

Playa Bonita is a short drive away; Playa Cosón, longer and quieter, is a few kilometers further west. Both are Atlantic beaches with consistent conditions and minimal commercial development on the sand itself. El Limón Waterfall is 45 minutes by car, reached by foot or horseback. Los Haitises National Park is best accessed by boat from Samaná town, about an hour east. From January through March, humpback whales migrate into the Bay of Samaná; whale-watching boats operate from the Samaná town dock.



Getting Around:

A car is recommended for reaching beaches further west, such as Playa Cosón, and for excursions to El Limón and the Samaná Peninsula. Las Terrenas town center is walkable from the villa. The nearest airport is Samaná El Catey (AZS), approximately 27km away, a 30-minute drive by private transfer. Santo Domingo's Las Américas International Airport (SDQ) is approximately 142km away, around 2 hours by car.



Other Things to Note:

No pets, no smoking indoors, and no events or parties. Children and infants are welcome. The gym is available to guests with a 16+ age restrictions Check-in is from 3pm; check-out is by noon. A cleaning fee of 300 USD applies. Minimum stay is 2 nights.

Villa La Felicità is best suited for guests who value space, independence, and a home that has genuine character. The villa is self-catered, 100 meters from the beach, and within walking distance of the restaurants and waterfront at Pueblo de los Pescadores. Las Terrenas has a real town center with daily life happening alongside the tourism, which is part of the point. On-demand services are available in town but work best with some advance planning. The experience is designed for guests who want to settle in and make the place their own. It may not suit guests expecting the immediacy of a hotel.
