Welcome to the Cliff View House - our home away from home!

Our family-friendly home is located just 10 minutes south of downtown Moab, where we enjoy world-class mountain biking trails, 4x4 trails, hikes, and absolutely unforgettable white-water rafting experiences.

Located at the end of a quiet cul-de-sac in the heart of Spanish Valley on approximately 2 acres of land, you'll have plenty of privacy, unobstructed views of the South Rim, the La Sal Mountains, and stars galore. Adding to all of these perks, the Cliff View House is a great home base for all the adventure that Moab has to offer, being just 10 minutes south of downtown Moab...and with a private swimming pool, hot tub and fire pits, it's also just a great place to hang out at all day!

Everything necessary to make your stay convenient and comfortable is provided at the Cliff View House:

BEDROOMS AND BATHROOMS
With beds for a whopping 23 guests in 5 different bedrooms, you can bring along the whole family or some friends for an unforgettable vacation in this spacious 3400 sq. ft home. We provide high quality, comfortable linens for each of the 19 beds located throughout the Cliff View House. We also provide 2 Pack and Play portable cribs for our tiniest (and cutest) guests. There are two bedrooms on each level of the Cliff View House:

The Master Bedroom
The main floor master bedroom is spacious and luxurious, with a king-size bed, en suite bathroom with soaking tub and separate shower, dual sink, and very spacious closet space. A cozy gas fireplace adds a little extra romantic aura to the bedroom.

Second Main floor Room
The second main floor bedroom boasts beds for 6 people (a queen, a twin with a twin trundle, and a twin bunk bed). Our kids love to make this room their own, and we often find “do not enter” signs taped to the door!

Upstairs Rooms
We have three bedrooms upstairs. One has a king size bed and a twin-over-twin bunk bed. The middle has two bunks beds - a full-over-full and a twin-over-full. The other upstairs room has a queen bed, as well as a twin-over-twin bunk bed.

A futon couch is located in the family room downstairs as well.

ENTERTAINMENT
A plush, oversized sectional couch makes watching movies on a large 55 inch flat screen TV after a hard day of play even more enjoyable and relaxing in the TV room (located just off the kitchen). In addition, a flat screen TV is located in the master bedroom. Both TVs are coupled with satellite TV, premium channels (such as HBO and Showtime), Netflix, and blue ray DVD players.

KITCHEN AND DINING
Our kitchen is full-sized and has everything needed for all meals, including a double oven. There is also a breakfast bar, as well as a dining area, which flows into the living room. Seating for 20 is provided (8 at the kitchen table, 6 bar stools, and folding chairs and table for 6).

AMENITIES
Our home has a washer and dryer and an attached two-car garage, so you can have a safe place to store all of the 'toys' you may bring along to enjoy in all of the surrounding areas of Moab, such as your mountain bikes, jeeps, or ATVs. We also have foosball and air hockey tables in the garage for a little more playtime in the shade.

BACKYARD
Our spacious backyard provides ample room to play and to enjoy the peace and quiet of the Moab desert. The master bedroom and kitchen both open to separate patios and open backyard. A BBQ grill and fire table (both gas-fed) are on the west patio. We also have a a wood-burning fire pit off to the east of the patio. Lastly, we have installed a playset adjacent to the fire pit for the littles to have somewhere fun to play.

POOL AND HOT TUB
A private hot tub is on the east patio, with unbelievable and unobstructed views of the La Sal mountain range. The hot tub is open year-round.

A private above-ground pool is located in the backyard as well, and is generally open from about May 1 through September 30, depending on weather. The pool is heated with a solar heater, and is therefore subject to cloud-cover, etc.

WIFI
In case you need to stay in touch with the office while on vacation, or just surf the web as you soak in the sun while enjoying unimaginable views of the South Rim from the backyard, free broadband internet and Wi-Fi is provided to all of our guests.

PETS/SMOKING
We do not allow pets or smoking in our vacation home due to allergies that my kids suffer from - thanks for your understanding and cooperation on this one. We apologize for any inconvenience this may cause!

SECURITY SYSTEM AND SECURITY CAMERAS
For the safety and protection of our guests, our home and ourselves, we have installed a security system and security cameras on the exterior of the house and in the garage.
As we are out of town owners, we have tried to create a proper balance that ensures guest privacy and our ability to monitor the home when not in use. Our security cameras overlook the front entry, the front yard, the garage and garage entry, the backyard (including the pool), the driveway, and the detached garage. The back yard camera is located right next to the hot tub, but the hot tub area is not visible on camera because we programmed a digital curtain that blacks-out the hot tub to ensure our guests' privacy. THERE ARE NO SECURITY CAMERAS OR OTHER MONITORING/RECORDING DEVICES INSIDE OUR HOME.

