A SIMPLER TIME
Relax and let the river's song sooth your soul from every bit of the 10.5 acre property. Enjoy the pattering of the evening rain on the tin roof, while rockin' away your blues with river-front views on the large old-fashioned covered porch – complete with Adirondack rocking chairs and a delightful moonshine bar. Play with the adorable miniature goats and then take an exhilarating dip to cool off, or explore the river bed to hunt for arrowheads or stack rocks. Play a fun-filled game of cornhole, or test your lassoing skills with a practice steer head. Under a starry-filled night share stories and memories around the fire pit, or join in on an entertaining game of giant Jenga. Then finish the night by escaping to the large old-fashioned back porch for a relaxing soak in the hot tub.
THE LAYOUT
Enjoy a 1940's barn renovated into a unique 4 bedroom, 2 bath getaway. Its clean, farmhouse charm creates the perfect home away from home. Downstairs is a family room with sofa bed and two large master suites – each with a queen bed and shared full bathroom. Upstairs has a kitchen w/ island seating, a full bathroom, living room with sofa bed, dining table, and two bedrooms – each with a full-sized bed. Snuggle up into plush white linens, and crack open your window for nature's own river lullaby. Wake up to a cheerful kitchen stocked with all of the comfort amenities of home. Grab a cup of coffee or tea, and take a seat at one of the bistro tables on the upstairs porch for a tree-top view of the river while being serenaded by a morning chorus of birds.

Refund Policy

Rates / Additional Guests
Once booked your rates (including price for additional guests) are locked in and subject to the refund policy agreed upon at booking. If you need to add guests (including children), please let hosts know several days before check-in so they can update your reservation and send an additional invoice if applicable. Each person over 4 guests is $25/night per person. Anyone that comes on the property is considered to be a nightly guest. The maximum number of guests allowed on the property is 12.
Goats
Feel free to visit the goats if you'd like! Please make sure their outer gate STAYS CLOSED after going in and out so they don't sneak out, and that children are always accompanied BY AN ADULT because sometimes the gate is hard to close. They have very sensitive stomachs and some of the plants in the yard are toxic to them. There will be a cup of treats provided for you to hand feed to them if you'd like. Please only give them treats and nothing else. Please do not chase or stress out animals.
Children
This is a fantastic place for families, but children need to be supervised at all times. Property and home is not child-safe. Extra caution with wildlife, nature, farm animals, stairs, bridge, river, springs, fire pit, hot tub, furniture, and decor. Person who books assumes all responsibility.
Pets
The barn house is pet-free to help keep it clean and hypoallergenic. You will probably see two adorable cats out roaming the grounds - Shino and Miss Marilyn. They love to be petted and held, but please don't invite them inside. They have been loving the great outdoors for over 15 years now! You might also see Mark or Katrina out walking Blu and Jax. Although they are very loving, it is best to admire their cuteness from afar since they are puppies and still learning manners.
Hot Tub
Never leave children unattended. Keep cover on and turn off high jets when not in use. Add water with nearby hose if water level gets below jets. No glass or smoking in hot tub area. Do not jump in hot tub or sit on cover. The hot tub is set at its max. temp. of 104 degrees (which is nice and hot). Please do not turn down below 101 degrees and please turn back up to 104 degrees before check-out. Occasionally it will have fresh water and will temporarily be lower as it heats up again. Guests will be responsible for any extra electricity used due to not putting cover on immediately after use, and responsible for cost of repair/replacement/delivery of hot tub if water gets below the jets.
Smoking
Smoking is allowed in fire pit area and under the covered patio next to sliding door where there is an ashtray. No smoking anywhere else, such as other covered patios, hot tub, in the house, or on balcony. Please keep nearby windows closed and be sure to put butts in ashtrays.
River
The river that runs along the property is called The Hungry River. On an average day, it is crystal clear and ranges from about 1-3 feet deep. During a heavy rain it can quickly rise temporarily. When the river as at a normal height, feel free to play in the swimming hole, stack rocks, and fish for rainbow trout. Please don't take home rocks. Down the driveway by the bridge to the property is a popular spot for local fly fishermen. Any person 16 or older will need a NC fishing license that can be purchased at the N.C. Wildlife website. Along the river you may find beautiful rocks, arrowheads, crawfish, turtles, frogs, rainbow trout, snakes, otters, ground hogs, birds, deer, and more! Enter at your own risk. Rocks can be slippery. No diving or jumping into river – it is too shallow and there are too many rocks. It is best to stay clear of the water when the water is not clear. Please never leave children unattended. No lifeguard on duty. Water shoes can help protect feet. Please pick up all trash and don’t leave items out overnight.
WIFI + LANDLINE
WIFI is included. Connection is usually good but can be slow especially during storms or evenings when everyone is streaming on their devices. Guests have successfully done homeschooling and zoom meetings. Downloading/uploading large files and streaming video games is not recommended. Cell phone signal is not available, but WIFI calling can easily be activated for most cell phones. Instructions will be provided. A landline phone is available for emergencies as well.
Parking
Five to six vehicles can park comfortably next to the barn house. There is additional parking on the property as well.
Sofa Beds
Downstairs there is a full-sized sofa bed with upgraded mattress. Linens provided. Please put all used linens on top of sofa upon check-out.
Fire Pit
Please bring firewood, lighter, and fire starter for your stay. Bundles available at nearby grocery stores and gas stations. Please try and burn up all wood in the firepit by end of stay to help keep it clean and so that wet wood is not left over for next guests.
Grill
The grill has two tanks so that you do not run out of propane. Please let hosts know if you go through the first tank, so they will know to fill it. If you bring your own grill, please do not use under covered porch or inside.
Laundry
For 5-night bookings or longer, hosts will wash and fold laundry up to two loads for you complimentary if available. Hosts are not responsible for damages during washing/drying. There is a really nice laundry mat in Downtown Hendersonville with wash and fold available as well. No washer or dryer in the barn house. There are plenty of extra hooks inside and outside to dry wet clothes and towels from a day of playing in the river. Please bring your own laundry soap for hand washing items if needed.
Furniture and Blankets
Please keep movement of furniture and decor to a minimum as it can cause extra wear/damage. Do not take indoor items outside, such as television, blankets, furniture, etc. Do not grill under the covered patio or inside.
Towels
White indoor bath towels and hand towels are provided for drying off clean things only. Striped towels hanging outside are provided for outdoor river/picnic/hot tub use.
Trash
If kitchen trash can gets full, please take bags downstairs to the large trash cans on the back porch near hot tub. Small tin trash can with lid is available outside on front porch near moonshine bar. Please pick up all food and trash immediately and keep lid on all trash cans to to avoid unexpected visitors.
Products
Products such as lotion, baggies, etc. are there to use for convenience during your stay, but please leave remainder for the next guests when you check out.
Off Limit Areas
Hosts’ brick house, garage, and workshop are off limits. Hosts' pups like to make a lot of noise when walking near the brick house, so please keep that to a minimum. If you need to contact hosts, please message them unless there is an emergency. The studio bungalow behind the fire pit is off limits due to its being under construction. Refer to rules about farm animal spaces.
Things You Might Want to Pack
Water shoes to protect your feet in the river, sunscreen, mosquito repellent, fire pit items, high-chairs for kiddos, outdoor blankets, and an extra set of clothes to get dirty while playing with the goats.

