Experience the character of an updated 1860 New England farmhouse, set among working hay fields and mature maples in the Barrington countryside. Original pumpkin-pine floors, four decorative fireplaces, the original main staircase and other traditional details preserve the home's historic charm, while comfortable, updated spaces make it easy to settle in and stay awhile.

The first floor offers several spaces for gathering. The well-equipped kitchen features a gas range, large refrigerator, dishwasher, plentiful cabinet space and a table for four. One of the home's original fireplaces adds historic character, and a door from the kitchen opens directly onto the large covered side porch, where Adirondack chairs provide a peaceful spot for morning coffee overlooking the fields.

The more formal dining room has another original fireplace and a table for six, with additional chairs available to accommodate up to eight. An adjoining room offers a smaller table for four, a comfortable wingback chair, and a collection of books and games. The living room provides a comfortable place to relax with a sofa and chaise, additional chairs, Smart TV and another original fireplace. A half bath and washer and dryer, conveniently tucked beneath the main staircase, complete the first floor.

Upstairs are four bedrooms, all with large windows and ceiling fans. The primary bedroom features a king-size sleigh bed and private en suite bathroom with a shower. The remaining bedrooms offer a queen bed, an antique full-size bed, and two antique spindle twin beds. A second full bathroom has a combination tub and shower.

Outside, there's plenty of room to enjoy the country setting. Relax on the large covered porch, enjoy the spacious mowed lawn, or gather around the propane fire pit with Adirondack seating. Propane is provided. Beyond the lawn are working hay fields, and a small historic Hayes family burial ground at the edge of the fields offers a quiet reminder of the generations who lived and farmed in this part of New Hampshire.

Window air conditioners provide cooling during warmer months, hot-water baseboard heat keeps the farmhouse comfortable when temperatures drop, and Starlink Wi-Fi provides internet service of approximately 100 Mbps.

The farmhouse feels wonderfully removed from the bustle, yet Dover, Durham and UNH, Portsmouth, and the New Hampshire Seacoast are all within easy driving distance. Spend the day exploring the region, then return to the porch, fields and quiet of the countryside.

A few things to know before booking

Historic farmhouse:
This is an updated home built in 1860, and part of its charm is its original character. Guests should expect some of the features and quirks of a historic New England farmhouse, including a steep back staircase. Families traveling with young children should review the photos and property details carefully and contact us with any questions about suitability. The home's four original fireplaces are decorative only and may not be used.

Working hay fields:
The fields surrounding the farmhouse are actively maintained for hay. Mowing and hay harvesting typically take place only 3–4 times each summer, but the timing depends entirely on weather and crop conditions. Because of this, we cannot control which days farm activity may occur during a stay. We will let guests know in advance whenever we receive advance notice.

Guests are welcome to walk through the fields and respectfully visit the historic family burial ground. Please help us protect the fields and the animals that depend on their hay by leaving nothing behind. No digging, metal detecting, collecting, smoking or open flames are permitted in the hay fields.

Country sounds:
This is a rural area, and occasional gunfire may be heard from a nearby sportsman's club.

Well water:
The farmhouse has clean, filtered private well water. As is common with well water, it has a noticeable natural mineral taste. Guests who prefer neutral-tasting drinking water may wish to bring bottled water.

Winter access:
The gravel driveway is maintained, plowed and sanded throughout the winter. Guests also have use of the attached garage during the winter months.

Pets:
Pets are welcome with advance approval and the applicable pet fee. Pets must be included on the reservation, may not be left unattended unless safely crated, and must remain off beds and furniture. Please contact us before booking with a puppy, kitten or other young animal. Service animals are welcome without a pet fee.

Guests, visitors & events:
The standard maximum overnight occupancy is 8 registered guests. A slightly larger group may be considered on a case-by-case basis with advance approval and an additional fee. Any additional visitors, gatherings, celebrations or events must also be approved in advance. Depending on the plans and number of attendees, a separate event agreement, additional requirements and fees may apply.

Commercial use:
Commercial photography, filming or other production use requires advance approval and requires a separate agreement and fee.

The larger farm property:
Another residence is located on the larger property, separated from the farmhouse by the hay fields and natural changes in elevation. Please respect its privacy and natural boundaries. The basement, attic and farm barn are not part of the rental.
