    Beautiful views and the house is maintained well maybe the exterior could have used some clean up but still a wonderful stay. We had some trouble with the internet and although they were quick to remedy the problem it’s not the best internet since it kept going in and out the entire stay. Even I mentioned a few things I would definitely visit this property again!

    Beautiful location on the river. Note that the steps going down to the patio and River can be difficult if you have knee problems. Also be careful with littles and older guests as the patio by the river does not have a railing. The home has a large downstairs are with a huge table and seating for all. Our family had a nice time.

    This was an amazing property and was perfect for our family getaway! The location on the river was fantastic and the views from the home were amazing. It is so peaceful at this house. There was plenty of room for everyone and the beds were comfortable. The two back bedrooms felt like waking up in a treehouse with the giant cypress trees outside the windows. You can even put your tubes in up river at the horseshoe and float back to the house (it took about 3 hours). We also enjoyed playing in the river on the small tube chute right in front of the house. Overall, the location in Sattler was great, in a quiet neighborhood, and we would definitely stay here again. Just be sure to bring your water toys

    Charming place in a fabulous location. The home fit our family perfectly with room to spare. The waterfall is ideal and access to the river is easy.I gave 3 stars because the house could use some TLC, gutters are so clogged the branches and leaves are piling on the roof. There were cobwebs in corners and under the island. Blown light bulbs in almost every room. Miscellaneous things left behind from previous guests under the beds and in the closet. We knocked down 3 large wasp nest because we have a special needs nephew and were afraid he would get too close to the one near the front door. More of a nuisance and nothing that ruined our trip. Please note that I did not contact the property owner about any of it, probably should have but were busy enjoying our family time.Overall we really enjoyed the property, location and ease of it all.

    Best spot on the Guadalupe, directly in front of a damn with easy access to both shallow water for wading and 3’ water for floating or kayaking. Kids road the small tube shoot created by the damn over and over. I don’t know if we enjoyed listening to the sound of the water or watching tubes unacquainted with the tube shoot attempt to navigate it.

    The location was amazing! We loved the windows overlooking the river and having river access. The beds were super comfy. We used the grill and while we had to clean it before using, it was still enjoyable on the deck. The neighborhood was very quiet. We saw deer at the house and on the river in the evenings. We took the dogs and would take them for walks in the morning. I would definitely stay here again.

    If you enjoy the sight and sound of water falls while sipping a cup of coffee this is the perfect spot. Lounge on the patio and watch people tube down the Guadalupe or float yourself right up to your own steps. The house is very spacious with everything you need.

    We are a group of mostly retired women who've gotten together annually for fourteen years-- the last six in Hill Country VRBOs. This location was by far the most beautiful. Even when the rest of Central Texas was worn plumb out by the drought and relentless heat, these surroundings stayed green and pristine, and the water was flowing strong. Note: only the bunk-bed room is downstairs, along with one bath and the other community rooms, and we found that taking the groceries around the side of the house was more convenient than using the stairs. Pros: gorgeous location, fabulous views from the house on both levels; large refrigerator, comfy beds, plenty of room for five guests, and an outside table/patio to enjoy the rushing water view and its sounds. Cons: It would have been nice to receive a message from the property representative when I booked it and when I paid in full, and to get check-in info at least the day before we left; also, there were cobwebs in corners, many of the bulbs outside did not work, bathrooms were skimpy on towels and washcloths. Nevertheless, all these little annoyances pale when one considers how enjoyable and memorable the whole place is.

    We loved this property, especially the comforting sound of the waterfall. Property is spacious and comfortable with a great patio next to the house and more hang out room by the river bank. My only request would be for handrails on the steep steps down to the river. Otherwise we loved it!

    Comfortable beds. Equipped kitchen except for Keurig coffee pot. Wish we had understood that there were stairs and only the bunkbeds were downstairs. Needed soap and cleaning supplies. Septic system worked well. Outside sitting areas were enjoyable except we all needed handrails to get to them and the river. Inside and outside areas could have been cleaner. There were too many insects. Enjoyed the living areas downstairs and the large rear windows. Very peasant stay.

    We had a wonderful family vacation. Home was clean and comfortable, backyard is amazing (we enjoyed the grill and fire pit), location on the Guadalupe was great. Water was high and cold this year. Easy drive to the horseshoe (paid parking at Mo Market on 306). We floated back to the house from the beginning of the horseshoe, which took about 3 hours.

    The location right on the river, with the sound of the waterfall is unbelievable! Probably one of the best spots on the river!! Our Annual Sister's weekend (9 of us, 47 yrs old - 69 yrs old) was a success with this house. The upstairs beds are oh, so comfortable. And plenty of beds and baths for all of us. But, there was only 1 TV in the whole house and it was Not a smart TV. You had to use their amazon fire stick, with your account to get anything!! We could have really used a broom to clean the floors. The yard company needs to blow off the concrete patio areas. There was an ant problem, but found bug spray. But, Great location and we enjoyed our stay.
