A superbly equipped and apportioned self-contained single storey annexe with dedicated main door and private parking in courtyard. Ideally located in the City of Edinburgh for easy access to local transport and amenities yet beautifully set amidst secluded surroundings.

The long entrance hall has a large cupboard for coats and shoes. The L-shaped living area includes a bright and spacious sitting room with 3 seater and 2 seater settees, an ornamental fireplace, 43 inch HD Smart TV, HD DVD player, Bluetooth speaker and USB-C and USB charging points. Double patio doors from sitting room lead into a large west facing secluded garden which is shared with the main house owners. The dining area seats up to four people.

The kitchen area is fully equipped with fridge freezer, microwave oven/grill/conventional oven, ceramic hob, dishwasher, washing machine, toaster and kettle.

The spacious master bedroom has a super king sized bed. The room also comprises a large built in wardrobe and storage area.

The Annexe is also equipped with:

• Gas central heating with thermostatic control of each radiator
• Unrestricted complimentary access to the internet via dedicated, secure Wifi
• Iron and ironing board
• Fire extinguisher, fire blanket, smoke and heat alarms, emergency lighting and safe

Situated off a private cul de sac, the Annexe is in a central but quiet location near to shops and local services, just 200m from the local bus route. The Annexe provides the perfect base for you to visit the numerous attractions and international events throughout the year. These include the International Edinburgh Festival, International Film Festival and International Book Festival. In addition, there is Edinburgh Castle, Edinburgh Zoo, the Scottish Parliament, the Royal Yacht Britannia, the Forth Road and Rail bridges, the extinct volcano in the heart of the city Arthur's Seat and Holyrood Palace to name but a few.

    Just spent 4 wonderful nights at this lovely annexe over New Year’s Eve period. Fiona is an excellent host and explained everything thoroughly about the property and the local area. The property is furnished to a very high standard and so comfortable you will love it. The pictures don’t do it justice Fiona also leaves a wonderful welcome basket with essentials in so if you arrive late you have no problems. It feels very safe down a private road and has on site parking within the owners land even better. Bus stop just across the main road makes it easy to travel into the city in about 15 minutes making it a perfect location. Thank you Fiona for making us welcome we will hopefully return.     Spent a week visiting Edinburgh and surrounding area. Lovely accommodation ideally situated away from city centre but with easy access to bus links. Great to leave the car while visiting city centre. Hosts were lovely and accommodation was first rate, quiet location, spotless, and very well equipped, highly recommended.

    We stayed for 5 nights. First a warm and personal welcome and welcome package with milk, eggs, jam, butter, bread, water, fruit and whisky. Then we noticed the cleanliness of the house: clean, equipped with safety such as fire extinguisher, fire alarms etc. Also all the amenities you have at home. And a fantastic comfortable large bed! The apartment is within cycling distance via a beautiful route to the city center (6 km) and to cycle to the sea (cremond beach). A quiet area with private parking. Highly recommended!

    A warm welcome from our host with milk, bread, biscuits and even cereal. Very welcome after our 6 hour journey. We felt part of the household without being intruded upon. Fiona has exactly the right balance for hosting. Three different buses to take you to different parts of the city within 15-20 minutes no wonder this oasis books up so quickly!

    Fiona greeted us on arrival and showed us around the Annex. The Annex was spotless. So beautifully presented. A lovely touch with fresh flowers, a basket of goodies, milk in the fridge and fresh fruit in the bowl. The bus route was so easy for us who had not been on a bus in 30 years. I just googled directions by bus and there were a few you could get from different nearby roads, all frequent. We would definitely stay again if we were to visit Edinburgh again. Thanks.

    This was the best place we have ever stayed. It was beautiful and very clean. We walked to the stores and restaurants. Took the bus into Edinburgh. Took the train to Inverness. Take away down the street ( Corbie’s ) was excellent. Pizza was yum. Fish and chips excellent. Annex was even nicer in person. Fiona welcomed us in and gave us information. We hope to back some day !

    This is our fifth week in Britain staying in various self-catering VRBOs. I have to say the amenities at The Annexe are the best we have come across. Very high quality for everything, from the large, lush bath towels to the appliances, furniture, etc. Also a very nice welcome basket with lots of items to get you started for breakfasts. Very enjoyable stay. Peaceful neighbourhood, yet just a few block's walk to hop the bus to the city centre. There is a nice pub nearby as well as a Tesco's. Fiona was a great host, I would absolutely recommend The Annexe!

    We were delighted with the stay. The place is very beautiful and clean. The owners had the detail of leaving us groceries to welcome us, very useful after a long trip. The property is close to Edinburgh's main attractions. With accessible transportation options, we used Uber to get around and never had to wait more than 5 minutes. If we were to return to Edinburgh, we would stay again.