    We were a group of 5 friends in Moab to mountain bike. The property met our basic needs...lots of room & comfortable beds. We loved having access to the full garage & a hose to wash our bikes each day. The website advertised an air hockey game. It was on its side in the garage (not working). The supply & condition of some of the dishes was below my expectation, especially for a big house. eg. no garlic press, only 4 wine glasses, frying pans should be replaced.

    Great communication with owner. Owner was so accommodating. He let us drop the trailers off at the property early so that we didn’t have to drag them around town. There was a disposal issue and he sent the maintenance man right over. So many fun activities. Hot tub was fantastic. Beds are so soft and warm. Houses AC worked perfectly. We will be back for sure! Only flaw that is not owners fault is the next door neighbors. They get very angry and will come talk to you if you do anything they don’t like. Example we were going 22 down the road that has a speed limit of 20 and the male neighbor came out very irate and yelled at us. We had respected their earlier request to not ride the ATVs at the property but apparently that wasn’t enough.

    I reached out to the host on two occasions. First time - saying we love the size of the house and the amount of parking it had, for our group with trailers was important as well as to let him know how disappointed we all were with the property. The patio cushions were filthy, the fire pit was not even usable due to all the debris that was piled on it and the gas fire table would not light. We did end up getting the table to light and then it ran out of propane. I messaged him the next day regarding the propane, he NEVER mentioned the previous message but did have more propane delivered quickly which I thanked him for. We went room by room, as a previous owner of a vacation home as well as a successful property management and housekeeping my standards for the price we paid are high totally reachable for a property like this. Kitchen - Completely UNORGANIZED, broken cooking utensils, moldy pot holders, old open and unopened food, toaster handles missing, moldy dishwasher that was almost going to fall out of the cabinet, lights out in the fridge, lower oven hardly worked. Outdoor - grill ignitor didn't work and cold pool, dangerous walkway, weeds, unusable firepit Bathrooms - Gross and very dirty! Broken exhaust fans - slow clogged drains and filthy shower curtains. Stained furniture, pillow and rugs, broken futon.Not able to list all the other things!! Definitely have MOREThis house could be a gold mine with a little updating and a LOT of cleaning!

    Overall a great stay for a group of 8 male friends, 5 nights. There was a lot of room and amenities like the pool, firepit and hot tub. The place was clean and comfortable. Moab are was amazing!I’d encourage the property owner to put a little money back in - there are some wobbly chairs, rug stains and kitchen items all mismatched.

    This place was amazing. We had our family reunion at the Cliffview house. It was perfect. We had 18 people staying in the house and we did not feel like we were on top of each other. David was a great host and communication is a strong characteristic of him. The house is located in a very private setting and we had lots of room to have fun outdoors. It is close to lots of hikes and Arches National park. The outdoor seating is great for star gazing too! We enjoyed the pool and hot tub! We enjoyed going to three National parks in three days. Arches, Southern Enterance of Canyonlands, and Mesa Verde. We stayed for 6 days and what a wonderful time we had. We could have stayed longer and not have ran out of things to do or see. I would recommend everyone to stay at the Cliffview house. It was perfect and we hope to make it back again. To David and his family, thank you for sharing a little piece of heaven with us.

    The entire reason we chose this house was for the private pool. When we got there, the pool was pretty nasty. We tried to message the owner, but they didn't get back to us until 2 days later. They said they would try and get it fixed, but then never got back to us.

    Overall, the Cliff View house was convenient to everything we wanted to do in that part of Utah. The outdoor spaces are great and the views can't be beat. The home was adequately equipped with comfortable beds and most of the things you would expect in a kitchen (although the kitchen lay-out doesn't allow for more than one or possibly 2 people to work in the kitchen at the same time.) However, the property description and photos were misleading. Yes, there are plenty of beds for children, but there was nothing for them to play with. The air hockey and foosball tables, which are mentioned on the property listing, were disassembled and leaning against the garage wall. We could have tried to assemble them, but there were no components to enable the kids to play. We had to go get a few frisbees, wiffle balls and bats, and a soccer ball at the local Dollar store for the kids. The hot tub was nice, but it wasn't very clean and the company who cleaned it didn't come until the day before we left. I was also confused about the availability of the toys that are featured on the listing. It turns out they are rented from another location so we didn't end up using them. The laundry facilities are very helpful for a large group, and there were plenty of towels. Check out is simple. We had quite a bit of food left so I contacted a local church and they were happy to receive our donation. All in all, it was a comfortable home base for our large family group!

    This property is great for those trailering to go Jeeping in Moab. We had 3 trailers and there was more than enough parking for them and the Jeeps. Property itself was awesome. We had enough for 4 families to spread out and do whatever we wanted. Thanks for hosting us!

