We have recently opened up our garage game room to our guests. It has a pool table, foosball table, dart board, corn hole set, playing card shoe for black jack, poker chips, tailgate golf set, etc. Please note that AC and heat are not available in the garage area.

Pet policy: The only pets we allow on the property are dogs. The pet fee is $50 per dog per day (Discounted prices for longer stays). You must tell the host the breed/age/size/weight. Limit 2 dogs but contact the host if you would like to bring more. Dogs left alone in the house must be kept in a cage/crate. Dogs love our fenced in backyard.

We made a quick trip to the hill country during the holidays. Upon arrival, we were pleasantly surprised to find subtle Christmas decorations outside the home, adding a touch of warmth to the surroundings. Inside, a well decorated Christmas tree in the living area provided a cozy and welcoming atmosphere.
Beyond the festive touches, the home itself was a comfortable retreat, instantly making us feel at ease. Carmen's attention to detail, combined with the inviting decor, created a space that truly felt like home.

Inquiring for booking down to the day we left Carmen was exceptional with communicating & quick responses.
Her home was phenomenal, welcoming, and super inviting. We walked in the back gate to unload the back yard was warm, peaceful & so beautifully laid out. We enjoyed relaxing on the back patio after floating the San Marcos river.
As we walked in the front door the scent she used was alluring. I've rented plenty of homes where they smelled stale so this is a huge thing for me. Her home was clean & in tip top shape.
The rooms were spacious, well equipped, all of the beds were comfortable including the bunk beds.
The house has beautiful decor, furniture & her plants were real. The kitchen & RR was fully stocked.Thank you ~ Shay

Perfect spot for our group friend gathering. Minutes from I-35 and a giant HEB grocery store. Easy parking in the neighborhood. Appreciate the attention to detail and loved the big backyard. The Stay was wonderful. This house could sleep an army. It boasts loads of room in each area and a yard bigger than any I can see in the neighborhood. If you are a golfer, I think this is a snowbird's dream. Plum Creek has a lovely course. This BnB is nestled between the best parts of Texas: Austin, San Marcos, New Braunfels, and San Antonio. You want to visit Central Texas This place is the bomb. ~ Amy

Staying with Carmen was very nice! The house was clean, kitchen had all the appliances we needed and enough space for everyone. It felt more like home than renting a place to stay. We even had a change of plans where we would need to stay past the check out time, and Carmen was quick to let us know we could stay a couple hours later (which was a big weight off our shoulders). This home was perfect for our group. A beautiful home with lots of space, plenty of beds, a large deck, and a fire pit out back. We were in town for my son's graduation and the location was great - close to Texas State University and in a nice, quiet community in Kyle! ~ Kelly

Our maximum number of guests at 16. We have sleeping arrangement for 12, but you could extend it to 16 by bringing your own beddings..

Bedroom #3 - The Texas Legends Bedroom - Queen size bed (2 guests)
Bedroom #4 - The Van Gogh Bedroom-Full bed+a twin bunkbed TV(4 guests)
Living room - 2 air mattresses are available and the couch TV( 3 guests)

By booking the property, you are agreeing to the following rules:

No smoking and vaping in the house. Smoking is allowed outside on the front porch, the balcony and the backyard patio. No incense burning or spraying the house with a deodorizer.

Extra Guests and Visitors
The current daily rate is for 1 to 4 guests. Addition guest fees apply for bookings over that amount. This is calculated on the VRBO platform. Lowering of the guest count after booking will not decrease the rate. Only the number of registered guests are allowed on the property.This is for the safety of you and your guests. If you plan to bring in visitors, contact the host.
Visitors need prior approval from the host. No overnight guests unless registered with the host.

Extra charges for not following House Rules
- For unregistered people brought on the property - $100 per person per day.
- Smoking and/or vaping in the house - $400 a day
- Any violations of the house rules may lead to immediate removal from the property and no refund.

The house is monitored by outside security cameras and by people in the neighborhood.

Security cameras - Activity is recorded on the outside of the house. There are no security cameras inside the house. If you block or disable the camera, you and your guests will be asked to leave the house and there will be no refund.

Smoking, vaping, incense burning, deodorizing in the house - $400 a day fee. If the guest does not follow the house rules, we have the option to cancel the reservation immediately, you and your guests will be asked to leave the house and there will be no refund.

Since this is a residential community, Quiet Hours are between 11PM and 8AM. As a courtesy to our neighbors, please move your backyard group activities to inside the house after 11PM. Thank you.
