Property is beautiful, spacious and clean. Our family had a great time, especially with the game room, movie room and outdoor courts.

The ladies and i had a great time this past weekend for a 5 day 4 night ladies weekend get away. It's our 3rd time here and we love the property. Very spacious inside for all of us to hang out especially in the kitchen area where we mostly hung out. We had one small issue with one of the showers backing up with water. We made a call to the caretaker John and he was there within a hour to fix it. Also, our host Kerri was great when renting this beautiful home. Cant wait for ladies weekend 2027!

Three generations gathered here for our annual fall New England get together and it couldn't have been better. Lovely home and grounds, comfortable beds, and all the necessities for a relaxing stay. We had 2 days of rain while there, so the game room and movie theater saved the day! Loved our stay!

Our family loved our stay at this wonderful property. As it happens, the combination of single and queen bed accommodations fit us perfectly. The beds on offer are well described in the listing, so be sure you pay attention to what is offered versus your needs.The game room and the pool provided lots of fun for the family. Every member of my family voted for this property as one worth returning to.A review my wife read complained about the property being “tired.” I think that is unfair. It is true that a few things are not working properly, but in a property this size, they’re bound to be things that aren’t quite right which need to be brought to the attention of the owner/caretaker. If they don’t know, they can’t fix it. Just as an example, the exhaust fan on the stove did not work. Big deal! This is a fabulous property.Don’t miss the sum sets from the balcony!!

We had a wonderful stay at the Orchard Manor EstateThe home, grounds, pool and the amenities were perfect for our extended family of 12. We enjoyed everything the house had to offer and hope to make a return stay in the future !!

The property was beautiful, clean and a perfect respite for our family. Our granddaughters were in the pool every single day. The sunsets were magical…..we will holdbeautiful memories of this very special vacation for years to come.

Had a great time with family here. The property can use a little love and attention (ex. many locks are broken, the basketball hoops were broken, the tennis court can use some sprucing up, many lightbulbs out throughout house, no soap in some bathrooms, the pool remote control broke while we were there, two of the patio umbrellas flew out of their bases while we were by the pool, etc.), but overall a great stay and a very responsive/attentive property manager/groundskeeper who always came over right away determined to address / solve whatever issues we had. Overall an excellent house and property and location that more than satisfied our needs.

Great place for a family reunion,this was our 2nd stay here the first being 2 yrs ago and was just as clean and great as ever, plenty for the kids to do,never board ,enjoyed the heated pool and jacuzzi .. we hope to stay again in a couple years

Wonderful multigenerational property

Amazing home. We enjoyed a perfect 5 days with daughter and family from California and Washington. We had a bbq with family and friends mid stay. The home had everything you could want. Definitely looking forward to another stay in 2025!

Just finished my stay here at this amazing property and we were not disappointed. 7 of us stayed here for our annual golf trip around New England and we loved every minute of it. I was a little skeptical prior to the trip because of past experiences as I know pictures can be deceiving. This one was just as advertised. The place was very private and very clean. The theatre and outdoor patio/pool area were a big hit for us. When we weren’t golfing we were in one of these two spaces. The amount of privacy, the pool, the theatre, and tennis/ basketball has everything you could need for a guys trip. I highly recommend this place and would love to stay there again. 5 stars

Our family of nine had a great time using the pool, hot tub, tennis court, outdoor fireplace, game room and movie theater. There was something for everyone. The grounds were wonderful and great for taking a leisurely walk. Two thumbs up.

We visited with the whole family--grandparents, aunts, uncles, and kids. Everything was perfect and exactly as described. Everything in the house is of very high quality, from the pool and hot tub to the kitchen and game room. Highly recommended!

This is a beautiful home. However, it needs some upkeep. We visited this home in March and then again in July. Some things that were broken had not been fixed. Such as the floor heating grates (broken and dangerous for small kids) and the toilet roll holder in the master suite (that fell off the wall both in March and July). Some one broke the doors between the office and the master bedroom but it was just left for us to deal with. The game room in the basement is nice. But one of the skeeball machines was broken. Which kinda takes the fun out of competing against another peron. The pool is amazing and we had no problems with that. I expect the home to be well stocked for the amount that we pay per week. It was not well stocked. We had to purchase paper towels and toilet paper. There was no coffee or oil. Lastly, the recycle bins were full the whole time that we were there. We had no choice but to put all the garbage together and we did not have adequate storage for the trash we accumilated. That said we still had a good time being with the family.

Perfect location of privacy with the convenience of close restaurants, stores, and activities for our family gathering. Ages ranging from 76 to 8 years old. This property offered a great variety of activities onsite for both our sunny and rainy days. The kitchen was equipped to cook and feed our group of thirteen. The sleeping accommodations worked for our family. Some bedrooms required sharing a bathroom (not an issue for our family, just something to know depending upon the group). The twin beds are either in a hallway or through another bedroom, which the kids loved. We would definitely rent again as the house offered plenty of retreat areas for our large group. Thank you Kerri and John for being excellent hosts during our stay!

Our large family usually does our summer trip to the Cape. This year we decided to venture off the beaten path and holy cow am I glad we did! The photos alone do not do this home justice. They show the basics but there is so much more. The closet space in this home could easily have been used for another 6 bedrooms. All bathrooms were gorgeous and the shower pressure was better than a five star hotel. Don't bother bringing any kitchen utensils or anything for grilling. There is more than enough of everything. The beds in the upstairs rooms are queens (other than the full bed in the pink room). We had gorgeous weather so spent most of our time outside. We fully utilized the pool house covered area, lounge chairs, couch set by the fire place, rocking chairs and wooden dining table. The pool is glorious! It truly is heated (if you choose). Hot tub was great too. The pool house has a stereo system that covers the entire back of the house. You can Bluetooth to your phone and listen to whatever you choose in surround sound. Need extra refrigerator space? You've got a sub zero kitchen fridge, upstairs regular size fridge, full fridge in the pool house, mini fridges in the game room and upstairs bar area. We used them all! Having laundry upstairs and downstairs was great. John, the groundskeeper, is very responsive and addressed any issues that arose in a timely manner. We loved this home so much that we booked for 2025 before I stay was even complete.
