The Space:

Welcome to your home away from home! A charming 2-bedroom, 1-bath main house paired with a private detached guesthouse, together sleeping up to 10 guests in comfort and style.



The main house sets the tone for relaxation from the moment you walk in. The primary bedroom features a luxurious king bed, while the second bedroom offers a cozy queen bed, both designed for restful nights after adventurous days. A queen sofa sleeper in the living room provides flexible sleeping space for larger groups. The shared guest bathroom with a tub/shower combo is conveniently positioned between both rooms for easy access.



The fully equipped kitchen has everything you need to whip up home-cooked meals, while the open living and dining area is the perfect gathering spot for the whole group. When it's time to unwind, step out onto the covered porch, your front-row seat to nature's best show. Pour a drink, fire up the charcoal grill, and watch the wildlife wander by.



Just a few steps away, your guests will love the private guesthouse, a cozy studio retreat featuring 2 twin beds and a queen bed tucked in the loft, along with a full bathroom with a walk-in shower. It's the ideal space for added privacy without ever feeling far from the group.

Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



House Rules:

- Occupancy [ 10 ]

- The primary guest must be at least 25 years old and present for the entirety of the stay.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Unauthorized parties and events are NOT allowed without prior written approval.

- Quiet hours are from 10 PM to 7 AM. Please respect the other guests in the area.

- If any furniture is moved, please place it back in the original space where it was found.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.



Pet Policy:

- 2 pets under 40lbs are allowed for an additional $100 fee per pet.

- The pet/s should be leashed at all times.

- Please clean up after your pet/s. Fees may apply.



Parking Rules:

- There is a dedicated parking area in front of the property for 2 vehicles only.

- Please avoid blocking other guests' driveways.

- Do not park on the grass.

- No campers, RVs, or trailers allowed.



Pool and Hot Tub Rules:

- The pool and hot tub are communal.

- The pool and hot tub will only be available for use by registered guests.

- The pool is not heated.

- Please reach out to us at least a day prior if you want to use the hot tub.

- Tampering with the pool and equipment could incur an additional fee up to $1,000 or to cover any damages caused.

- Supervise children at all times. Do not leave children unattended on the property or near/on the water.

- No lifeguard on duty. Swim at your own risk.

- Please rinse off before entering the pool or hot tub.

- No glass is permitted in the pool or hot tub area. Additional fees may apply if glass is found.

- The pool is professionally cleaned once a week and regularly skimmed. Please note that it is located beneath trees that frequently shed debris. We do our best to keep the pool as clear as possible.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool or hot tub. A $500 fine will be charged if this rule is violated.



Fire and Safety Precautions:

- Guests must adhere to any county burn ban in effect before using the shared fire pits.

- There are shared fire pits on site. We kindly ask guests to bring their own supplies and extinguish any flames/coals after each use.

- Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.

- Smoking is NOT allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- No shooting firearms or weaponry on property.

- There are exterior cameras at the property for security purposes. Please do not tamper with it.



Trash Rules:

- Please move your trash to the dedicated trash bin or dumpster at the property.



Communal Amenities:

- Please note that the swimming pool, hot tub, and fire pits are shared with other guests.

- All communal amenities are on a first-come, first-served basis.

- Please be respectful to other groups in the area.



HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Housekeeping:

Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as cattle, birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.



As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
