- Guests are welcome to fish in the lake; however, all fishing is catch-and-release only.

Parking Details:
- 4 cars can be parked in the driveway.
- The garage is not available for guests.
- The community will provide a parking decal for guest vehicles.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

    Spacious housing in a quiet neighborhood. Very easy check in and out. Minor issues were immediately fixed by Kelly and the AvantStayTeam

    This is a nice house that needs attention from the owner and better monitoring by Vacas. We had problems with ants and silverfish, as well S getting the pool heated.

    My husband and I just returned from a month-long stay at this property. Everything about it was great: the location, the pool, the check-in process, the shower (especially the water pressure), the master bedroom mattress (extremely comfortable) and other things too numerous to mention. The house was really close to downtown Naples (7-10 minutes depending on traffic), 20 minutes from Bonita Springs and 30 minutes from Marco Island. The Vacasa staff were efficient and proactive. We already made plans to stay there next year!

    Wrong entry code supplied by email. Rang helpline & given another incorrect code. Visited listed office address and they had been gone for over a year! Starting to panic, when finally rang a local number & finally given the correct code. 2 1/2 hours after arriving we were finally in. Briarwood security had no record of us staying either! Not sure when property had been cleaned, as dead cockroach on kitchen floor. Despite being given assurances prior to booking, the property had an ant problem, they were unable to sort for the whole 2 weeks. also found 3 more cockroaches in the villa during our stay. Afraid property is poorly equipped, states sleeps 6 adults, but had just six spoons, 3 wine glasses for example. Kitchen bin was filthy, with mould inside. Despite Vrbro advert & confirmation by Vacasa, there were no working TV's in the bedrooms. Villa is not at a standard to be let out as a holiday accommodation in my opinion. It appears it is no longer on the Vrbro site. Ongoing difficulty in contacting Vacasa, waited in twice for their representative, but did not turn up at agreed time. Cooker damaged & dishwasher needs changing. The location & view the villa has is gorgeous, but such a shame it is let down by it's state. The property management company was poor and still not responding to correspondence. Such a shame as stayed in Briarwood twice before with no issues. would not stay again, or use a property managed by Vacasa

    We really enjoyed having the private heated pool and the beautiful lake front view with ducks and otters to see. It was also nice to be a two minute walk to the community Pickleball courts(2). Location was convenient to both north and south Naples activities and Publix about 2 miles away.

    My family of five stayed over Christmas break. The house was beautiful and we had plenty of room. Spent most of our time outside at the pool, watching movies and cooking out. We loved the anoles beaches and amazing sunsets. Great restaurants and shopping! We can’t wait to go back this summer!

    Few problems. Bedroom tvs were not hooked up. There also were ants at kitchen and master bath sinks. Otherwise, home was comfortable and true to images on the listing.

    On first impression, everything was perfect. There are some repairs that need to be made by the owner such as fixing the back sliders because they don't lock (we weren't happy about this) and out of 5 tv's only 3 work and there are only 5 channels even though the listing says includes cable, that is very limited. the other comments are small things. There wasn't any directions on how to use some things and upon checkout, the app had different directions than the one page directions. On the plus side, the location was excellent, the neighborhood was perfect for walking and was quiet, and we were only 10 minutes to the beach and 5th Ave. Overall, a great vacation!
