This delightful house in Jensen Beach offers 2 cozy bedrooms with queen beds, 2 bathrooms, and a charming living room with a sectional sofa that includes a pull-out sleeper platform that comfortably sleeps one adult. There are 2 large walk-in closets for your storage needs.

Guests can enjoy amenities like central AC, WiFi, neighborhood pool, neighborhood dock (no boat slip included but ramp near by), TVs in every room, washer/dryer on premises.

The kitchen is a kitchen of yourdreams with all new appliances, fully stocked with dishes, utensils and cookware. Kitchen has a Keurig coffee machine and coffee and water will be provided.

We are situated less than a mile from the beach and walkable to the river where there is great fishing spots and a kayak launch. The stay has beach chairs and beach towels available for use. Neighborhood is small and quiet. Perfect for a relaxing stay in Jensen Beach / Hutchinson Island

RULES AND REGULATIONS FOR INDIAN RIVER POINT -
These rules are intended to promote the peaceful enjoyment of living in our community.
GATHERINGS : Gatherings of more the maximum number of people allowed in this property at any given time is 6 people. Events and Parties of any kind are STRICTLY PROHIBITED.

PARKING - general-
1. Each home is assigned two (2) parking spaces. A garage is considered one space and the other is the driveway or pad to the house. If a house does not have a garage, their two spaces are assigned on the plat.
2. GUEST SPACES are not to be used by residents, owners or renters as a primary or additional parking spot.
3. No parking on the grass.
4. No overnight parking on the street.
5. Overnight parking of a Motor Home is prohibited except.
6. Overnight parking of a trailer and or watercraft vehicles is prohibited.
7. Overnight parking of a commercial vehicle, including cars with exterior signage is prohibited except in an enclosed garage.
8. Be considerate of your neighbors and do not block entrance or exit from their garage or parking pad.
9. NO Campers, RV's or Sprinter Vans

PARKING OF PICKUP TRUCKS
Overnight parking of PICKUP TRUCKS is PERMITTED as long as the pickup truck meets the following criteria:
1. Is primarily for passenger transport and is NOT a commercial truck.
2. GVWR does not exceed 8,600 lbs.
3. Does not have a camper top, ladder(s), commercial signage, racks or is used for storage and large loose items.

SWIMMING POOL AND POOL AREA-
-Persons shall shower before entering the pool.
-NO GLASS of any kind is allowed in the pool area.
-Only swimwear may be worn in the pool.
-No persons who cannot swim will be allowed in the pool without supervision. No animals are allowed in the pool area.
-The use of the pool area is for residents and guests.
-No smoking of any kind is allowed in the pool area.
-All audio devises must be used with headsets.
-No Diving allowed.

Pool Hours are Dawn to Dusk-
-Parents are responsible for the conduct of their children.
-Life preserver (round) should only be used for emergency. This is not for play. An emergency 911 phone is installed for emergency use only.

TENNIS COURT:
1. When using the court, players must use appropriate footwear and clothing.
2. Players will not abuse or damage the net.
3. No Bicycles, Skateboards, Roller Skates or the like shall be allowed within the court area.
4. Court time is limited to one (1) hour if others are waiting.
5. No more than 4 persons shall play on the court at one time.
6. Animals are not allowed in the tennis court area.

GARBAGE COLLECTION- Please have your garbage packed into large plastic bags or container out in front of your home Monday and Thursday. Monday is also recycling day. All recyclables can be placed in one bin. All trash bins MUST be placed by the road before pickup and removed from curbside on day of schedule pickup. (We recommend that you place your bins out the night before as the pickup times vary from 5am to noon.)

PETS - We love your pets and welcome them. However, Florida Insurance companies have restricted certain specific breeds from rental properties (we disagree but have no choice in this). Restricted Breeds: Pit Bull, Doberman Pinscher, Rottweiler, German Shepherd, Akita, Chow, Presa Canario, Wolf, American Bulldog, Beauceron, Caucasian Mountain Dog, Great Dane, Keeshond, Stafford Terrier

1. All dogs must be kept under control and leashed when outside. This is Martin County Law.
2. If your dog defecates within the neighborhood, you are required to remove it and clean it up. This again is a Martin County law.
3. NO CATS
4. The homeowner and by extension any renter is responsible to quiet any barking dog.

DOCK
1. All fish cleaning and bait preparation must be done on the cleaning table at the end of the dock.
2. The cleaning table must be cleaned after use.
3. Bait buckets must be removed from the decking of the dock when not in use.
4. No Bicycles, Skateboards, Roller Skates or the like shall be allowed on the dock.
5. The Community Dock is not for Guests' Watercraft use. All guests are prohibited from using the Community HOA Dock for any watercraft vehicles. (GUEST ARE ONLY FOR FISHING USE) The Dock is Privately owned. All Guest Boaters will need to use the public boat ramp at Jensen Beach Causeway Park South & Boat Ramp on Pineapple Ave, Jensen Beach, FL. If you need space for watercraft vehicles & trailers we recommend reaching out to a local dock rent provider to place your Watercraft Vehicle and Trailer.

QUIET TIME- Any noise emanating from your property or from you personally anywhere within the neighborhood including the dock, which could affect the peaceful nature of the neighborhood, must not start before 8am and must cease by 10pm.

    We were very surprised and impressed by how nice everything was — starting with the house itself, which was clean and very comfortable, and then all the thoughtful details (many of which we didn’t even expect).     This was one of the nicest rentals my family and I have ever stayed in. The house is so pristine and clean with every amenity you could possibly ask for. The decor and design in the house is so beautiful with attention to detail around every corner. It was one of those homes where if you said Oh, I forgot to bring that. The house most likely has what you forgot! The beds and linens were very comfortable, and the kids liked that there were smart tvs in every room. We came for a couple days to explore the Jensen Beach/Hutchinson Island area and would definitely stay at the Salt and Sand again as the location was close to everything! Check out Ross Witham beach if you are in the area as the beautiful rock formations on the beach are a site to see! Enjoy!

    Great location to DT Jensen Beach, local beaches and fishing spots. The host is very accommodating and responds quickly to questions. The house was very clean and I enjoyed that the host provided consumable items for kitchen. I would stay again.

    This place was super nice and quaint. Attention to detail by the owner was amazing. Exquisitely decorated and so clean and inviting. The only issue here is my own fault for only booking 1 night...we could've stayed a week and it still wouldn't have been long enough!
