Located on Redfish Bay at Estes Flats/Intercoastal Waterway, This Waterfront Vacation Home has the best of both worlds with waterfront on both the front and back side of the property! While the Intercoastal Waterway (ICW) & Estes Flats are on the water side; there is also a canal on the street side with availability to dock your boat.

Kokomo is your PRIVATE RESORT destination! All amenities are included in one price, we do not nickel and dime with extra fees. When you stay at Kokomo you will have full access to the pool, hot tub, boat slip, outdoor kitchen, fire pit, private fishing off the bulkhead and so much more!

The house and pool are on the bulkhead overlooking Estes Flats with full incredible bay views and sunrises as far as you can see!

Kokomo has all the fishing amenities: boat docking, fish cleaning station, two bright quartz lights shining on the water at night to attract the bay shrimp and subsequent trout’s and red’s. Dolphins can be spotted at times and the kids love watching them along with the barge traffic that passes by multiple times a day. It’s amazing what passes through our waterways.

This vacation home has 6 bedrooms with 9 beds & 3 ½ baths. This home will sleep up to 16 people comfortably. Two bedrooms upstairs share a Jack-n-Jill bathroom with a shower and double sink vanity they are Aruba (master) with 1 King (a Pac-n-play is located in this closet), 1 queen and a single couch that makes out into a twin are located in Key Largo opposite the master. Jamaica, is the third bedroom upstairs with a queen bed, a twin over full bunk that also has a trundle below. There is another full bathroom with a walk in shower and double sink, located behind the kitchen.

Bermuda, Bahama and Montego bedrooms are located downstairs. Each of these rooms has a queen bed. Montego, the bedroom under the kitchen, has a 1/2 bath. Bermuda and Bahamas share a Jack-N-Jill bathroom with a combo tub/shower and a double sink vanity.

For your laundry needs a washer and dryer along with detergent are available as well.

Sea life to catch or watch swim by at Kokomo in the ICW include: Trout, Red Fish, Black Drum, `Big Uglies`, Jack Cervalle, Turtles, Dolphins, Small Shark (3 foot), Jelly Fish, Flounder, Lady Fish, Blue Crab and so many more.

Full water views that go on forever, great breezes and direct access to Estes Flats, Aransas Bay and the Gulf of Mexico at Port Aransas make this an unforgettable family getaway or a fisherman paradise.
The following outline property rules and guidelines for all Kokomo properties in Rockport. We hope you enjoy your stay, get to relax and have fun! To make your stay more enjoyable, Kokomo provides all linens, well-stocked kitchen supplies, basic showering hygiene products, and so much more. You will be responsible for food, fun and fishing!

Please read and understand the following information. Should you have any questions, reach out.

BBQ Grill
Kokomo provides a propane grill. You are responsible for cleaning the grill after use and upon departure. If you empty a propane bottle, please place it under entry steps on the driveway side of the house so we know it needs to be filled.

Check-In
Kokomo uses a keyless entry system. A code will be emailed in your “check-in” notice the morning of your arrival. This code operates the front door only. Upon arrival, immediately report any unsafe, dangerous conditions or damage. Guest acknowledges that on the arrival date, the property is in good condition except for any defect guest may report to owner by the end of the day of arrival.

Check-Out
Check-Out: Time 2:00 PM
Guest agrees to leave the property in good condition. This will ensure no deductions. Review Departure Checklist with friendly reminders before vacating property.

Check-out list:
Leave all used beds unmade. Place all dirty dishes in the dishwasher and turn on. Kitchen surfaces need to be clean and free of food or other kitchen items. All indoor trash cans need to be emptied into the blue dumpsters outside. Turn off all lights and ceiling fans.
TURN OFF outdoor fishing lights
Set thermostat to 76 in the warm months and 66 in the cooler months
Lock all doors and ensure brackets in place if available on sliding doors.
Close and lock all windows
Clean-up all trash and pet waste around yard – Scoop the Poop!
If anything needs attention or maintenance please notify owners so they can resolve or fix
We are not responsible for items left behind. Notify us immediately if you discover you are missing something. We will make every effort to retrieve and return it to you if found.

Conduct, Disturbances & Visitors
Kokomo is located within a private neighborhood. As the booking guest, you are responsible for all guests on the property.
Occupancy and use of premises should not disturb or offend neighbors or residents by means of: parties, excessive noise, obnoxious behavior, nudity, profanity, discharge of fireworks, excessive speeding in the neighborhood, or other noise inducing mechanisms.
Property amenities are strictly for the use of the tenants for whom the reservation was made.

