Spectacular lake front 2800 sq.ft. home situated on beautiful Lake Champlain in Alburgh, VT. Large windows, decks and waterfront patio provide wonderful lake access and views. Enjoy the fire pit on the patio and terraced stairs down to the lake where you will find a large dock to enjoy boating, fishing and swimming.
The house can accommodate up to 12 guests with a variety of configurations - perfect for active families with teens or tweens.
The lake front is easily accessed and has a large dock. It is ideal for fishing, canoeing, kayaking and swimming.
The bright walk out basement/patio level has a pull out couch (sleeps 2) and large sliding doors directly onto the patio. There are also two daybeds which are perfect for lounging and relaxing. The washer/dryer can also be found on the basement level.
The first floor has an open floor plan with large sliding glass doors which open onto a deck above the patio. The kitchen has a new kitchen with an induction oven, stainless refrigerator and granite countertops. The kitchen table can comfortably seat 6 and there is also seating at the breakfast bar. The full bathroom on this floor has a large shower.
The second floor has a huge seating area with a sectional couch, flat screen TV and two bedrooms. The first bedroom has a queen bed, a set of twin bunk beds and a toddler bed. This bedroom can sleep 2 adults and 2-3 children comfortably. There is a closet and a larger dresser in this room. The second bedroom has a double bed and dresser. Both bedrooms have air conditioning units in the windows. This floor also has a second 1/4 bathroom.
The third floor hosts two loft bedrooms. The first loft is accessed via a ladder from the seating area and has two twin beds. The second loft is accessed from a ladder in the second bedroom and this has a double bed. These loft spaces are great for kids and young adults. They are not airconditioned.
The location of this home is on a quiet road ideal for biking and walking. Enjoy the seaplanes as they land in front of the house and the boats that travel the passage.
The Alburg Dunes State park is approximately 5 miles away and has a beautiful sand beach. Enjoy dinner out at the North Hero House, Shore Acres or Ruthcliffe Lodge which are all within a 10-15 minute drive. There is a small local grocery store and ice cream stand less than a mile away which has all the essentials for a home away from home.
The home is managed by the owners of the home who are local to Vermont and reside in the town of Charlotte which is an hour away. They enjoy the home throughout the year and are available to answer any questions that might arise during their guest stay.
100% refund for cancellations more than 60 days before check-in date if the property gets rented. If the property sits idle as a result of the cancellation there will be no refund.
The house is located right on the water, which makes evenings on the deck delightful. The first floor is a nice open concept which holds the only full bathroom in the house. It is open to the second floor living space and the 3rd floor loft spaces which can make it difficult to find quiet but great for listening to what all the kids might be up to. The 2nd floor bathroom has no sink and has an open window to the stairway. It looks like some updates on this are underway so maybe a sink will be put in for future renters. We thoroughly enjoyed the home. One thing not shown and renters should be aware of is the 2 steep ladders needed to access the 2 lofts. The loft spaces are a good 10 feet above and on one side will be entered by way of a hatch door with an attic like ladder. Once inside the room it’s cozy but nerve wracking for those that may need the bathroom in the night, or for little ones since the hatch may be too heavy for them open on their own. The other loft is accessible by a ladder that was nailed to the wall so needs someone comfortable with a vertical climb. We had 5 to 14 year olds and it made them nervous but they ended up enjoying in the end. The only real issue we had were the spiders. They were everywhere. We got rid of 4-5 in one of the loft spaces and could see plenty in the high ceilings where we couldn’t reach. The deck was also full of them. The area is rural so some are expected but I think the house could use some cleaning tools to get into those high spots. Overall we really enjoyed our stay and the night breezes made for perfect sleeping weather. We rented boats from nearby marinas to get some swimming in since we couldn’t swim from the house.
We had an amazing time. Andy was super responsive before and during our stay. The house is beautiful and well stocked. We had 4 kids and 3 adults. Plenty of space for everyone to be together or on their own. The kids loved taking the kayaks out and swimming/jumping at the bridge. I loved the giant fire pit every night. Our family made some great memories over the past week. We would highly recommend this property!

Andy, the property owner was really helpful and responsive. The property is as described and the outdoor patio and dock are the highlights! I was worried about mooring the boat, but that process was easy. The house is really large and there is a lot of places to sleep but with a large group it can get noisy as there are only two bedrooms with doors and one has loft access. I will come again but with a smaller group next time!
I spend a week at Andy's place with my wife, daughter, brother/sister-in-law and their three kids and we all loved the place and our time there. He truly has a special place on the water with a central location to Burlington (60 mins), State Parks (10 mins or 30 mins) or Montreal (90 mins). Kitchen was fully stocked with everything we needed to cook with. Bedrooms were clean and have window AC units. (Note the entire house does not have central air) Living area and basement were great hangouts for the kids to play after long days outside and the loft areas were special spots for the kids to call their bedrooms for the week. Andy was responsive when we had questions or needed some advice and I would 100% rent this property again without any reservation. -Dave
This house is amazing. Beautifully decorated and set up for a great vacation. Kitchen has everything you need and then some! House was full of kids books and had some toys to keep my little ones busy when we weren't on the lake. The property is gorgeous! Lake access is amazing, dock is very nice and the owner allows access to kayaks and stand up board. We had a great time and would definitely come again!!

This property was amazing! It was quite and well kept. The kids loved fishing and swimming everyday. The owner was very helpful and attentive. I would absolutely rent this property in the future.
My wife and I stayed the week. The house is in a great location on Champlain. Perfect for sunrise and dusk. We spent time on the deck and relaxing on the dock. Interior was great for two people and would work for a family. Fishing was excellent by the house. You can take a seaplane ride from right up the lake, which we highly recommend.
Our stay in Alburg was perfect! The house is even more beautiful than the pictures show. It sits right on the lake and has wonderful views of the water from the decks, 2 of the bedrooms and the kitchen and living room. The homeowner was incredibly accommodating and very helpful. We had a group of 10 women and all were in awe of the property. It was great for us and would be amazing for families as well. I highly recommend it and will stay here again!
