Welcome to The East Cooper Treehouse, a 3br/2ba home located only two blocks from the beach and a block and a half from Center St., putting you in the middle of it all on Folly Beach! The home is spread out over two levels, with an open living area with two sleeper sofas, kitchen, and master bedroom with full ensuite bathroom on the main level, and two bedrooms, a second full bathroom, and washer/dryer downstairs. Come enjoy living the laid back lifestyle on Folly, the `Edge of America`!

Guests have access to the entire home, yard, and parking for up to three vehicles

The home is managed locally by Southern Charmed Hospitality Group so someone is always available should any issues or concerns arise during your stay.

The closest beach to downtown Charleston, Folly is a mecca for surfers, fishermen and all lovers of the laid-back beach lifestyle. Visitors flock to Folly Beach for the same things its residents enjoy. You’ll find excellent pier and surf fishing, an enticing variety of restaurants and bars, live music, and some of the best surfing on the east coast.

Home is located:
- 1/2 block to Bert`s Market, a local 24 hour market and convenient store
- 1 1/2 blocks to Center St., where all of the restaurants/bars/nightlife are on Folly
- 2 blocks to the 2nd St. E. public access beach
- 25 minute drive to downtown Charleston

The home is walking distance to both the beach and Center St. so a vehicle is not needed once you are on Folly.

There are bike and golf cart rentals on Folly Beach for those that would like to explore the island a little further.

There are three parking spots: one resident spot in front of the home, one covered space in the garage behind the home, and a third space in the driveway in front of the garage

The home has numerous stairs as it is built on a hill and is two levels so it is not handicap accessible.

CANCELLATIONS

Guests will receive a 95% refund up to 30 days before check-in. After that, no reservations are given.

DAMAGE DEPOSIT

A $500 damage deposit will be pulled from the card used for booking prior to the departure date. This deposit will be fully refundable to the card within 5-10 business days after departure if there are no claims made for damages.

HOUSE MANUAL

The house manual with all of the details needed for your stay will be sent out at 9am THE MORNING OF YOUR ARRIVAL directly in the message thread of the account used for booking.

Please do not ask for it earlier, or ask for it to be sent elsewhere.

INCLEMENT WEATHER

Your safety and comfort are our priority. In the unlikely event of a MANDATORY EVACUATION ORDER FOR CHARLESTON COUNTY during your stay, rest assured that both the Owner/Host and the Property Management Company WILL REFUND 100% OF YOUR PAYMENTS for the dates of evacuation. Once refunded, neither party will have further liability regarding your Reservation.

Please note that ONLY MANDATORY EVACUATIONS WILL QUALIFY FOR REFUNDS. No other travel disruptions due to weather, whether in South Carolina or other states, are eligible. For protection, consider travel insurance, especially in high-risk months like hurricane season. Airbnb`s insurance or other options are recommended.

INSECTS

As Charleston is situated in a warm, coastal climate it is possible to see insects inside or outside of the home at times. These include palmetto bugs, sand gnats, mosquitoes, ants, etc. Those who live in the Lowcountry just accept this as part of living here but it may be unsettling for those from other areas. The home is treated regularly for pest control but this will not entirely eliminate insects from getting inside at times. Please do your best to not keep doors and windows open and not leave food or drinks out in the home as this will attract insects. FINDING AN INSECT IS NOT CAUSE FOR A REFUND

    This is a great property. Close to the beach even though it's not ocean front. Really close to the center of town for walking to restaurants. We rented in May mostly during the week and the beach wasn't busy which was great. In general, we'd book again. The communication with the host was pretty good. The details were very thorough, however, it seemed like they were almost automated and when asked a question, no one replied. The only other odd thing was a grounds crew came through unannouced mid-stay to weed-wack and leaf blow. They got up on the whole wrap-around deck while we were there which felt a little intrusive. Docked a few points for cleaniness because there was some chunky mold/dirt on the shower wand tube, otherwise, really solid rental.

    The property was great! Super convenient for all the fun spots on folly beach. It is also not too far from downtown Charleston (quick Uber). I would recommend it for a friends weekend or a larger family trip.

    Can't beat the location on Folly Beach. So much within walking distance. House is beautiful and fit for a large group. Still seems to be getting their footing in terms of being a professional rental property, but our group personally had zero complaints about the minor hiccups. Would bring the crew down again.
