Bedroom 2 — Jack & Jill:
Features a full-size bed and Roku TV with Guest Mode, with direct access to the shared Jack & Jill bathroom.

Bedroom 3 — Private Bathroom Access:
Features a full-size bed, partial walk-in closet, Roku TV with Guest Mode, and convenient access to the second full bathroom.

Jack & Jill Bathroom:
Connects Bedrooms 1 and 2. The tub and toilet area are separated from the sink/vanity area by an interior door, allowing multiple guests to comfortably use different areas of the bathroom at the same time.

Second Full Bathroom:
Features a spacious walk-in shower and convenient access from the main living area and Bedroom 3.

Enjoy convenient access to Eldora Ski Resort for alpine skiing and snowboarding, as well as cross-country skiing and other winter activities. After a day on the mountain or Nordic trails, return to the peaceful comfort of your private foothills retreat.

Mountain Towns & Casinos:
The mountain towns of Nederland, Ward, Rollinsville, Central City, and Black Hawk are all a short drive away. Explore local shops, restaurants, scenic mountain roads, historic communities, and the casinos of Central City and Black Hawk.

Come for the skiing, hiking, the films, the scenery, or simply the chance to slow down and breathe in the mountain air. Ponderosa Pine Getaway is a peaceful foothills retreat where you can enjoy the beauty of nature while staying close to all that Boulder has to offer.
House Rules
* Check-In/Out: Check-in is anytime after 4:00 PM. Check-out is by 10:00 AM.
* Driveway & Parking: It is short and steep but paved, and please park in the two provided parking spots without blocking the garage. There is more parking on Kelly Road.
* Smoking & 420 Policy: Smoking or vaping of any kind (tobacco or cannabis) is strictly prohibited inside the suite. However, guests are welcome to vape cannabis outside on the private deck. Must be responsible no disposing of lit joint/roach over deck. Please keep all suite doors and windows closed while doing so.
* No Pets: This property maintains a strict no-pet policy.
* Quiet Hours: Observed from 10:00 PM to 7:00 AM out of respect for the owners living upstairs and the local wildlife.
* No Parties or Events: Only registered guests are allowed on the property unless approved by the host in advance.
* Wildlife Safety: You are in bear country! Please secure all trash inside the unit to avoid attracting local wildlife like bears.

Other Things to Note
* Seasonal Vehicle Requirement: The foothills experience severe snow and ice. Because our paved driveway is short and steep, an All-Wheel Drive (AWD) or 4-Wheel Drive (4WD) vehicle is strictly required for bookings during late fall, winter (including festival dates), and spring.
* Stairs & Luggage Warning: Guests must be able to navigate outdoor stairs and carry their luggage up and down steps to access the lower-level suite entrance and the deck.
* Allergy / Sensitivity Warning: Bella the cat lives upstairs indoors with the owners. While she no longer enters or occupies this lower-level guest space, pet dander may travel through shared ventilation or building structures. If you are highly sensitive or severely allergic to cats, this space may not be the right fit.
* Owner-Occupied Property: The hosts live full-time in the upper level, though they do travel a bit and may not be around. Their space is entirely separate and they won't be involved in your stay unless there is an extreme emergency. You will have total privacy, but you may hear occasional footsteps or household sounds from upstairs during the day. There are 5 outdoor cameras on the house: front door to owner’s house, garage, north side by garage back door, upper deck , lower deck monitor entry points only.
The thermostat operates, radiant heated flooring use with caution in the summer. There is no AC. Open windows and fans will keep the space comfortable in summer. You have complete access to the lower level indoor space which is all yours during your stay, it is completely private & includes private lower deck outfitted with two chairs and a side table and a dining set for four. All accessible via the flagstone stairs from the driveway.
Sorry, the hot tub is not available due to liability concerns.
