This is a 2 bedroom, 1 bathroom guest house next to (not directly jointed) the main residence, and is about 1000 sqft. All rooms & spaces on one level with a flat entrance.

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• Cancellation — Policy is upheld strictly. Extensions welcome based on availability. Shortened stays and date changes are subject to our cancellation policy. Travel insurance is strongly recommended.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.

**Additional Info About the Home**
• The home is a detached Accessory Dwelling Unit (ADU) which is a stand alone home that shares a lot with another main house, occupied by another party. We respect your privacy and will ensure minimal disruption during your stay.
• The driveway parking is shared between the two houses. You may occasionally see one or two cars parked in the driveway, but rest assured, there will be plenty of space for up to 4 or 5 cars.

**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday's pricing.
• Pet fee: Well-trained pets are welcome; We charge $50/night for your pet(s) which have already been included in your invoice if you have selected pets on your reservation.

**House Rules**
• This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

    It needed more living space a TV in the bedrooms Kitchen had no towels bedroom had no hangers. The living area was very dark no windows other than that everything was fine.

    Nice property. However there was no place to put our clothes such as a chest of drawers. There were cabinets in each closet but they were locked so I don't know if the cabinets were for storage or were supposed to be open? There was only one regular size teaspoon. I would like to suggest some cloth hand towels for the kitchen. Also the fact that there was painting and construction going on the property would have been nice to know. The furniture had to be moved to accommodate the lack of electrical outlets e.g. my laptop

    This cottage is in a beautiful area, and it's as quaint and comfortable as the photos show. Communication was great, everything worked as it should, and I have no complaints. Definitely recommend!

    Overall neat and clean home. Nice neighborhood. Well decorated. The shower curtain was not clean and smelled bad. The property manager checked if they need to send the cleaner or if could we replace the shower curtain ourselves. We did not have the time to coordinate a visit from a cleaner and let the matter go. We would come and stay here again.

    The guest house was perfect size for me. Bed was comfortable. Love seat and chairs were not comfortable at all. Could have used better supply of pots & pans. Very nice quiet and safe neighborhood.

    We needed a place to stay for a few days while our house was selling. This place was in a nice quiet neighborhood in Sammamish. It was small, but clean and had everything we needed. There were 4 of us that stayed there and since we weren’t all there during the day it worked out nicely. I would recommend to others if they needed a place to stay in the area.