Events
Kokomo properties are not to be used for parties or events which include but not limited to weddings, bachelorette/bachelor party, fraternity parties

Fishing Lights
Fishing lights are for night use -please turn off during the day.
Ensure fishing lights are turned off before you vacate the property.

Hot Tub and Spa
Guests acknowledge that there are risks associated with hot tubs and spas. Use of the hot tub and spa is at the guest’s own risk. Owner will not be responsible for any injuries.
Temperatures are set to not exceed 100 and systems will automatically shut off. Please rinse off before using and entering hot tub. Close cover when hot tub not in use.

Inventory and Inspection
Kokomo maintains an inventory of the property. An inspection and inventory will be conducted after you leave. We will contact you by email with questions that arise as a result of inspection.

Maximum Occupancy
Maximum number of guests staying for the duration of the booking should not exceed the number of guests provided during your reservation.

Parking
Parking designated areas only (driveway and designated spots in front of boat slip, signs are present)
Do NOT park in the grass around the house - septic systems are present
RV’s and campers are not permitted

Pool and Spa Rules
No lifeguard on duty – Swim at your own risk
Children under 12 must be supervised at all times
No glass in pool area
Shower before entering pool, spa or hot tub
No pets allowed in pool
No running or horseplay
No diving – Pool and Spa are shallow
No jumping from ledges (waterfall or spa waterfall into pool)

Smoking Policy
All properties are non-smoking. Smoking is NOT allowed. Any evidence of smoking, including odor, ashes, cigarette butts, etc., will result in an immediate $500 fine, plus any cost incurred in ridding the rental of smoking residue or damages.

    Our family had a wonderful stay at Kokomo! The views were absolutely breathtaking, and seeing dolphins, stingrays, and other sea life several times a day was such a special experience that the kids loved. We also enjoyed fishing and caught catfish, and trout. One of our favorite moments was starting each morning on the upper deck with coffee while watching the sunrise.While the hot tub and outdoor shower were not in service during our stay, and the ice machine stopped working after the third day, these minor inconveniences didn’t take away from the overall experience.Marvin and Nomah were amazing hosts, and their hospitality made our trip all the more enjoyable. We had an unforgettable time and would highly recommend Kokomo!

    We have stayed here before. And was very surprised about how a lot of things didn’t work. Ceiling fan, lights inside, grill outside is filthy dirty and is grill falling apart, the hot tub didn’t work but we were notified before hand, shower outside is broken, the sink bathroom downstairs was getting clogged. A lot of roaches outside and inside of the house. Our stay was uncomfortable.

    Easy check in. The kitchen is stocked with things we’d normally have to go out and get. The kids were begging for WiFi as soon as they got inside. We’ve stayed at the other Kokomo Flats house and this one is just as well kept.

    Our 3rd trip to Kokomo and it’s always been great. Lots of room for all of us and for all our vehicles/boat trailers. We enjoyed fishing by boat everyday and on bulkhead every night as well as swimming in the pool day and night!!! Couldn’t ask for nicer family to work with than The Albrights….it was a pleasure! We will be back!

    This property was beautiful and had something for all ages to do! Swimming in the pool while looking over the bay and fishing right off your backyard!! The amazing views from the upper deck added just the right tough for our morning coffee! We can’t wait to come back!!

    For a family who owned a condo at Port Royal, we will choose Kokomo every time!The kids had a pool to play in at their will. We caught fish right off the back yard bulkhead. My son caught a bonnethead shark and we tore up the trout in the lights!When I felt like fishing on the boat, I walked out the front door and jumped on the boat and went fishing.With 6 bedrooms there was space for everyone to get away. Two family rooms provided plenty of R&R together.Full kitchen allowed us to prepare some of the best fresh caught meals!Marvin (the owner) was also very responsive and ensured prior to and after that our trip went well.We will be making this a quarterly trip at the least...but probably a lot more often than that!

    Excellent home. The young adults (my kids/family) really enjoyed the home. We would love to stay there again. Loved waking up watching the dolphins ? pass by and just so peaceful. Our host was amazing also.

    This place had it all for all age groups. Very close to the beach, pool was the perfect size, and fishing was a great relaxing activity for the family. Everything was as advertised and the hosts were very friendly and quick to respond. We can’t wait until our next annual trip to the coast. Hopefully this one will be available- it definitely set our standards high compared to other homes we’ve rented in the past.
