We absolutely loved this property! It was right across the road from the river which was great for easily walking to the river! We loved that the yard was completely fenced in with a beautiful front porch and deck for us yo relax and let the dogs outside to enjoy the view of the river! I will definitely be coming back in the future.

Everything was great! There is a sprinkler system that goes off right by the stairs, and if you dont know, it will spray you...haha i found that out...but everything was great!!!

Location is lovely but river acces is shared with house across the street. Not a cozy little slab with steps in the water. Unshaded..

Had a great vacation. The property was secure, safe, well maintained, very clean. Enough space where 12 people were not on top of each other.

I would recommend newer pots and pans, replace/fix the shower head and check the games as most were incomplete. But overall, it was nice. The river front was a steep walk up and the river bank grass were overgrown. The river was perfect, not to deep or too shallow.

We had a great time at this house. There is riverfront access. The A/C worked great which was a huge bonus. It was very clean and in a great location for our river needs. Long gone are the days of us tent & RV camping at the Guadalupe. This is the best way to enjoy the river! Thanks for hosting us!

Reviewer Comments: While our experience with checking in and out was smooth, the property was quite different than advertised on the website. The home itself was fine, although quite a bit older than the images appear, it was clean with comfortable AC. Our issue is with the riverfront area, which was nothing like pictured except for the pad area. The steps pictured multiple times leading into the river do NOT exist. Instead, it is a mud slope through 5 feet of tall grass and trash - two chairs at the river edge, along with discarded clothing. While you cannot keep people from dumping while they float, these items had been there awhile proving the area was not inspected before our arrival.The clean and pristine river edge shown in multiple images does not exist, the entire river edge is 5-foot tall grass on both sides of the property entrance. That is a haven for snakes to nest in and that is what we would have to walk through to access the river. The bolder featured just inside the river on your photos has been graffitied, image has been included, adding to the serene experience of the busted canopies flanking the river edge at the business one house over. Response from NBE was that we should’ve contacted them during our stay to have maintenance come mow. *That would’ve taken up a day of our two full days there. The grass had been growing for weeks if not months, where nobody is monitoring just profiting.

The one item that was off turning for me (elderly) was that the river was so much below the house that trips back up the hill were very hard. I think the pictures and descriptions should discuss this. Overall though it was 8 of 10.
