Welcome to 306 East Arctic, a spacious six-bedroom, four-bathroom Folly Beach retreat offering two complete living spaces under one roof. The ocean is directly across the street, with the nearest beach access just three lots away. Center Street's restaurants, shops, and entertainment are also only 2.5 blocks from the home.

Your reservation includes both levels of this duplex. The upstairs and downstairs spaces each have a private exterior entrance, fully equipped kitchen, living room,three bedrooms, and two full bathrooms. The levels are not connected by an interior staircase, making the layout especially convenient for multiple families, couples traveling together, and multigenerational groups who want to stay together while still enjoying additional space and separation.

Upstairs, guests can relax on the private screened porch or open deck after a day at the beach. Outside, the fully fenced backyard provides additional space to gather and includes a firepit, propane grill, and private outdoor shower.
With two kitchens, two living areas, six bedrooms, and multiple outdoor spaces, the home comfortably accommodates groups of up to 12 guests. Up to two dogs may also be considered with advance approval.

NOTES
Contactless Check-In: This home is equipped with a keyless-entry system. Your door code will be provided before arrival.
Parking: The grassy driveway on the East Ashley Avenue side of the property can accommodate approximately three to four standard vehicles or a small boat and trailer, depending on vehicle and trailer size. Do not park inside the fenced backyard because the septic field is located there. The double gate is for emergency access only. Parking along the East Arctic Avenue side of the property is municipal pay-to-park.

Smoking is prohibited inside and anywhere outside on the property.

PETS
Up to two dogs may be considered with advance approval from our office. Each dog must weigh no more than 60 pounds and be at least one year old. Cats are not permitted.
A nonrefundable pet fee of $150 plus tax per pet applies and must be paid before arrival. Pets not included on the original reservation must be reported, approved, and added before check-in.
Emotional support animals, comfort animals, and therapy animals are not service animals under Titles II and III of the ADA and are subject to approval and applicable fees before arrival.

HOUSE POLICIES
The home is located in a quiet residential neighborhood with many full-time residents. Guests must respect the surrounding community, observe the listed maximum occupancy, and keep noise to a minimum at all times.
House parties, weddings, functions, events, bands, DJs, and similar gatherings are strictly prohibited.
The Folly Beach noise ordinance is in effect from 10:00 PM to 8:00 AM. Your rental agreement states that use of the property may not disturb or offend surrounding residents.
To help protect our guests, neighbors, property owners, and the Folly Beach community, this home uses NoiseAware noise-monitoring technology. NoiseAware measures decibel levels only. It is privacy compliant and does not listen to or record conversations.
If noise exceeds the permitted level, guests may receive a courtesy text requesting that the volume be reduced before a violation occurs. This helps prevent police violations, fines, and possible revocation of the homeowner's business license.
The property's maximum occupancy of 12 guests may not be exceeded at any time during the stay.
If occupancy is misrepresented or a disturbance is reported at the property, we reserve the right to terminate the rental agreement and require that all guests vacate the property immediately without a refund.