    This was a pretty disappointing stay. This is the 10th retreat I have hosted and this was far and away the worst house, the pool does not look like an above ground pool from the listing, and is completely uncovered so it was absolutely disgusting green murky water which is just u pleasant to look at. The couch was taped together in spots, everything felt dingy. The shower on the main floor did not drain. The knob on the drive was melted, the ceiling was filthy and had peeled away in parts. There were dust bunny’s everywhere on the tile. We weee given 3 trash bags for 20 people for 3 days. I panicked walking through the house knowing I was hosting 19 people and wanted them to feel well taken care of. There is a large gap above the fireplace right into the primary suite allowing air and noise to come through. It was just overall very disappointing and not reflective of the photos online. That being said- the location is fantastic and the scenery is gorgeous. Check in is very easy!

    The home was well kept, clean, and spacious. I travelled with a group of 11 here to hike the national parks and local trails. The hot tub was perfect for sunrise, sunset, and stargazing. The big firepit was perfect for s’mores and conversation. The kitchen had many pots/pans/plates/cups/etc. for all your needs and bath towels are well stocked A short drive to downtown Moab and all activities we did were within an hour drive of the house. I highly recommend this rental!

    Unfortunately, our stay was quite dissatisfying for the price payed. Upon our arrival, the kids discovered the pool bottom was very dirty. The hot tub was murky. The air hockey and foosball table that are supposed to be set up in the garage are not and by the dust and cobwebs on them they haven’t been set up in a VERY long time. Very disappointing. The pool was cleaned the last day of our 7 night stay. Upon arrival, we set our bag and hiking pack on the floor next to the master bed. When we came back an hour later, our bags were swarmed by hundreds of sugar ants. They were also actively coming and going from the master toilet area. Upon alerting the owner he had a pest control company come the next day. For the rest of our stay, we had numerous dead ants all over the floor of the laundry room and toilet area. We kept our belongings off the floor for the rest of our stay. Food crumbs, trash, dust and dirt were easily visible on the floors of many rooms including the living room, master bedroom and an upstairs room. Another dissapointment was the lack of towels for 8 people. There wasn’t a single extra for 8 people in the whole house. There were only 4 dishwasher pods and 4 garbage bags. Not enough for 8 people over 7 nights. We decided to try to focus on the positives despite dissapointment. We enjoyed the AC after long days in the sun. The beds were comfortable. The ice machine in the kitchen was an absolute lifesaver!! Owner was friendly, responsive and gave great recom

    We decided to extend our vacation and rent a home for 3 families traveling. This place was definitely spacious, clean and not a bad location. Beautiful views from the house. Very close to town and everything we wanted to see. I was only not impressed with the hot water issue. Upon arrival we realized we had no hot water, We had just been traveling and hiking all day and all needed a shower. Some took a cold one. I immediately contacted the host. He was very quick to respond and sent someone to fix the issue. I was very thankful. But It was an inconvenience, we lost a day while the guy fixed it. I am just thankful it didn’t break again during our stay. The pool was not useable (understandable, with the weather conditions…lots of sand blowing around) But the hot tub was a great alternative for the teenagers. We didn’t use the fire pit bc the wind was crazy the whole week. But tried using the propane fire pit and it was out of propane. But all in all it was a great vacation. I feel the host was very attentive to the issue we had.

    Huge house, great for a big group. Furniture was old and worn. Did not feel clean at all. Questionable whether the pool would be available as we were there this first week in May. He said the pool guy would shock it and atleast try to get it ready the last couple days we were there. That didn’t happen. It was gross. Green sludge and you couldn’t see more than an inch or two into the pool.

    Depending on what you are looking for or what your needs are this may or may not be the house for you. If you plan to come with a group and bring ur ATVs or off road toys and want to spend ur days away from the property and have a place to crash at the end of the day this may be a solid option as there is plenty of parking for trailers etc. lots of fridge space and nothing fancy or well decorated. If you are looking for a family get away and more of a destination spot to spend time after visiting the parks or town, this place leaves a lot to be desired. It’s not in great shape- broken tile between kitchen a living room taped down and covered with a mat, scuff marks on walls, old couches and rugs that need to be cleaned or replaced, towels and wash cloths that are all old and dingy. The 3 TVs are small (not every bedroom has one) and of the 4 box fans in the house only 1 worked. The air hockey table in the listing was not set up. The pool is above ground and there are no lounge chairs on the small decking. The listing stated it sits on a large property / 2 acres. This is not usable or pretty. What would have been helpful is to have supplies stocked better for a house of this size. There were two rolls of toilet paper in each bathroom, two paper towels, 4 kitchen trash bags and 6 dish tabs. No laundry supplies and no cleaning supplies provided. For a house that sleeps this many people, be prepared to purchase toilet paper, paper towels, dish tabs and laundry soap,
