This is the upstairs wing of a larger estate. All 3 bedrooms in this listing are located upstairs; there is no ground-floor bedroom option here. A separate section of the home, with 3 additional bedrooms, is not included in this booking and is clearly signed off.

You have full private access to your upstairs wing and every shared
amenity: the main kitchen, main living room, dining table, the
Entertainment Barn with its private indoor pickleball court, the
6-person hot tub, the fire pit, and all parking. Self check-in with
smart lock. No shared spaces with other guests, no neighbours in
earshot.

I'm available by message throughout your stay and respond quickly.
Check-in details, the door code, and local recommendations are sent
a few days before arrival. I'm not on-site during your stay.

Wildlife: you may encounter deer, turkeys and seasonal insects, a
feature of ridge living, not a bug.

Connectivity: high-speed Wi-Fi throughout; cell service can vary by
carrier due to the rolling terrain.

The driveway: a gentle incline at the entrance, fully accessible for
standard vehicles; take it steady after dark.

Hot tub and sauna: please shower before using both to maintain water
quality for your group.