Shampoo, conditioner, body wash, ear swabs, face wipes, cotton balls, wash cloths, hand towels, bath towels, two hair dryers, toilet paper, tissues, outdoor towels, coffee, linens, extra blankets for beds, pillows, indoor throw blankets, two irons, two ironing boards, clothes hangers, small safe, filtered water, fully-equipped kitchen, Netflix, DVDs, board games, and outdoor games.
We came here to celebrate a 50th wedding anniversary so guests ranged from age 6 to early 70s and there was something for everyone. The kids loved playing in the creek, greeting the goats and looking for bugs. The property is close to great hiking and the downtown Asheville area. We enjoyed several trails in the Pisgah
Oh my stars, where to begin? Remodeled barn that is every bit as twee as you think it is, in all the best ways. So many sweet touches - from the s’mores welcome kit to the abundant spice cabinet, stock of games in and out, excellent water pressure, and luxurious comforters that just seemed to hug you to sleep at night. Some things to be aware of: it’s tucked off the road a teeny bit and the small wooden bridges are a little off putting to a city slicker ? Look for the red house shaped mailbox and keep going left. Very comfortably slept our party of 4 middle aged women with two fulls up and two queens down. Did not investigate sofa bed options - a slight stretch for our group, but maybe not for the younger travelers. Group seating inside for meals is a bit of a challenge, but we made it work. Ran into Mark and his sister and brother in law, very very open to feedback and just sweet as pie. Flat Rock may be the name of the town but the terrain is not - the property is a mostly gentle slope, but something to prepare for if you are balance challenged as I am. Goats are very friendly and super hungry. All in all, it was delightful and our spirits are restored

Our group of seven wanted something different than the ordinary cabin. A rustic feel on the outside yet all modern amenities on the inside. Comes fully stocked which was a welcoming surprise. Feeding the goats and watching the chickens and ducks waddle around was so much fun. Making s'mores over the fire outside was wonderful! It felt like we were out far in the woods yet only minutes from town. Chimney Rock and Lake Lure were very close. The hosts were very responsive whenever we had a question. Would definitely stay again!
We enjoyed our stay so much. it was a great opportunity to spend time with our adult children and relax. We spent lots of time on the porch in the rocking chairs and time in the river stacking rocks and even had a duck race! Hendersonville and Asheville were close and we enjoyed time in both places. We would definitely recommend this property!!
This is a great place if you need a weekend away from the city. It is in the mountains and they have beautiful piece of property. We sat and relaxed on the porch overlooking the river listening to it trickle by and it was very renewing. Everything is as advertised, and it is very clean and provided everything we needed. The goats are very enthusiastic about getting their treats so when they hear you coming they start talking to you so that was funny. All of us agreed that if we are ever in the area again and the property is available we would definitely stay again! The only very minor down side is the internet is on the slower side. We were not concerned about it though.
This was our 2nd time staying and enjoyed it just as much as the 1st. Perfect place to relax. Will return again.
