PTO Carriage House — Roomy, Relaxing Retreat with Fully Equipped Kitchen

The location is great and a short 5-7 min walk to town, pools and the beach. The carriage house had what we needed for a short stay for a couple and an infant, but it’s getting pretty dated. As another review noted, the upstairs is very warm. We rented a box fan and used the fan provided, but the floor vents had no airflow coming through them at all. Seemed like it wouldn’t be a hard fix. As a note, they did add blackout curtains to the bedroom but not to the bunk area yet.

Overall was just okay. We have stayed at many properties at RB and most are updated, bright and fresh. This was the same price range but hadn’t been updated and felt like it’s been rented “hard”. The upstairs (where bedrooms are) was very hot. It took two fans going full blast to sleep comfortably (we stayed in May). The shower head was awful, especially when you want a good clean after the pool, beach or sweating outside. Two of the doors to the balcony didn’t lock. It was poorly stocked with paper products - tissue box has two tissues, with no replacements and less than 1.5 rolls of toilet paper. I would not recommend staying here unless it was the last option left.

It would be much nicer if it had a chest of drawers in the bedroom so you don't have to live out of your suitcase. There's plenty of space for one and this is mentioned in previous reviews. A full length mirror is also needed here, and again, plenty of space. The kitchen is lovely, but cooking utensils (knives, pots/pans, etc) are in need of a refresh.

Great kitchen and living space, comfortable bed and linens, easy 5 minute walk or less to the beach down the path. Highly recommend. The property management company was so accommodating when we arrived early, helped us get on the beach before our property was ready, held our luggage so we could start vacation. Check in and checkout was a breeze, all by text.

We hooked this house last minute for spring break and were really thrilled about the set up. We have stayed in several, and they are all nice, but the upstairs of PTO is sectioned off and not open to the downstairs, which really makes it feel a lot bigger. The downstairs is very open, and the kitchen is big! PLUS, the built in bunk beds were awesome. It was great to have a room for us, and 2 beds upstairs as well for our kids. The laundry was clutch too. The upstairs bed probably could use a new mattress and the decks could use some furniture, but other than that, everything was clean, as advertised, and very easy access to our favorites….Eastern Green, town square, and Coquina pool. Finally, 30A Luxury Vacations property management was fantastic! They are super responsive, communication is clear and easy, and they were happy to problem solve when another visitor was blocking our parking. We will definitely look at staying here again.

This was a great spot for a getaway. The location was perfect—about a 5-minute walk to the shops and about a 7-minute walk to the beach. It was clean and quiet.

Didn't have the access code to the door before we arrived and had to call multiple times to get the correct one. Heating and AC did not work upon arrival, took two service visits to fix. Then it malfunctioned again. Would expect better for the price.

The property is in a great location, with notable amenities such as the garage, bikes, and location. We enjoy the surroundings immensely - with the exception of the living room sectional being replaced with a probably the most uncomfortable sofa ever. We would also note that small issues like dirty upholstery and maintenance issues remaining from a year ago be addressed - like a broken window shade in the dining room and a loose shower fixture plate. Regardless, this is a unique and special property worth consideration.

The only negative is the bed upstairs, on the small side and mattress pretty old.

Location of the carriage house is excellent with everything within 5-10 minutes walking distance! Few downsides though were that upstairs does get very hot as there's only 1 AC control. They do provide a fan, but in the summer upstairs is warm which is where all the beds are. Also, some of the blinds did not have proper coverings on them, so the sun would shine right through early in the morning. And lastly, we unfortunately saw 2 cockroaches in the property!Overall though, we were satisfied with the carriage house and location is one thing that you cannot beat! The 2 bikes provided were a great added touch to get around everywhere!

This was exactly what we needed for a short getaway.
